Be aware...no refunds for mandatory evacuations.
Despite VRBO stating that they expected their properties to provide refunds as a result of hurricane Helene mandatory evacuations, Cape & Coast refused. Thankfully, I did purchase trip insurance, but I'm sure that those who did not will just be out of luck.
Also, upon arrival at 7 pm, there was a gate and no one provided us with the gate code. Hungry, tired, trying to find someone who could let us in.
Otherwise a nice (abbreviated) stay.

Another Wonderful Stay at Graceland
The house was wonderful. It was near perfect upon arrival. We had no negative issues during the stay other than Tropical Storm Nicole. It was still a wonderful stay and really look forward to returning. I can't imagine anyone being disappointed with this property.

House is beautiful, perfect for us! Elevator was a plus! We all enjoyed the screened in porch and the beds are so comfortable! Appliances top notch and the sunsets are breathtaking! We are already looking at dates for a 2 week stay next year!

Best of Secluded Dunes
The beautiful home is the perfect location—last home on the beach before the State Park. It was spacious, gorgeously decorated, with comfy beds and pillows, a screen porch area that we lived in when weather allowed, and an inside open living space for cooking and playing board games that kept our family connected. The beach was not crowded, the white sand and colorful sunsets capped off just what this Midwest family needed from our vacation! I already miss the lapping of those gulf waves! Would definitely stay here again!

Seven Days Goes Fast
The house was better than advertised. The $250 equipment allowance was great. Equipment was waiting on us upon arrival. The house was very clean. Access to beach was perfect. Can’t say enough positive things about the property or rental process. Loved the technical aspects of the home. Figured out the TVs and remotes pretty quickly. The solar system demonstrates the owners commitment to the environment and the “Cape”. Have already booked for next year. Thank you so much for the use of your wonderful home.

Family Time!
Could not have asked for a more beautiful home! The kitchen was stocked with just about everything you could ask for if you like to cook. Extra frig was perfect for holding extra beverages, huge plus. Now neither ice maker was in working condition so we had to continue to buy ice for the cooler, but that was a minor thing. When we arrived the trash can was full and then we had our trash for the week as well. They sent a guy out to get the trash but he only took enough so the lid would close. I had to pick up trash everyday because of critters getting in it. Good thing we were at the end of the road cause it was an ugly mess by the end of the week when the folks before us had trash and then added ours for the week to it. The biggest issue with the location is you don't get WIFI, or at least that what we were told once we called about it. We had to go 3 miles away 4-5x a day for connections to check emails. So if you work while on vacation this is not where you want to be. Now if you just want to get away from everyone and ALL social media then this is the perfect place. They might want to add the WIFI issue to the description so you will know this before you book. I also suggest a ramp instead of all the steps to the beach to make it more handicap accessible and easier to use the pull cart to the beach. Other than the few issues we had, it is still a Beautiful Home and we made it work!

Absolutely Amazing
We loved our time at Graceland. The house is just as lovely as it looks in the pictures. We especially loved the fully stocked kitchen. The owners went above and beyond with all of the little touches they added around the house. We had to contact the property management a couple of times and they responded quickly and followed up to make sure everything was resolved. The only thing I will mention is that the listing says the house has wifi but it barely works. We couldn't get more than two phones connected and and once we did it made the apps on the TV, like Netflix, unusable. We were planning on staying in the house and working remotely but had to leave after a week to go back to work. The internet provider came out to the house once but said the package provided is only 4MB so you might as well not have internet. Everything else about the house is nice but I thought it was worth mentioning. Overall, I can't say enough good things about the house and the management company.

Beautiful House
The house was beautiful! It was very clean and had everything we needed. The kitchen was stocked very well with good quality items. We cooked every meal and we didn't have any problem not having what we needed to prepare the meal.
The house was clean and the layout was perfect. Rooms were spacious and beds were very comfortable. (pillows were a bit hard). There were games and puzzles for the kids when the got tired in the evenings.
The location couldn't have been more perfect! Just a few steps down to the water to spend the day sitting and enjoying the perfect ocean. It wasn't crowded at all with being right next to the park. There were a few "beach cars" that would park behind us and walk into the beach park area since they weren't allowed to drive into the park.
The outside of the house was perfect! Where to start? The firepit! Was awesome in the evenings (when the bugs weren't bitting) It was so nice for the adults to sit around the fire in the evenings. The swings! So fun to sit and swing and enjoy the sounds of the ocean. The outside bathroom and shower! This really was a lifesaver! We loved the bathroom on the outside ground level. It saved us from having to run in and out of the house constantly making a mess. The younger boys also used the shower out there as well. In addition, there is another shower outside as well. Along with the hose to spray off feet/legs, there is no reason to track sand into the house!
As perfect as Graceland is, there are a couple of negatives I'll share. 1) There aren't locks on any inside doors (even bathrooms). Which led to some awkward moments with kids running into rooms.
2) No blinds/curtains in bedrooms. While the sunrise was beautiful, i would rather have been able to sleep in a bit longer. Also, the house behind us had a clear view into one of the bedrooms.
3) The internet was pretty much uselsess. We got better connection using cellular than connecting to the wifi. We couldn't get the tv to really work unless we used our cellular hotspots. Small tradeoff with the seclusion of the house.
Overall, I would say this is the best property we have stayed in. I highly recommend it to anyone looking for a nice, clean, secluded spot on the ocean. Thank you for a lovely vacation!
