Staff is amazing!
My daughter and I had a nice 5 nights stay at the Royal Kona Resort. Our room was very clean and had partial ocean and partial mountain view. It was located above Huggo’s on the Rocks so it was a bit noisy in the evening but we got use to it. It’s in a great location within walking distance to shops, restaurants, entertainment, and the ocean. There is a $25/night parking fee but we were able to avoid that by parking along the white curb outside of the parking lot on the property grounds. We were also pleased that we were able to extend our stay until 6:00 pm on check-out day because we were taking the red eye flight home. Our overall stay was pleasant.
Our room was overrun by ants. And The roaches in the area should pay rent they’re so huge. The entire hotel needs a total fumigation!
Could not get more convenient than this property while still feeling private. Just a minutes walk to town. Lots of parking, at a daily cost. Amenities, building exteriors, and bathrooms are dated. They have renovated the rooms and are working on the exterior of the buildings. Some rooms have absolutely stunning views of the water and sunsets or sunrises. Restaurant/Bar views are also unbeatable even in town. Pool is small but adequate. Grounds are well taken care of and clean. With some updating and TLC here or there, this place could be amazing. Overall would definitely stay again because of the views, location, and staff. Shoutout to Karen who works at the pool. You rarely ever see someone so dedicated to their work and providing the best guest experience.
This property really needs basic maintenance. Room quality is inconsistent. Our first room, 411 ( Deluxe Ocean View) had plumbing issues; tub wouldn’t drain and I had water buildup to my ankles when showering-gross! And that musty smell was a dealbreaker. It was REALLY rundown and dingy. overall. Staff was kind & professional-promptly got us into a much cleaner room (723 not as close to the ocean but higher up) with working plumbing (sounds basic right?) New room was still outdated with noisy cupboards but so much brighter and cleaner. We were satisfied. We’ve stayed at the R. Kona R. before. We’ve appreciated the wonderful location, kind staff, and dining while the waves crashed up against the lava rocks. Food is good, too. It’s a shame because the lack of good maintenance really detracts from all the good things-especially if you actually spend time in your room. It just feels like the property owners are relying on the great location a bit too much these days. So, if you can get an acceptable room, it’s an acceptable bargain. Hopefully you won’t have to waste your vacation time jockeying to another room. During past stays the rooms were a bit tired but the location made up for it. But this experience has tipped the scale in favor of finding a new place to stay with updated amenities.
Love the staff! EVERYONE was exceptional. They each made us feel very important and truly happy to serve us. Truly have the Aloha spirit! Mahalo everyone for another wonderful stay! Hope to be back soon!

The Royal Kona is right in the middle of Kona and easily accessible to everything. Easy check in and check out. Great Ocean views.
Good value, great location and views, rooms could use some updating, more vegetarian food options and a grab and go breakfast option would have been nice.
