Bugs in the beds and bathroom. One condo was very old. No air conditioning. Rooms were ready late around 3 pm. Did not provide enough towels. Receptionist was not courteous.

This is not a place for short stays, it is set up as a weekly rental with a large cleaning fee. We had to pay the cleaning fee and we were only there one night. I wish Orbitz had made that clear up front. I tried to get the fee refunded by Orbitz but they wouldn't do it. The room was fine, the bed was comfortable and we had a nice partial view of the ocean or we could walk across the road to the main campus and get a terrific view. Shortly after we were in the room the overhead ceiling fan and light started going on and off like it was haunted and then when my husband turned off the light in the bathroom the glass cover fell off! Luckily he was quick enough to catch it or it would have shattered on the hard floor. We told the desk and they said they would get these things fixed

The check in was extremely quick,we were given all we needed in a few short minutes to begin our superb vacation.

Careful! when you get there you have to pay a "cleaning fee" of around $190 and they don't even clean your condo. If you want it to be clean you have to pay for it, "another extra service". There wasn't AC in the bedroom and the one in the living room wasn't very good. So it was really had inside!

The sea turtles like to hang out in the coves behind the building. Great location for downtown Kona and the local beaches. The room itself could really use some upkeep. Missing slats in the blinds, shower door that doesn’t quite close, it’s really just time for some renovations. Staff was pleasant and helpful. Overall it had a passing grade but it’s not the greatest. That said, for the price I’d totally stay there again. I’d skip the oceanfront room for the rooms with the ac unit On the mountainside.

I have stayed at KBK several times. It is a nicely kept property. It is not a plush resort and is well suited for families. It is however like slipping on an old comfortable slipper, clean and neat but nicely worn. Sort of like everywhere in Kona.. Unit 310 was in good working order and the lanai furniture was especially nice. All the ceiling fans worked really well. Pool area was nicely kept and the oceanfront grills were in beautiful working condition. 24 hour security patrol is a nice thing and the folks can usually answer questions about the area and nearby shopping and such. Friends of Bill will enjoy the every weekday 7am gatherings on the lawn of the church next door.

What I liked is the ocean view, what I didn’t like is the lack of communication about the cleaning fee and the pool was mediocre.

Loved the full kitchen and proximity to the shorelines, shops, restaurants. Was also super close to the airport and really easy to find. Really wished the office/reception hours went past 5pm. And though the place looked super clean and well kept, there were a couple of HUGE cockroaches (bigger than any I've ever seen anywhere in Hawaii) ewwww!

The location in Kona was good. Not too close yet not too far from downtown Kona. I was initially met with an unexpected $168 charge for a cleaning fee that they said was not covered by my reservation. The room was clean but outdated. The stove was difficult to operate as we had to wiggle the elements around to get the stove to heat. Very small kitchen with room for only one person. No dishwasher.

Yard (solar reliant) lighting not working and requires replacement. We stayed in Room 263 and it very dark walking from the parking lot to the stairs. The bed mattress is uncomfortable resulting in back aches each morning. Our stay was from 2/15-2/17/19. Dead bolt door lock not easy to operate. Wall has scuff marks behind the chair/ottoman combo. Window opener (street side) is dangling off its hinges. Kitchenbath section needs painting. Ceiling height insufficient for a fan, especially for a guest who is tall!

Being right near the beach with a grassy area, rocky shores which included a turtle coming up one time and seeing/hearing the pounding waves from our condo.

Although the room was clean, it was very outdated and needs some improvements. The shower trickled and barely got warm even after requestiing someone to look at it. The bed was way too soft and spongy, I think because it’s old and the pillows were pancakes. It’s a couple miles south of Kona, so you have to drive to everything, but that’s to be expected. The good news was the kitchen was well stocked and all the appliances worked. The parking was covered and easy to access. But the best part was the Lanai and the view. We had an ocean view room and it was right on the beach. It was absolutely amazing!! That view and the little beach made the stay very worthwhile. If they could make some updates including the bed, I would stay here again. Otherwise the view probably isn’t a good trade off for sleep.

The overall impression is good for that price. No maid service. Haven't seen any sects inside. kitchen has a lot of useful things. The thing I didn't like: the emergency phone number they have for guests arriving after 5 pm was not in service. The road noise didn't bother since AC was much louder. And yes, their beds are very soft and really painfull for my back...

My wife and I stayed at Partial Ocean View for 10 nights. Overall, our experience was fair. Our room had ocean view across Alii Drive. Unfortunately, it was a little bit noisy due to traffic. We had to close all windows to mitigate the noise. Good thing was our room had AC. We also had an issue with the mattress of main bedroom. It was extremely too soft for us and we could not sleep well. Laundry was outside of the room and only one washing machine was working, although there were four dryers. Staff were very friendly and helpful. That's probably only the one I could think of as positive.

SCAM alert! You'll pay $100+ more than the advertised price. There are huge hidden fees which can only be found by clicking "More Info." This is not a hotel, it is what seems to be a bunch of condos or timeshares that are being managed by one company. We stayed 4 nights and were surprised by an additional charge of $140 for cleaning and for "destination fee" whatever that is. The room was the quality of, well, a poorly kept apartment. The "partial ocean view" meant we were across the street and could see some ocean between two buildings. The place was okay but not as clean as you'd expect when they're charging a huge cleaning bill between each guest - it was Motel 6 clean, not terrible, but far from spotless. They're not over-investing in their cleaning; they're just overcharging. It's gouging, plain and simple. Decent kitchen, dated but usable, no dishwasher but otherwise complete. The AC worked but not very well. Maintenance was lackluster in general; everything was basically in rough but working condition. A fair place to stay, just be mindful: watch the hidden bills; you'll pay more than you think. It's not a romantic getaway; it's a place to crash.
