Great little boutique hotel, within walking distance of nearly all the attractions, and next to a great bar. If you've never stayed here this is what to expect. Small room, extremely clean, free wifi, great European breakfast buffet (eggs, pancake, fresh cut fruit, granola, yogurt and some interesting lunch meats and cheeses with really good coffee, and very nice staff... You stay here so you can walk to the attractions, has a decent lobby that works as a good meeting spot if you've got friends to coordinate with

place is a bit dated as some have noted... places feels a bit old, floors are creaky and warped... but to me that is what i would expect of a B&B. location is superb. all the shops and restaurants are within easy walking distance. breakfast was very good in my view. coffee was pretty good - much better than what i expected and i'm a starbucks drinker. if you want starbucks, its a mere 2 blocks away. while the eggs - somewhat bland scrambled, boiled and fried - were underwhelming as were the sausages, the rest of it made up for it. many many fresh fruits - honey dew, cantaloupe, strawberry, blueberry, cherry, plum, banana, apple, were all fresh and very well presented. several varieties of cakes, muffins and bread were there as well. i was very impressed with the sheer number of offerings in such a tiny space. the lone attendant worked very hard to keep everything refilled as they keep very little out at a time given the space limitation. afternoon tea was nice also, with some yummy pastries, granola bars, dried fruits and nuts. the room was a bit tight and dated but was clean and adequate. noise can be an issue as you can hear people on the street talking (we were in the 3rd floor corner room overlooking thames) but with the a/c running both my wife and i were fine. for what i paid, i would happily stay here again. it is not a four seasons... but it's pretty much what i would expect of a B&B. i consider the datedness all part of the charm and experience of a B&B.

This is a prime location, close to all downtown destinations including Bowen's Wharf, Brick Alley Pub, Newport blues cafe, etc... Our window did look directly into the second floor of Busker's Pub/bar. Luckily we were there in December and it wasn't at it's peak tourist time. otherwise it might have felt like the bar patrons were sharing our tiny room with us. The only real complaint was the noise level. People in the hall sound like they are in your room. And they picked up the trash at 6:30am on Sunday morning – as you can imagine this was very quiet process. (Note heavy sarcasm) Definitely not a place for kids.

The hotel and the room was not worth the money. However, the breakfast was great.

My husband and I stopped here while we were on our honeymoon. It was a very cute place to stay. The rooms were small, but we were only there for one night. The breakfast was amazing, and I was completely surprised by how much food there was and the mass variety. If I'm ever in the area again I will definitely be staying there.

My boyfriend and I wanted a to go on a weekend getaway to enjoy Newport. This quaint little hotel offered roomy accommodations and a wonderful breakfast. The hotel was just perfect for people who want convenience... Centrally located- we were walking distance to all of the night life and many wonderful restaurants.

Excellent location for vacationers or conference goers. Hotel has not been updated in a while but is very comfortable.

After two weeks traveling in the U.S. my wife and me wanted to relax the last 3 days in Newport RI before flying back from Boston to Europe, where we live. The hotel is the worse experience after 40 years of traveling around the world. Simple low level room in the 2. floor. No lift. A plank of wood was in front of the window. The air condition very noisy. The bathroom simple and small. Old and rickety furnitures and lamps. Some areas not clean. No parking, only at public parking space. We paid $ 917,32 for the room including breakfast plus $ 54.00 for parking.

Room was clean. It is a "homely" type of place. The hotel was right on Thames street which is the main area to be. The only negative was that you had to park in a parking lot across the street and had to pay for that separately. Though the hotel it was at a discounted rate of $19.00 per day. Friendly staff. And no complaints. I would go back and I would recommend it to a friend so long as they weren't fussy.

For an affordable room right in the middle of downtown Newport, this hotel can't be beaten. It's a historic hotel so don't expect a pool, but the continental breakfast was excellent. Would've been nice to see any green features - no recycling, no CFLs, no way to turn down air conditioning, which was at full blast.

Very good experience. Great location, real close to all the shops and restaurants. However, make sure you shut your window at night and use the air conditioner as the outside gets very noisy in Newport. Breakfast was okay, kind of weird that you had to microwave your own food though, but the muffins and pastries were delicious.

The B&B was our first and we found the hotel clean, comfortable and ideally located for our trip. The staff was friendly and helpful. We stayed in one of the two double bed rooms on the second floor. It was perfect for our needs. Everything in the hotel worked and the staff/owners have gone out of their way to provide items to make your stay enjoyable and comfortable. I did notice some wear and tear in the room but chalked it up to it being the end of the season. The self serve breakfast is unbelievable!! They provide a table full of anything you could possibly want to start your day. Being located on the main drag, it was easy to stop back to drop off purchases or to grab a sweater. I would stay again.

The America's Cup Hotel is situated in the heart of Newport. It appears the building is a historic site. If the guest realizes the challenges present in an old building then the minor inconveniences will be worth the value. By minor, I mean no elevator to service the five flights of stairs. My eleven year old was disappointed by the lack of TV. He quickly over came this dilemma when I engaged him in a good card game and book. A victory for parents everywhere. The room was of typical size, meticulously clean and equipped w/ a efficient air conditioner. It was also very quiet despite being situated directly on the very busy and loud Thames St. The hotel advertises a "Continental Breakfast". It was a complete breakfast spread catering to every diet type. I challenge anyone to find this type of accommodation at a value price in Newport.

I arrived at 8:30 PM for check-in, which was obviously too late for the small staff, which seems intent on leaving by 5 PM. The location in Newport is truly excellent, which to some extent offsets the lack of an in-room TV and the fact that parking is not included. The buffet breakfast was ample, but the qulaity of the croissants substandard. I would recommend this establishment only to people who are aflluent or can write off the stay as a business expense.

America's cup Inn was just lovely. It is centrally located near restaurants and Bowen's Wharf. The staff were more than helpful and very friendly. The rooms were beautifully decorated and comfortable. The breakfast was plentiful and delicious. I would most definitely stay here again.

My husband and I stopped here while we were on our honeymoon. It was a very cute place to stay. The rooms were small, but we were only there for one night.
