This two-level townhouse inside the gated Villas Marlin complex sleeps up to 6 guests plus one child, with 2 bedrooms, 2 bathrooms, 3 double beds, and a sofa bed in the living room. You'll find a fully equipped kitchen, a comfortable living and dining area, and a balcony showing off the blues of the Cancun sea. The home spans several levels with stairs inside the unit and throughout the condominium, and there is no elevator - please keep this in mind if traveling with anyone who finds stairs difficult.

We use self check-in and send your codes and step-by-step directions ahead of time. Parking includes one assigned space in the complex, with free street parking and the plaza opposite for an extra car.

The location is hard to beat: you're right on the beach and a short walk from malls, supermarkets, pharmacies, restaurants, and the Hotel Zone's nightlife. Public buses run constantly along Boulevard Kukulcan, the airport is about 20 minutes away, and there's an OXXO convenience store a few minutes on foot.
Getting Around:
You can walk to most restaurants and shops, and the Boulevard Kukulcan bus reaches the entire Hotel Zone, so you won't need a car for a beach-and-dining trip. I was there primarily for what I call a Dental Vacation. CDS is a 5 minute walk. Grocery is walkable, security at condo is excellent. Police, fire, pharmacy and hospital are within the block. Great view of the ocean and beach access. Appliances and needed kitchen equipment working and complete. The only thing is that it needs some maintenance on shower head and loo downstairs, bedroom door upstairs and tighten up hinges and hooks, otherwise would give 5 stars.

Do not stay at this property. We stayed there for four days and had no hot water all those days even though we let them know since day one, toilet downstairs wouldn’t flush, and toilet upstairs would leak and we had to mop the area. They were aware of the issues and said they would come to fix it and we would wait but they did not come at the time they said they would. Also we did not feel comfortable just leaving the keys there for them to come when we weren’t there.

No hot water, poor management
The property seems to have a long-term issue with hot water. I saw the review before our departure about the property not having hot water and the bathroom toilet not flushing and reached out to the host to ensure this is fixed before our arrival. We were told it was fixed, but I arrived to the broken toilet and no hot water in either shower. We also arrived an hour after check-in to find the cleaning lady still cleaning. The apartment was not ready until an hour and a half after check-in time, and the cleaning was clearly a bit rushed. I notified the host about the hot water and toilet and they sent out two gentlement to fix it. Although they were able to fix the toilet, they didn't fix the hot water despite many attempts. The bathroom downstairs never had hot water, and the upstairs one only had boiling hot water which would turn off after two minutes. I notified the host and they continued to say to just leave it running and it will get hot, and they did not listen when I told them that was not accurate. We already wasted two mornings waiting for them to fix it and didn't want to waste any more time of our short stay. It was never resolved and I wouldn't believe them if they say it is because that's what we were told as well and there was three weeks in between our visit and the last visit where the review said the same issue. The property itself is a good location, right on the beach and with a few nice pools but it is an older unit. We requested
