Been going there 25 yrs plus probably stayed in each unit at one point. Never ever had any bad experiences. Joyce and staff are beyond outstanding I would and have recommended to plenty of other families. Will continue my vacations there

Our room (115 courtyard 1st floor) was beyond filthy, so dirty that the toilet seat had brown dirty poop stuck to the hinges that you could tell had never been cleaned, urine stains on the seat. There were dead bugs in the kitchen, a chunk of long blonde hair stuck to the outside of the microwave with what I hope was old pancake batter. The room had coke splatters on the floor. One night my daughter dropped the remote under the bed, so I went with a flashlight to get it...oh my, there was an inch of thick dust completely covering under the bed. We arrived at night, later after check in and after all the staff had gone home so we had no where to go on the island and no one to complain to. We had taken Clorox wipes and were able to clean. There was no broom and the vacuum was covered in cobwebs. The chairs were all stained. The outside patio had black gunk all over them. The grounds were never taken care of, we would throw away our large kitchen garbage bags in the same trash bin every night and the bag from the night before was still there. No one changed or emptied the bin during our 4 day stay! All the public tables where filthy! One by the pool had the same fork on it for 4 days. There's also a huge sign next to the air that u must keep it at 80 or they'll bill u for excess electricity. And under the rules it says that if they have to do excess cleaning they'll charge u extra!!!! The nerve!!!!! The sheets were clean and we had disinfected everything after the first night so we decided to stay, since we were home most of the day anyways. Upon check out, I spoke to the lady at the front desk and told her everything I mentioned before, and she said they had a lot of complaints and had fired the housekeeper. My issue is if u know you're having an issue, how do you not inspect the room, just by the musty odor when we opened the door, I could tell u that room had not be cleaned in forever! Unbelievable that they would give u a key to something in that condition.

It's all about the location! Your back door is the beach and Gulf of Mexico. The white sand is beautiful. Our one bedroom condo was the perfect size for the 2 of us. The kitchen had what we needed and the view was amazing. Parking for one car too.

Second year we have stayed. Different unit but about the same. Nothing fancy but has everything you need. Could use a few more towels but they exchange them as you need them. Management is not very present, could have emptied garbage cans around pool more or cleaned up a bit more. But great quiet place with friendly people who stay there yearly.

The suite we had is right on the beach. It was ok. Have stayed better places in Holmes Beach. There are insufficient outlets. Can't plug in coffee pot, toaster, and microwave at same time. We arrived on memorial day. Suite had only 4 towels, beds were very uncomfortable, pillows so thin 4 of them wouldn't equal 1good one. No extra toilet paper (roll that was left was almost gone). Went and bought some. Sliding glass doors were filthy. Wouldn't stay again.

Poor customer service. Property is not maintained. Roof has major damage. Filthy room. Tub and tiles, toilette, floors, sliding glass doors, ceiling fans and air vents clearly haven't been cleaned in months. A/C pre-set therefore bedroom is extremely warm. Couldn't sleep! You'll pass out from the heat if you use the blow dryer. Beware if you suffer from allergies, asthma and high blood pressure. Pool area is very noisy; parties late in the evening. You'll need household cleaning products. Make sure you request to see current pics of the property. Rental fee of $255/night is a rip off!!

We enjoyed our time here (unit 116) even though there were a few things that bothered us. The frig was old and at first we were afraid it would not cool but it did after a few hours. You could hear it working really hard though the whole time. The floors were extremely dirty. I tried to sweep up to run a mop through there but the broom was unusable so we resorted to wearing our flip flops all the time. The tables also had a film on them that I was able to clean off. I noticed someone else complained about the units not being cleaned, so this may be the norm here I don't know. Once this was all done though we really did enjoy our stay. The beds seemed older but they were not too hard to sleep on, a little lumpy but OK. Everything else we used was OK, oven, stove, dvd (DVD door broken but it still worked), etc. The place is right on the beach so that was nice too. I'll probably look around a bit before I would book here again but if I can't find another place I would book again.

We just returned from the Coconuts Beach Resort and can only say that a week was not long enough ! We stayed in a beachfront unit and absolutely loved it ! We had plenty of room in this clean, updated unit that had a balcony with fantastic views. The staff was very friendly as well. We will definitely return to this resort.

My sister and I are fun-loving seniors. We stayed in room 106, which is a one-bedroom unit right on the beach. No dunes or obstructions. Plenty of loungers outside the rooms and 2 round picnic tables with umbrellas. Bedroom had 2 queen beds. Bathroom had tub/shower combo. Full kitchen. living-dining room, screened lanai facing beach. Pool is out back door, Gulf is out the front. Great location. Plenty of restaurants nearby, although not in walking distance. We drove everywhere, but you could take the trolley and get off where you wanted. We are not walkers. The condo is a bit dated, but clean. We loved the vertical blinds in living-dining area because you could close them and still see outside. We didn't use the large pool, but it looked very nice. We had little need for any interaction with the office, except for check-in and check-out. You could pick up movies and games there, but we didn't. Nice quiet place in a terrific location! We definitely plan to return. We checked out the adjoining room 107 and that looked fine, also. We don't do stairs, so we didn't even consider the upstairs rooms, nor did we look at the poolside/courtyard rooms. We wanted to walk out of our condo and it the sand!

The only thing that saved this review was the location & Joyce at the front desk which was very nice. Other than that it was very disappointing to check in to a dirty unit. The counters in the kitchen had not been wiped down, same went for the dinning table, night stands & dressers in the rooms, fans had about 1 inch thick of dust, lamp shades also were dusty, refrigerator & freezer had not been wiped either. The floor rugs were stained & dirty - housekeeping told us the owner is cheap & doesn't replace anything. The sink was also dirty & the sponge left for us was moldy. A real shame - more pride in ownership would really make this a great place.
