The whole hotel needs some maintenance and upgrades. There was too much junky stuff everywhere, including tacky Christmas decor and lights. Breakfast was lacking. Out of syrup for pancakes, no orange juice. Seen better days.

The entire property was run down. The room was lacking and cleanliness. The floors were so dirty they were sticky. There were holes in my sheets. I was staying in the Baldwin room and it smelled horribly and gave me a headache. I had to open the windows which meant that I had to sleep in a hot room. I will never stay at that place again and I would never recommend it to anybody.

1. Crammed driveway with no parking instructions 2. Keys left under a couch cushion on the porch for late check-in 3. Put in the wrong room, and no response from host about this issue 4. Rooms aren't labeled in the hallway 5. Host said she left a "green thing" to indicate the room but it was obscure and unlabeled 6. Host hung up on me before I found the room 7. Cockroach in bathroom sink upon arrival 8. Mold on bathroom ceiling (host said "it's just mold"—I showered at the beach instead) 9. Seemed like there were full-time residents, like a boarding house 10. The first day, there was a loud ruckus that sounded like screaming, thumping, running up the stairs, and a dog barking loudly 11. "Beware of dog" sign but no notice to guests of dog onsite 12. No other guests at breakfast 13. Coffee cups had dust in them 14. Self-serve juice was in a broken glass pitcher, and it looked like shards may have fallen in—no one around to notify 15. Used socks left on top of breakfast table 16. Expired health inspection permit on wall labeled 2023 17. Contacted host about all these issues and she didn't respond until I followed up the next day 18. No check out instructions 19. Someone repairing car in driveway 20. After presenting all this information, host was unwilling to discuss refund options because she thought I should have told her sooner (total time between check in and check out was only 34 hours)

This property has so much potential. I believe a plaque outside said it was a historic home built in the early 1900's, and it has many unique architectural features inside and out. It also has many numerous native plants in the backyard that would make a beautiful secluded retreat in the middle of the city, along with a pool with several custom features, including a stone waterfall. Unfortunately, the property has been neglected and is just waiting to be brought back to it's former glory. Hopefully the owners will be able to find the funds and vision for a full renovation. If it was renovated I would consider visiting again.

This a charming and beautiful old building. The individual rooms and common spaces are inviting, and sitting on the lanai with a view of Honolulu is wonderful! The owners provide a simple but filling breakfast and a coffee station and fridge near the sleeping quarters. All staff were welcoming and receptive to questions. If you’re looking for accommodation away from the Waikiki area, or near UH, this is a great choice. We would definitely stay here again!

This is an old and historic property. It is still being renovated , but was comfortable and gave an experience of an old, historic plantation home. Manoa Valley is a good location. It was nice to sit out in the morning and look at the garden and listen to the birds.

The 1919 historical home is a work in progress. Renovations are not totally complete, but the current condition is beautiful, quiet and quaint. The staff was very friendly and accommodating. I'd stay there again. When the place is filled, more organized parking would be a bonus.

We like this historical charming property with a nice garden and indoor/ outdoor sitting areas. The property is in Manoa residential area near the university. It feels like visiting relatives in Hawaii. It is not resort hotel type of experience. Lisa works so hard to get us ice water and figure out the AC for us. She is such a nice host. We will like to come back and suggest this place to others.

Beautiful BNB on the rise

The staff was super friendly, and I love that they're trying to renovate and restore this beautiful old home. My room was huge, and they had good wifi with TV access to all streaming services. However, it seemed like the room and bathroom hadn't been cleaned, and I didn't have control over the air conditioning in my room. Otherwise, beautiful spot, and I suspect will only get better!

The "cook" only knew how to cook "scrambled" eggs (which were actually chopped up fried eggs); rarely had anything but semi-dried bread to make toast for ourselves. Certainly not a breakfast you would expect at a B&B. Many seemingly permanent relatives(?) boarders(?) always hanging around. The feeling was that we were intruding on a family home. Had to ask for bottled water; when a new supply arrived it was quickly taken by the "permanent" group who lived there and we were just told that there wasn't any. Everything, inside and out, looked like it was on its last legs and that the inn was just hanging on by a thread. Really, this should NOT be listed on Expedia. A great disappointment to say the least.

The inn is a historic home. It needs lots of work. The bed was comfortable, and the breakfast was good. There was lots of noise during the night that sounded like furniture being moved around over our heads. The staff is a trio of young adults who are working on the property and hosting…hopefully they will grow into the hosting role and manage to make the repairs needed to return the property to it’s former glory.

Unique, and has its quirks. Really harkens back to what we used to think of as a B&B. Still, if you are okay not being right on the beach, or you have business with the Univ of Hawaii this is an option well worth consideration.

Poor management. They changed my reservation and downgrade my room without any notice. The check-in time is until 10pm. I showed up at 9:30 but no one was there. I got locked outside and waited for 40 minutes to check in. Totally not recommended.

Upon arrival I was suspicious of the conditions of the Inn. The outside could use some decluttering. The inside was old and dim inside. The person who checked me in walked me up 2 flights of stairs (something that should be in the notes of the hotel) showed me to a room that wouldn’t lock. They had to change the door handle. The rooms air conditioning didn’t work. It was in the low 90’s that afternoon. I felt bad for the woman as it seems to be a family run operation by herself her children. So I decided to stay and support local business. The next morning no coffee and the “included” breakfast was late and disastrous. I had a family emergency and had to check out early and spoke to the lady who checked me in. She assured me that I would be refunded since my stay was awful and should’ve been refunded in full at the start of my stay, and its days later. Still waiting. I have text exchanges proving the experience and will be taking it up with my credit card company.
