Good 4 Star Hotel..everything is clean and well maintained. Although there are no Hotel Activities, Staff, Music, etc... like other nearby 5 star hotels. The ambiance here is OK for families and quiet time. Nothing outstanding about Kin Ha as we expected, but to be fair, your paying for 4 Star when you book here.

Horrible they charge 100 just for a friend who came to visit me but other than that was pecfet perfect view

I was suppose to get to get a ocean view room but when I got there I was told that I couldn't unless I paid an extra 35 per night. We didn't get all the towels needed for two people which should be standard, and the hotel staff was very rude at the front desk.

The hotel is nice and close to the beach lovely stay there I would return for More days

The hotel claims to be Villas and Suites. The staff explained to me that if you book through Expedia/Orbitz, you get a different class of room which is a small traditional room with an extra small bathroom. The price paid was a multiple of that offered on the wall listing for the place.

I could sit by the beach all day and never be bored.

Upon checking in, our room wasn't ready so they upgraded us for Free to a bigger suite on the 4th floor. Room was absolutely gorgeous with 2 balconies, a kitchenette and a spare bedroom. Hotel is a short walk away from downtown shopping and food. Only negative is one night we got back not very late probably round 1130 to our room and we were out of bottled water that our housekeeper would always leave us so we called downstairs to get some but were told everything is closed. Basically we were outta luck till morning.

We stumbled upon this hotel and wish we had spent more time there than just our one nite!!! It was a perfect place to really relax and enjoy ourselves. The ocean was so calm compared to the waves we had while we were farther up the hotel zone. Just what we needed to unwind after a jam packed vacation with friends!!! We will be back!!

overall facilities are old and restroom is too small but location is great and beach in frint of the hotel is beautiful.

When I come to Cancun, I will stay here! It is a great hotel and service.

I had a great experience staying at Beachscape Kin ha Villas & Suites. The staff were very polite, the room/pool/hotel grounds were all in good condition. No complaints (I did not pay for the all-inclusive option). There is a tourism guide stationed in the hotel lobby with millions of brochures, which helped figure out what to do. The short walk from the hotel to the pool, directly to the top-notch beach could not be beat! Lovely view if selected to stay in one of the ocean-view suites. Would highly recommend.

Low rise older style apartment that did not have all the new mod cons etc but more than made up for having the space (we were in a suite/beach view) with a fantastic balcony overlooking the pool and glimpses of the ocean through the palm trees. We really enjoyed our 6 day stay here as a great place to relax on this beautiful white sandy beach. This is a very quiet laid back hotel with a lot of families so not a place to stay if you are looking to party at the bar.

Older clean resort great location and calm water for swimming, if you want big waves stay on the other side of the seven. Great friendly staff.

this hotel was fun. we stayed there and had fun. I would recommend this hotel for anyone wanting to have fun. but also for families looking for fun. it was fun. you should go stay there, or don't its your choice.

Good place to stay. Food needs improvement and more choices. All inclusive not good enough for the money paid. However the resort is small,clean,safe.staff is very nice .pool is clean .overall good experience will go back again but not all inclusive.

Good: Beach, location, price, beach bar Bad: Service, housekeeping, food options, towels, pool. Drinks at the beach bar are cheap, go across the street to the CHEAP supermarket, legit mexican restaurant, and pizza place. All excellent options. If you can get a good deal, stay here.

I'm a very frequent traveler, and after almost 10 years of consecutive trips around the US, Mexico, caribbean and Latin America this has been my worst experience in a hotel. When my wife and I got the the room the first day, the toilet was dirty and the bathroom had hair everywhere around the counter. The white fridge had more orange than white (very bad rust/corrosion) inside and outside. The bed sheet look very worn out, old and had black stains everywhere. The phone on the room didn't work, so we had to walk again all the way up to the front desk with all our bags to let the front desk personnel knows about the situation. They didn't believe what we told them about the room until the manager of house keeping went to the room with me to look at it, she did apologize and admitted everything previously mentioned. They finally decided to change our room to a very small one that didn't had fridge or couch, but at least was clean. Every single employee of this hotel isn't friendly at all, we were asked by the beach security man to pick up the empty drink bottles that we left on the beach table and put it on the trash can (you are paying a good amount of money to relax and don't worry about thinks like this) the beach towel lady is very rude, she never great you and she literary throw the towels at you when you need a towel. Everything on this property is old and outdated, premises aren't well maintain. The only good think that I have to say about this hotel is that the beach is beautiful if you compare to the ones of others well known resorts close by. Also there is the R-1and R-2 bus stop in front of the hotel exit in case you want to move around Cancun for a very low price. I'm not going to recommend this hotel to anyone, there are a lot of options in Cancun for the same price and they really do know what Customer Service is about. I guess we learned by the bad experience

We didn't know what to expect as it was our first time in Cancun. Hotel is in a good location but the room was kind of old. There wasn't any chairs inside our room. I guess it's worth the money as we didn't pay much for it.
