Newly constructed in 2019 with chic, coastal interiors, two pools, room to sleep 12, and a prime location right in the heart of Folly Beach, “Retreats on Hudson” is designed for groups who desire days filled with fun in the sun! This charming duplex is two separate homes joined by a shared entry deck, and with 6-bedrooms, 4 full baths, and 2 half baths, there's plenty of room for family and friends to spread out. In each home, you'll enjoy a light-filled great room with Smart HD TV and access to the outdoor living space, stylish kitchen appointed with everything you need to start the day with a steaming cup of coffee or cook up the island's freshest “catch of the day,” dining that seats 6, plus additional seating for 4 at the kitchen island.

Upstairs at Seagrass you will find a roomy Master Bedroom with King bed and private spa-like bath. Two additional bedrooms each offer Queen beds with a shared bath. Upstairs at Coral you will also find a spacious Master Suite with KING-sized bed and private bath, two guest bedrooms one with a king sized bed, and one with a queen sized bed that share a full bath in the hall. An additional half bath can be found on the main floor. These elevated homes feature ample off-street parking below, fenced in yards, 2 PRIVATE HEATED POOLS and 2 gas grills.

From here you're close to EVERYTHING in downtown Folly including coffee shops, surf shops, local dining favorites like the Lost Dog Café, Taco Boy or Rita's, and just a short walk to the beach!

This unique offering accommodates up to 12 people and is ideal if you are looking for luxury accommodations for your wedding party, family gatherings, multi-family beach getaway or larger groups. Offering a sense of privacy in the heart of Folly Beach, each home includes a private patio and saltwater pool, and is the perfect place to relax with family and friends. This innovative space was designed for you to open the gates between each patio and pool to enjoy a pool party with all your family and friends, or close each gate for a private pool lounge experience. You won't find an experience that offers all of this for a group of up to 12 guests anywhere else on Folly Beach!

NOTE: Retreats on Hudson - Coral/Seagrass is a FAMILY FRIENDLY house and parties are strictly prohibited. Every home in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Folly Beach. Those that violate the terms of occupancy, host events, and or parties will result in immediate loss of use. The City of Folly Beach has strict rules and regulations regarding such events and if in violation, guest will incur fine of $2,500. Retreats on Hudson - Coral/Seagrass is a NO SMOKING property. No exceptions.

Access
Each of our luxury vacation rentals is accessed by a keyless door code for ease of entry, and allows for a zero-interaction check-in/check-out process. A door code specific to each guests' stay will be provided by your Concierge on the date of your check-in. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. In addition, for properties with gate or garage access, you will be given this access code on the day of your arrival as well.

Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure with these codes. Additionally, requests can be made for your Concierge to meet you at the property upon check-in. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you'll enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.

We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).

At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.

We have temporarily adjusted our cancellation policy to allow for flexibility to help you make the right decisions regarding travel at this time. Please inquire with out team for additional details.

Folly Beach has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines.

Minimum rental age is 25.

Awesome property

Almost everything about the week was perfect. The one and only wish would be for units B and C to be connected in some way (with a door separating the units if someone only wanted to rent one side). Our 12-member family felt disconnected at times from each other having two totally separate units. But all in all. It was a lovely week in this well-stocked, well-maintained property. Thank you.

Downtown location

Property was very nice and parking was great on the property. Would have been nice to know that renting a golf cart to get to beach would be helpful. Also to have known property was located in the downtown area of bars and music until after 10 pm and really not within walking distance to the beach especially with children
