We drove down to Hilton Head to attend a play at the Lean Ensemble Theater. We enjoyed the beach walk and the atmosphere at the hotel. Staff was nice but don't give anyone your cell number as they text you constantly for updates about your experience which is unnecessary and annoying.

I was disappointed about a few things: 1. I didn't eat at the hotel after the first breakfast. I assumed that continental breakfast would be included since most hotels now offer this. I was surprised when I received the bill for $18+. 2. I didn't realize that there was an up-charge to use the facilities that are offered on the website. I only sat at the pool and used the coffee maker. The weather wasn't that warm so I didn't use the pool to swim in. But $20+ per day I thought was a bit much.

2 downsides, one being comforter in between duvet cover was dirty, second food and drinks are a bit pricey. Menu needs a few more choices..

Great location, nice ocean view room. The food was so much better than I expected. Not a 5 star hotel but for the location, food/drinks, band, an excellent value in Hilton Head.

First they add a $19 resort fee, the room was dirty and the hotel just seemed not very clean. My deadbolt lock didnt work on the door, I thought my bathroom was barley cleaned by housekeeping. Also there is no free breakfast like a lot of other hotels...

Hotel was very nice and welcoming. The room needed some updating. Moldy around the shower and toilet areas, but that was probably due to the humidity and close proximity to the beach. The maid service could have been better. Did not clean the room and left trash and used towels in bathroom.

Requested "ocean view" and was told by the hotel staff it's a 45 degree angle of view, from the 2nd floor even # rooms a view is NOT possible, no matter what the staff say or are told to say by their management

Starting with the positives--this hotel is in an ideal location, right on the beach, and walking distance from lots of shops and restaurants. Decorations were beachy and cute. Also offers free parking and wifi, a pool, ping pong and volleyball courts, a restaurant, and a beach bar. Service around the pool was great as well. As for the negatives--there is a $20-something surcharge on top of the already high nightly room rate. The hotel itself looks really nicely renovated in the online photos, but in person it was clear that renovations were primarily cosmetic. Hallway ceilings were low, carpets looked old and worn, and everything smelled like mildew. In the actual room, the drywall was warped in a number of places, there was rust on several spots in the bathroom, and the bathroom tile grout was moldy. The pool was too warm to be pool water and appeared cloudy, as if the filters weren't working properly. Difficult to find pool chairs as well. There are signs at the pool forbidding outside food and coolers, but since we saw people bringing in drinks in thermoses, we assumed drinks not in coolers were ok. (You want people in 90-degree heat to be hydrated, right? Apparently not.) We were scolded by a server for bringing our own drinks but others who'd brought their Yeti thermoses were not. At $250 a night I expected either clearer signage or more understanding staff. It was also pretty inconvenient that you have to use your room key to get into the pool area from the hotel and fr

Lived in kids suite on first floor. First room was in front of technical room (#119) and it was impossible to sleepdue to noise. We asked to change rooms and got a room closer to the bar and loud music every night. Not to mention that the hotel is next to the public access to the beach so hordes of people are passing by all the time and the beach is packed. Fod at the restaurant is terrible! For a second week we are stsying in the Omni Head hotel - completely different experience!

The remodel was not that great, the walls were white with big stencil painted room numbers, kind of reminded me of what a prison cell block would be. the pillows on the bed were very soft but the beds were rock hard. Not many rooms have an ocean view due to the layout of the hotel. The desk lamps did not work and there was no built in lighting to flip a switch on when entering the room. the only light that worked was a standing lamp at the opposite end of the room where the window and ac was. The wait staff at the Tikihut has a little rude. it was a little crowded but the server acted as if it was each individuals fault she was so busy, never checked in and only came to the table twice in an hour that was to take our order and bring one drink each and the food. The front desk only ever had one person standing there and so check in and check out took a while and there was a line of people waiting. there were no brochures in the room or a menu of options the hotel might have such as breakfast is offered or the food menu from the hotel restaurant

The hotel is undergoing some massive renovation at the moment, thus the disappointing rating. On the upside, the staff is very attentive and always pleasant - even at 2-3-4 in the morning. The site and the amenities are awesome; the location superb. I will definitely revisit when the renovation is complete.

The location really is incredible - I also love the convenience of the beach front location in the heart of the island. I am sorry to hear you were disappointed in your meal at the Porch Kitchen and Bar. We recently released a brand new dinner menu and have been receiving excellent feedback from it. I very much wish that you had the same excellent experience so many other people did. I know we can do much better in the future - I hope we will have the opportunity to welcome you back for an even better return visit!

The daily resort fee covers WiFi internet, on-site self parking, lounge chairs at the pool and guest-only beach area, and more. Typically, resorts charge nominal fees for these amenities. For convenience, we have wrapped all of these amenities up into one daily resort fee so you can simply focus on relaxing and enjoying this beautiful location. While I would have preferred you to have a 5-star experience, I am grateful for the opportunity to learn from your experience. I hope we will have the opportunity to welcome you back for an even better return visit.

great location on the beach

Great location, nice ocean view room. The food was so much better than I expected. Not a 5 star hotel but for the location, food/drinks, band, an excellent value in Hilton Head.

I am disheartened to read that your experience at the Beach House was so discordant with the positive and memorable oceanfront stays of our guests. The description of your room is certainly out of line with our standards, and I am very sorry that it compromised your time here. As you mentioned, we do have a $19 per night resort fee. Each oceanfront resort on the island has one, and ours is the most competitive and covers a range of amenities including wi-fi, 24-hour business and fitness center access, parking, and other unique services. While breakfast is not included in the rate, we do have a buffet or an extensive Lowcountry menu from which our guests can order a la carte. The Porch is continually rated one of the best restaurants on the island, and despite the non-inclusive cost, I do hope you enjoyed your culinary experience at the restaurant. Again, I am sorry to read that your experience at the Beach House was not a positive one.
