Felt safe. Enjoyed the fact it was quiet no loud neighbors and was able to sleep.

Was a very nice room, beds were comfortable. On web site it said they had a continental breakfasts, but it was a full breakfast, eggs, cottage potatoes, sausage, toast, bagels, cereal, fruit! I would driffenily stay here again! Thank you for a great experience.

The doors slam and guests were noisy. Otherwise hotel will do.

First we had to wait 40 mins before we could check in because their system was down. Then they tell us they don't have the king room we paid for, gave us a smaller room and DIDN'T give us any money back for it. So we get into our double queen room and one bed is broken! Happened to be the bed in front of the TV so you know it's been used a lot. The lamp sitting next to the non-broken bed wouldn't turn on. Floors were hard wood and we couldn't sleep due to the family upstairs walking around all night. Also floors were DIRTY! After taking a shower and walking to my suitcase my feet were already filthy. The toilet was chipped and dirty. Hard to sit on. Tub wouldn't fill with water when my partner wanted a bath. The coffee maker only makes one cup of coffee and they only gave us enough coffee for one person. In a two person room! The coffee was also terrible. I don't use sugar in my coffee, just cream. Well, I ended up using all the sugar, sweetener and cream available and I still couldn't finish my one cup. I would not stay here again. I did not enjoy my night. Don't bother with this place.

Windows needed cleaning, outside screens were falling off, restroom looked very outdated. Telephone in restroom not working, shower looked old n outdated. No lobby, just a room full of nasty tables n chairs. Free breakfast, picture in Orbitz miss leading. All pictures were miss leading! Parking was ok, but lots of non welcoming people around the hotel and around the next door 7-11. All I can say was great price for what I needed, but not for leisure or business.

Mattresses were terrible. Hard to sleep with on and sinks to the middle

This hotel was cheaper for a reason. You can definitely tell that this hotel gets a lot of use. The door mechanism was loose, the bathroom was worn and dingy, mattress was comfortable but thin if you sat on it (you could feel the board in the box spring) and last but not least the other occupants in the hotel. 6am and a ghetto cat fight in the room across the hall. It spilled out into the hallway with lots of telling and profanities. Another guy was sitting in the corner of the entry way staring at the ground. Seemed to be something wrong with him. The hotel served it's purpose but just realize that you get what you pay for.

Nothibg really good... There is plenty of better options at the same price range

Walking distance to college and restaurants. You'll also receive 20% off at the restaurants when you show your room key.

been staying in Fresno for weeks at a time. university square is affordable, clean, quiet, and has a decent breakfast.

rooms are spacious clean and quiet, AND at a value price, plus a decent breakfast.

Large room - good Plenty of parking - good Close to university - good Constantly LOUD - BAD Room phone rang 2x in middle of night (1230pm & 445am) - BAD "Breakfast" was a sad showing...not even coffee - BAD Booked it to have a good night of rest and a bite to eat before a conference...FAIL. Would have expected this experience from a $39.99 motel.

Very nice hotel with only one bad thing, paper thin ceiling, so do yourself a favor and go to the last floor.

We were greeted in our room with a smashed and bloody german cockroach on the wall. Five minutes later we had to kill one ourselves in the bathroom. Having dealt with german cockroaches in the past, I know that seeing two means there are many many more around. One of the bedskirts was also streaked with what looked like blood. We chose this hotel because it had a higher rating than others for the price, but the rating was not at all indicative of the rundown nature of this hotel. We also had bikes that needed safe keeping. A note by the front desk stated bikes were not allowed in the rooms and a 'safe bike storage area' was available and we needed to request it at the front desk. Upon requesting this, we were met with a blank stare and the front desk attendant saying she was unsure where the bike storage was, but pointed us to look for ourselves in a couple locations. We were unable to find the bike storage and wasted fifteen minutes looking for it around the grounds.

Larger room with space to move for our family of 4.

We opened door of our room to find out..someones stuff inside. He accidentally gave out someones room when its still ouccipied. Fortune they are not inside... If not they would have been terrified. Very old rooms and it smells like old dumped storage room.

The rooms are spacious and comfortable. There is a nice pool and hot tub.

I had a double queen room. One bed sheet set wasn't even clean, with crusty dirt and yellow stains on them. If half of my room was unusable, then they should refund me half the fee, not just post a standard statement saying they'll work hard to correct the problem. That's unacceptable. stairway floors hadn't been vacuumed in a good while, they were very dirty. In-room floors were only so-so. Countertops and drawers had not been wiped down. This is only a 2 star hotel.

The place is a dump! I saw all the good reviews and went for it...BAD MOVE! I have pictures of the dead and living roaches in the bathtub and floors. The was hair of all kinds (pubic, head, body, etc) in the sheets, towels, and pillows. There were stains on the sheets, walls, and towels. Meth heads hung out by the pool, as well as people getting stone drunk. I didn't feel safe at all. The TV didn't work 1/2 the time. The sliding glass door to the pool area wouldn't open; then the manager came and opened it (with a screwdriver), but couldn't get to properly lock! The wall had a rust leaking through them. The appliances were...let's just say awful! It smelt bad...it was bad! I will never stay there again! DON'T GO!

Good for the price, but there was some noise from pipes in bathroom/shower so we had to close bathroom door & place towel along jamb to reduce noise. Also small bug we killed in bathroom. Pool was nice. Breakfast was ok, but unfortunately no pancakes.
