Rooms are spacious, but everything is outdated or broken. The only available electrical outlets to charge your devices can be found in the kitchen and bathroom.

Probably the best non-luxury class hotel I've ever seen.

Would probably be a very good location for a family of three. No food service available at this time of the year. I would not recommend to everyone.

This is a clean hotel with nice rooms. Some of the rooms have nice views of the water. One can easily stay at the hotel all day during the Summer months. One needs to drive or take a quick taxi to town. The only major negative is that my pillow case had blood stains on it.

I had a great experience. Clean and spacious room. Provided a fridge, coffee machine, iron, sink, dishes and cutlery. Stayed in a studio in the main building it was GREAT! highly recommended. $2 bus takes you into town and a $7 cab brings you back if you are out late ;)

It's cheap & ordinary but I would have preferred a normal bed rather than one that's hidden in the wall. It's probably perfect for someone who is spending the whole day at the beach & only sleeping at the hotel.

When I arrived with my 3 other guests, check-in took a little longer than expected. The girl at the front desk was slightly disgruntled that she was sitting on the wrong side of the office that day. Otherwise, check-in was thorough, complete with maps, discount card for nearby restaurants/stores, and other info. The room was larger than expected for a studio with pullout couch and murphy bed, which was SO comfortable for what it is. There was a new indoor jacuzzi and close walk to the beach. I would definitely stay here again.

We found this hotel to be clean and convenient for a good price. We'd go back.

Staff was very unhelpful/apathetic. Beds fold down from the wall. Find somewhere else.

We went to Cape Cod for a weekend and were positively surprised. The room was very spacious and clean, we had a nice balcony with a view over the ocean and nearby Provincetown and it was very quiet. The resort has many amenities, for example a tennis court, which can be used with no additional fee. We went there by bike, and Provincetown is only a short bike ride away. The only negative point are the check-in and check-out times. We would have liked to have a late check-out (the regular time is 10 am, check-in only after 4 pm), which was not possible.

It was our first experience to Provincetown. If you're looking for motel-ish options as a price saving factor, this place was surprisingly good, for being only a few minutes from the walkable sections of Provincetown. My overall rating is based on the niche of location and hotel type.

The proximity and access to the bayside beach and views of the waterfront and Provincetown (at least from my room) are excellent. A very large and clean outdoor pool is perfect for lap swimming at hours when not many children are using it. Did not try the indoor pool. The only negative aspect to my stay was the resort allowing some guests to run a very loud karaoke session at the outdoor poolside one afternoon, which was impossible to block out, even with my door closed.

My wife decided to run away to Provincetown for a weekend. It is a great place to go to> I picked Sandcastle because it was one of the few places available. Our unit was recently redone and pretty clean. There are a lot of families that go there. No problem with that. The unit had a Murphy bed but it was comfortable. No air conditioning but it was cool. The place is VERY noisy. The walls are very thin and the adults that stay there make LOTS of noise and have no respect for their fellow guests. If you think you can put up with noise at ALL hours of the night and early morning then go there. If not, find another place. We will NOT return.

The hotel room we first received did not have AC. After several conversations the clerk reluctantly finally gave us a room with air conditioning. When we got our new room it turned out to be a smoking room, but the clerk argued that it was 100% non-smoking facility, despite the fact the room had a clean ash tray and had years of musky smoke smell and discolored walls. The hotel and [...]refused to correct the problem. I will never use [...]or the hotel again.
