It had just opened up when we stayed here, the stay was great, the staff was friendly, super convenient location to the beach and to downtown Newport. The pool and gym were not yet open at the time of our stay so that was a bit of a disappointment.

Stayed here for a last minute trip and got an insanely great deal on Orbitz. Room was spacious and the whole place was spotless, which is important to me. All of the staff were very friendly and helpful, including the owners. Morgan made everyone feel welcome at breakfast and was an amazing cook, plus the breads are homemade. We lucked out with our room -- I was told it was the largest room (not a suite) and even included a fireplace and balcony, though I realize not all rooms do. Beech Tree Inn was in a nice, safe neighborhood with easy walking access to all Newport has to offer. This was my partner's first stay at a B&B and while initially reticent, he was perfectly comfortable.
The location of the Pelham Court Hotel was the main reason we were attracted to this hotel. It has off street parking which is great since you can walk to pretty much everything from there. The hotel staff was wonderful and pleasant to work with it. The room was beautiful and spacious. We will definitely be coming back!
