Right on the beach. Great view. Close to strip, food, and grocery. Equipped with everything.

The location of the resort is decent as is the view. It is an older place, but the building itself has been kept up pretty well. Beware that the condos are individually owned and the maintenance/updating is up to the owners. The room we stayed in (1004) had an issue with the a/c. The room would normally be 72-75 and very humid. The dryer is not vented to the outside so when it's running it gets extremely hot in the condo (the a/c can't keep up.) The balcony door was hard to open and made a howling noise when it was windy. I wouldn't recommend it for any reason other than the price. If you want to go to Maui and its the only place that fits your budget then give it a try. If you can afford it, go to Kaanapali and stay somewhere newer. I wish we would have.

The Cons: This is a private residence rented out by the owners. If you stayed at the hotel before as a guest, you'll note that things like towel and linen service are not included and are (significantly) extra. No roll-away beds are available, just what's provided in the room. The AC, running at max, was weak, the owners say that is was recently replaced, but running at night could not get the place below the mid 70's. (NOTE: It may not function great, but it did get the place comfortable, there were just a few moments where ya wanted a tad more is all.) The safe is tiny, so if you have bigger than a 12" book, it might not fit. On the plus side, if you don't request services (like we didn') you don't have people coming and going while you're there. We felt safe enough just to leave out tech out in the open while we were out. One of the standalone chairs falls apart with anyone heavier than 100lbs on it (ya kinda wonder why it's there...) The beach by the hotel is "meh"- in the AM at high tide, swimmable and you can snorkel and see turtles. In the PM at low tide, visibility goes waaaay down due to wave action, and you'll have about 2' of water to get you over coral covered rocks (can scratch) We went waaay out snorkeling one AM, felt very safe. The Pros: place has a great view, was affordable and safe, and you can swim in heated pool or ocean in just steps, great nearby beaches. Sofa mattress in surprisingly great shape, best sofa I ever slept on.

Beautiful view, the condo was clean. The washer and dryer was a bonus. Perfect!

old place that needs work

Aloha Jason, Thank you for your note, we also communicated directly on your concerns regarding our studio home #1004. I am including your original concerns here as well. There are times, when guests leave a less then kind review in hopes of compensation. I would hope that not be the case here. We have a ceiling cleaning and have a team going up to evaluate the rollers on the sliding glass door. If the rollers need replacement that will be done immediately. I wish you had let us know when you were there to make it easier on yourself . We will certainly look into all the items you have mentioned and where necessary take the steps to replace or repair. And no, we have not had a review like yours so I am surprised. We have many guests whom return to our homes specifically asking for this home. It is a lovely, well-furnished home with beautiful views. I am sorry it was not to your taste. We are one of the few resorts on the Island that has central air conditioning. We replaced all of the air conditioning systems in our homes with-in the last few years. The air conditioning company provides maintenance once each quarter. Our service performed maintenance on the home the latter part of April and July 17. All is operating well. Keep in mind you are traveling to a tropical destination. Our welcome packet, which you received as it had your access instructions, specifically suggests that you keep your window treatments drawn during the day to keep some of the heat out. You are correct Jason; you did not rent a $500 home, you rented a studio home at an oceanfront resort for $151.20 per night. A spectacular price for a beautiful ocean view. Aloha Stu, Mahalo for the review. We appreciate feedback on how we can improve our guests stay. I would like to address a couple of your points. 1. Most "condo" style properties have went to a checkout clean in order to reduce the cost to our guests. We do have towel and linen exchange available to all our guests as our welcome packet indicates and would be happy to arrange that service for you. Anyone staying with at the Royal Kahana will have these extra costs include guest staying in those homes operated by other property managers Outrigger Resorts included. 2. The Air Conditioning system in our home is a new central a/c unit. From this oceanfront home, you will have sun all day unless the window treatments are drawn (which we suggest in our welcome packet) during the day. We do offer homes on the other side of the building which will be cooler. 3. I wish you would have mentioned the chair to me while staying there. I have made arrangements to have the chair removed or replaced. The current guest emailed me on the situation when they checked in. Our apology. 4. Our beach. With the beach erosion that all of Hawaii and in our case Maui is experiencing, we, currently, do not have a year around beach. We are working with the State of Hawaii, the County of Maui, and the nine properties in the Kahana Bay on a beach preservation/restoration project. We are a couple of years and a couple of million into the project. We are pursuing a solution and are very hopeful. Even without the beach, it would be hard to find a home with the oceanfront location, central air condition (not common on Maui), heated pool, and Amazing views. I look forward to welcoming you back.
