Please Note: This house is situated in Windsor Cay Resort a gated community in Clermont, FL, a brand-new resort, so you may encounter nearby construction.

House Rules:
• No Parties or Events: This is a strict policy, and violations will lead to immediate reservation termination without a refund, along with an additional charge of $150 per unauthorized guest.
• No shoes in the house.
• No Smoking: Smoking is not allowed inside. Violations will incur a $300 fine.
• No Pets: Pets are not permitted. Violations will incur a $250 fine.
• No food or drinks are allowed in bedrooms.
• Terminator Salvation Arcade Game, just be cautious—the game’s guns are very expensive; if they are dropped and broken, a $500 fine will be charged per gun.
• No food or drinks are allowed in the arcade room to keep the area clean and safe.
• Please do not jump or climb on any of the games to ensure everyone’s safety and the longevity of the equipment.
• Please be advised that all items provided in the property, including hair dryers, hair irons, kitchen essentials, decor, towels, and other amenities, must remain in the home during your stay. If any items are found missing or damaged after check-out, a fine of $TBD will be charged. We appreciate your understanding and cooperation in helping us maintain the property for future guests.

The spacious layout is spread across two floors.

Guest Access:
The entire house is available for your use with keypad access.

On the ground floor, you'll find a central family room equipped with a Smart TV, fireplace, a dining area that seats 8, and additional seating for 4 at the counter, alongside a fully equipped kitchen with everything you need to prepare full meals or simply enjoy a cup of coffee or snacks. With granite countertops, stainless steel appliances, and a wide range of kitchen gadgets, mealtime becomes a pleasure and an adventure.
One of the highlights of this home is the oversized Lanai and Private Splash Pool Area. With patio seating and dinning, you can have fun and relax by the pool. For added safety, there is a Pool Safety Fence and an outdoor Half Bathroom.

There’s also a washer and dryer conveniently located on the ground floor (Ironing board and Iron are also available).

Downstairs Bedroom Configuration:
• Bedroom 1: 1 King bed - Master Suite with a full master bathroom.

Arcade Game Room: Step into our exciting arcade game room, packed with thrilling entertainment for all ages! Challenge your friends in the Walking Dead Arcade Shooting Game, where you'll fight off zombies in an action-packed experience. Show off your skills at the Hoop Fever Basketball Arcade, aiming for high scores as you sink baskets. Rev up the excitement with the Fast and Furious Drift Racing Car Arcade, where you can race against the clock or compete head-to-head. Test your reflexes with the Terminator Salvation Arcade Game, immersing yourself in an intense battle against machines (Just be cautious—the game’s guns are very expensive; if they are dropped and broken, a $500 fine will be charged per gun). Finally, enjoy a classic showdown with friends at the Air Hockey table or explore multiple adventures on our Multi Pin Pinball Arcade game. (No food or drinks are allowed in the arcade room to keep the area clean and safe. Please do not jump or climb on any of the games to ensure everyone’s safety and the longevity of the equipment). Upstairs, the bedrooms are arranged around a central movie-themed loft featuring a large screen Smart TV.

• Bedroom 2: 1 Queen bed with a full bathroom.
• Bedroom 3: 2 Twin beds (Disney room) with a full bathroom.
• Bedroom 4: 1 King bed - VIP Master Suite with a full VIP master bathroom.
• Bedroom 5: 2 Twin beds (Avengers room) with a full bathroom

Starter Supplies:
Upon arrival, you’ll find starter supplies including trash bag in kitchen trash can, dish detergent, 1 dishwashing capsule, and 1 paper towel. Each bathroom is stocked with liquid soap, liquid shampoo, liquid conditioner, and 1 toilet paper roll. Please visit a nearby supermarket for additional items you may need during your stay.

The property includes a RING doorbell (Camera Disclaimer: The home has surveillance equipment that captures outdoor audio and video footage only. There are no cameras inside the home or in the pool-lanai area)., central air conditioning, free Wi-Fi, smart TV channels and Netflix in all bedrooms.

Please be advised that every Monday from 11:00 AM to 12:00 PM, the pool maintenance company will be on the property to balance the chemical levels in the pool. During this period, the pool will be unavailable for use and may only be accessed three hours after the maintenance is completed. This service is conducted to ensure the safety and well-being of you and your guests.

Parking:
No garage parking is available. Driveway parking is accessible, with ample parking nearby within the gated community.

Trash Pickup:
Garbage collection is provided daily. Please use trash bags and place them inside the trash bind outside - front garage door.

Resort Access:
While the Windsor Cay clubhouse is still being completed, our guests will have access to the Windsor Island clubhouse (5.1 mi - 1115 Aloha Blvd, Davenport, FL 33897). Windsor Island Resort is the 4th in the "Windsor" vacation resort series and boasts bigger and better amenities than ever before! An extravagant modern clubhouse, bar and fitness center incorporating a large resort-style amazing swimming pool with lounge chairs and cabanas, with a lazy river, slides, and children's water park/splash pad to amuse the young at heart. Tiki bar and spa, and pier on the lake. There is a variety of sports amenities including basketball and sand volleyball courts. All guests must provide the full names of all adults (and anyone under 18 driving) in the group for community access.

Maximum Occupancy:
The maximum occupancy is specified in the listing. Exceeding this limit will result in immediate reservation termination and a $50/day charge for each undisclosed individual.

Online Purchase:
If the online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes as regular addresses and the package will be returned to the sender. Only UPS, DHL and FEDEX delivers them. In some resorts the packages are delivered to the clubhouse. Fees may apply. Some resorts may not accept them. Keep in mind we are not responsible for unexpected issues with your online purchases.

Extra Services (Must Be Requested 48 Hours Before Check-In):
• Pool Heating: $45 per day for the whole stay. Please inquire at least 48 hours in advance. Upon payment, the pool will be set to 85°F - 90°F. Specific temperature requests may be accommodated if no equipment issues arise. Heating may take over 24 hours, and the pool pump has safety mechanisms that may temporarily shut off in cold weather.
• Grill Rental: $100, which includes one full propane tank and cleaning. Up to one week stay.

Housekeeping:
No daily housekeeping service is included in the rental rate. The property will be thoroughly cleaned and inspected before your arrival, with fresh sheets and towels provided. Mid-stay cleaning services are available upon request for an additional fee of $230 per day.

Child Care:
We offer a convenient childcare service to help families enjoy their stay. This service comes with an additional fee per hour (Prices will be provided upon request). Our trained caregivers provide a safe and engaging environment for your little ones, allowing you to relax or explore nearby attractions with peace of mind. Please inquire in advance to ensure availability during your stay.

Massage Therapy:
Indulge in relaxation with our on-site massage therapy service, available for an additional fee. Prices will be provided upon request for each session. Our skilled therapists offer a variety of treatments to help you unwind and rejuvenate during your stay, including couples’ massages. We recommend booking in advance to secure your preferred time and ensure a soothing experience tailored to your needs.

Check-In/Check-Out:
• Check-In: 4 PM (Early check-ins require host approval and unauthorized early arrivals will incur a $150 fee.)
• Check-Out: 11 AM (Late check-outs require host approval; unauthorized late departures within the first hour incur a $50 fee per hour. After 1 PM, a full daily rate will be charged, and eviction measures may apply.)
