As advertised, photos are accurate. Location is great. Golf cart access makes the stay so pleasurable. Park you car and don't need to use it until you leave if you dont want to. There were some maintenance items cited to property management; however nothing that impeded our stay. Management were prompt to respond and thankful for the citations.

Perfect location and amenities for family vacation

We thoroughly enjoyed our time and stay at On the Rocks. We had easy access to a beautiful beach and multiple pools, the golf cart was so helpful getting us back and forth. The house had everything we needed for meals in and the back patio was a perfect location to end the evening.

Dissatisfaction

A golf cart was advised and when we got there we were told the golf cart was not available. The location was far from everything and needed the golf cart to get around easy. Had to load up in a vehicle every time we wanted to go somewhere. I was the one who had to make all the phone calls regarding the golf cart and never heard back from anyone on it. Next time we will stay elsewhere.

Overall good stay except for golf cart issues

Overall it was an excellent stay. The condo was very nicely decorated and the furniture in the living room was comfortable as were all the beds. Kitchen is well stocked. The location to the beach was good, however the unit is close to the highway so at night you can hear the highway noise and the traffic on Sandestin Blvd if you have the windows open. There are a few things noted that could be improved upon either by maintenance of the property manager or by the owner. All of these items I sent to the Management company prior to checkout. The Management Company was responsive. 1. The owner has added an additional comfy chair and ottoman to the living room; changed out the shower curtain in the bath/tub to a sliding glass door; and changed the patio table and chairs. None of these are noted in the pictures. 2. The key to the golf cart is kept in a lock box and the code was not sent to us with the code to the door. This required a phone call to the management company upon our arrival. 3. The Golf Cart has issues as mentioned in previous reviews. The prior renters had to have it towed because it ran out of battery (told to us by a representative of the management company). Thus it would not start for us because it was still in "tow" mode with the batteries switched off (located under the second row of seats). So we didn't have use of the cart until noon the day after we checked in. Also the batteries drain very quickly in this cart and when it gets down to 50% you don't have much pick up power. I could barely get up the tunnel hill under the highway. The driver's side mirror doesn't stay in place and the battery plug in box on the cart is loose and about to fall apart. 3. The drain in the tub/shower requires one to manually hold the lever down and the tub fills with water when showering. This is very inconvenient when you are done with your shower you have to stand there bent over holding the lever down. This too was mentioned by a previous guest. 4. The dryer makes a squeaking sound and takes FOREVER to dry even a small load. I broke our washer load into two separate dryer loads and it still took over an hour plus for each dryer load to finish. 5. The patio sliding glass door and screen need some work. They are difficult to slide. Some of these are easy fixes and some probably require money (i.e. golf cart) so hopefully the owners are willing to make the necessary repairs.

Overall, the property is great! Location is unbeatable - either within walking distance or a short golf cart ride of everything! Plenty of room for our family of six. The only issue we had during our stay was that when we arrived, it appeared that the downstairs floors had not been vacuum prior to our stay. The living room rug was dirty. Sent Property Mgmt an email regarding this during our stay, but have not heard back.

The property was lovely. Located in a great area in reference to distance to the beach and the Baytowne Wharf. Property met all of our needs. The only thing I could say that was slightly disappointing was I wish the water got warmer/hotter when showering. Everything else about our stay was great. Plenty of room for everyone and again, the location was great. We love Sandestin!

Good but needs some TLC

I have been coming to this area since I was a little girl and it’s still just as beautiful and awesome as ever! Can’t beat location HOWEVER wouldnt reccomend this particular location if you have small children. The golf cart was PERFECT for traveling to and from the beach but with kids it was A LOT! The unit itself is precious! However it could really use some tlc!!! The kitchen is not fully stocked- no baking pans or trays, just 2 glass Pyrex dishes. The bottom drawer of the oven had lots of crumbs and just needs to be wiped out by cleaning staff. The grill works but could use a good cleaning. The patio area is nice however a little unkept- branches need to be trimmed, bushes trimmed (esp prickly ones), a good rinse of the patio wouldn’t hurt. Lots of lizards lol won’t hurt you but they were everywhere! :) The golf cart- it’s great! However pretty sure it could use new tires, an alignment and maybe other things- it was easy to drive but there are 2 speeds, fast or slow. We also had taken it to dinner across the street to Baytown wharf, we left the house and it was charged at 89%. Once we hit 88% it completely slowed down and within 10 mins we were going 8 mph and had drained to 69% and eventually to 54% (15mins) so we had to rush it back to the house so we wouldn’t get stranded. We kept it plugged in the whole time and it would work but that was a major issue that it was almost completely dead at 50%. Upstairs bunk room bathtub didn’t drain unless we manually held down the shower plug. Both toliet paper holders were broken/or put on incorrectly. Great couches! But pullout sofa could use a new sleeping pad. And TRASH CANS- comes with 3 small bathroom size trash cans, Need a bigger one for kitchen!! This place is darling and just needs a good cleanup and some love! Great location and good spot, probably better for a couples. Steps are also pretty steep
