Beautiful B&B. Very well appointed suites with comfortable bed. Luxurious bath robes for guest use. Wonderful happy hour with wine and great breakfast options. Only things that could use improvement: 1. Some wasp protection on porch 2. Reduce salt in baked goods and granola-WAY too salty.

W had an awesome experience - truly delicious, innovative breakfast options every morning, very nice happy hour with 5 wines to choose from and a yummy charcuterie tray. The (bonus, unexpected) baked goods were not my favorite. They had different flavored fruit water daily, spacious accommodations and amazing staff! Yes, the floors are creaky, as the building is old, but that is part of the charm! We didn't hear people's TVs or voices. Bed and breakfast feel with easy walk to downtown Asheville.

Absolutely fantastic B&B. Very clean, pleasant and pretty room. Decor was charming and not "cookie cutter" and the bathroom was newly renovated, so the property is the perfect blend of old and new. Staff was very accommodating and breakfast was excellent.

I love the quaintness of the property. The staff were charming and accommodating. Dinner on Friday night was delicious and inventive and breakfasts were varied everyday and also delicious. The amenities in the rooms facilitated an easy stay.

Welcoming staff and afternoon wine& hors d'oerves reception was delicious! We love all the common spaces- from the front porch& back porch to the gathering and dining room-- in addition to a calming bedroom space. The morning breakfast ( we chose the omelette and Down to the Roots frittata )were both exceptional with creative presentation! Looking forward to our next stay!!

This was a long Christmas weekend to celebrate someone's birthday and we recommended Princess Anne, since we had stayed once before. It is perfectly located equidistant from Grove Park Inn and Biltmore Village and downtown. Staff is the nicest, breakfasts taste wonderful and the complimentary wine and snacks in the afternoon are such a nice touch!

Can't say enough about the staff, polite, helpful and personable. If you are looking for a modern, every creature comfort hotel this is not the place. If you are looking for a older, classic and architecturally interesting 1920's building with comfortable rooms, great sitting areas and great breakfast this is the place.

Old, creaky, musty, noisy, lots of echo in hall. Sone may feel it's part of the charm. More b+b then hotel.
