CLEANING RATES are based according to the number of people staying AND ARE NOT INCLUDED in your quote. Cleaning fees are: 1-2 guest $100; 3-4 guest $125; 5-6 guest $150; 7-8 guest $175; 9-10 guest $200 and 11 + guest a special quote is required. CLEANING FEE WILL BE CHARGED TO YOUR CREDIT CARD (with 3% fee) JUST PRIOR OR DURNING YOUR STAY, UNLESS OTHER ARRANGEMENTS ARE MADE BY YOU AND OWNER.

PET FEE: $75 for 1 pet. Second pet is additional $25.

INTERNET USAGE FEE: $15.00 per day. You will need to let me know if you DO NOT want internet and I can deduct from the rate.

EXTRA GUEST over 2 people is $25.00 pn pp. The $140.00 is base rate for 2 people pn, after 2 people the site will add the additional fee per the number of people over 2.

CELL PHONE service will be available for those who pay for internet ($15. per day), for those who do not want internet, you can get cell service 1/4 mile up the road (at the overpass) . WE DO have a land line for local calls.

FARM ANIMALS Need something different? Need Peace and Quiet? We have it. This is the "Farm House" you will see why when you look out the window and see the red barn and farm animals; mini horses and mini donkeys. We have barn cats roaming the barn and a newly build chicken condo. Unfortunately, we lost our ducks and some chickens to the wild life. We will have to "out smart" the wild life in the future.
Inside, each room is eloquently decorated in an 'old Farm House' fashion! UPSTAIRS is the Master bedroom with a king size bed, TV, electric fireplace and the master bathroom. In the master bathroom, you will find a large Jacuzzi tub, separate shower, and double vanity sinks. ALSO UPSTAIRS are two additional bedrooms and a full hall bathroom. One of the bedrooms has a queen size bed and the other bedroom has two double beds. In the middle of the two bedrooms is a large full size bathroom. All bedrooms have paddle fans.
DOWNSTAIRS is an OPEN kitchen area and dining room, two glass slider doors for optimum view of the animals and creek. A large laundry room, living room, a TV/game sitting room and a full handicap bathroom. Everyone enjoys the downstairs as the children can be in the TV/game room and adults in the living room or kitchen. Everyone is still together. Its an open concept area.
The TV/game room has French doors that can be closed off for a private bedroom with the large sofa (that makes into a queen bed) and a recliner chair. The full bathroom downstairs is in the TV/game room, it is also handicap accessible.
We are handicapped/wheelchair accessible. There is a ramp on the side of the house for a wheelchair or walker. Once on the porch there is a 4 inch threshold into the house. In the downstairs full bath room there is a walk in shower handicap rails. We also have a handicap toilet seat, if needed. The TV room has a queen size sofa bed. We removed the sofa bed mattress and replaced it with a 4.5" cool gel memory foam mattress and has waterproof mattress cover.
There is a wrap around porch on the front. Its nice to sit in the rocking chairs or porch swing to listen to nature. On the back porch you find a gas grill with a wrought iron table and chairs to enjoy the sound of the creek in the backyard and watch the animals. The back yard has a picnic table and a fire pit where you can cook marshmallows or smores.
If you like nature and enjoy the peacefulness of being in the country away from the fast city life, this house is for you! When you look out the windows you see nature at its best with trees all around, a creek surrounds the property and our mini donkeys will come to the back yard wanting you to feed them mini carrots or cut up apples. You can hear the whippoorwill early in the mornings, sometimes the owl, turkey, wood peckers, and eagles, ravens and hawks are heard or seen- Kids love it! The cabin is located on 10 acres of land. You don't have to worry about the cabin hanging off a cliff or being terrified of steep mountainous roads. There is a front and back yard for the kids to play. The house is about 2500 square feet. There are 3 TV's, 2 DVD players and a Stereo system in the cabin.
It is located about five miles from the entrance of the Smoky Mountains in beautiful Wears Valley, 10 miles from Pigeon Forge and Gatlinburg! Check out the photos for complete pictures of the house and surrounding area or email me.

This place was amazing!!! We loved every minute. House was super clean and had everything you can think of. We enjoyed walking to the barn to pet the horses and donkeys. The rooms in the home were spacious as well as the bathrooms. Kitchen area was fully stocked. The area down the mountain was so cute as well and had restaurant options within 10 mins of the cabin. Host was so quick to respond to our communication. The grounds were peaceful and beautiful with fall leaves. I wish we could have stayed another week to enjoy it more. We will be back!!

This is an outstanding place to stay in the Smokeys. Comfortable beds, excellent kitchen supplies to really cook, so spacious with places to gather and spaces to be apart. The yard was lovely and the donkeys and cats were so fun. We loved feeding them carrots and they loved being petted. We highly recommend. The host family makes you feel totally welcome!

Love, love,loved this farmhouse!! The owners are the kindest people and wonderful with communication. Having access to the donkeys and horses right outside your door was a dream. Very clean and spacious rental. We truly appreciated the location. Set out from too much hustle and bustle, but so close to wonderful stores and restaurants. Peaceful on the Farm

The farmhouse was very cute and in a quiet neighborhood. Farm animals (donkeys mainly) were friendly. We were only about 20 minutes or so from Pigeon Forge. Public pool is close by. Horseback riding within 45 minutes. Owners were awesome!

What a fabulous place!!

We absolutely loved our stay at this beautiful farmhouse! The house is located in a very quiet, peaceful setting—you can’t even see the neighbors, which made it feel like our own private retreat. The home itself is charming and spacious, perfect for our family of four. Everyone—from our four-year-old to our teenage daughter—enjoyed the property and especially loved the animals. The donkey was so much fun, and we also adored the friendly cat and horses.The outdoor fire pit was cozy and perfect for relaxing in the evenings. The house was very well-stocked and had everything we needed for a comfortable stay. We also brought our dog, and the area was great for quick runs. Despite being in a remote location, it’s still an easy drive to Gatlinburg or Pigeon Forge.It was a joy to sip coffee outside in the morning and listen to the birds singing, and to watch the fireflies in the evening. We read in a previous review that the shower water had an odor, but that issue has clearly been resolved—the water was perfectly fine during our stay.We truly enjoyed every moment and are so grateful for the opportunity to stay here. Thank you for sharing your wonderful home with us. We can’t wait to come back!Five stars all the way!

The Farmhouse

The home was clean & nicely furnished. The owner responds pretty quickly. We were disappointed in a few things: My 88 year old mom was not able to climb the stairs because her knee was locking up. Downstairs there's only 2 old & uncomfortable sleeper sofas to sleep on. Or u can pay an extra 10 for a blow up bed, which mom didn't want to use. The sleeper sofas had metal rods that stabbed her when she tried to sleep in the bed. The owner didn't have a solution. She did not offer to provide a blow up bed that would work well on top of the sleeper sofa. The one she had was a very tall blow up bed, meant to be on the floor. She didn't offer to provide a foam topper. So mom had a very hard time trying to get sleep & it was painful to sleep on it. They are the worst sofa beds in the history of sofa beds. The second disappointment is that the instructions left for us informed us that we have only two rolls of toilet paper for each bathroom that would be provided, and if we ran out, we have to buy our own toilet paper. That is a new one on me. The toilet paper provided was single ply, thin, rough toilet paper, the kind you would give a prison inmate. So cheap. We had to ask for better toilet paper and three rolls were given to us. Then we learned that they charge 15 per day for wifi. Our phones work on wifi. So we had to say yes to the highway robbery for wifi. Another 1st. We would not stay here again. Eyes were on us 24/7, it was all about the money, not the people.

Overall Nice Stay But Some Undisclosed Issues

We only stayed for two nights but enjoyed the beautiful and peaceful atmosphere. The farmhouse itself was lovely and comfortable. There were, unfortunately, a few issues that were not disclosed in the listing or communication prior to arrival: the water pressure was very low (owner says she addressed this after we left); owner startled us one morning in the backyard by popping up unannounced while we were having coffee and relaxing (they then proceeded to cut grass and weedeat—when we walked outside to leave for the day we just told them it was no bother bc at that point, our morning was already distrurbed); they did not setup the downstairs foldout bed and air mattress as promised (and for which we paid) for my mom who is using a wheelchair (thankfully, we brought our own air mattress as a backup); the fence which fully encloses the yard was damaged by the floods last year and the donkeys do not/ cannot come by the backyard area as mentioned in the property description. If you want to see them, you must walk up to the barn area. These are all relatively minor issues but should have been disclosed/ the description should have been adjusted so a more informed booking decision could be made.

Overall house was clean, they need to look into the water it had a strong smell that resembled waste water. Children enjoy the animals, along with the outdoors. Would stay again if water issues are resolved.
