The staff is polite and friendly. Though the hotels look like just remodeled , my room is really small and had bad moldy smell from its drain system from the bathroom. I could not breath without opening the windows, knowing mosquito and bug will. Luckily we only stay there for 1 night. It is the worst room we every had in my whole life so far. There is also no activity around the hotel, If I am back to Venice again, I definitely would not go anywhere other then San Marco area.

The water taxi always stops and waits at the front of the hotel. But some hotel staff even do not know this basic fact. On the check-out day morning, we booked a water taxi for 5 people at 6:00 am to the airport. The counter staff instructed us to meet with the reserved taxi in a far away place. It was raining and windy. We dragged the heavy luggage in the rain to the place and found no taxi. Finally we were back to the hotel, being totally wet, and saw the water taxi just right at the front of the hotel! We were all really angry. Some shower place in the bath room is very strange. It is as flat as the rest of the bath room floor and no curtains or any raised things on floor to contain the water from the shower. No matter how careful one is, when taking shower, the water will run every where on the whole bath room. The hotel puts 3 towels next to the shower place, and one can use them to make a "towel dam" but it does really work. We stayed for 3 nights. When the bath gel used up, the cleaning staff did hot refill them. Some room had mosquitoes which made one hard to sleep.

Dear Guest, Thank you very much to write this review. I'm glad you valued our friendly staff. I'm sorry that you found your room a litlle small but in Exedia site is well indicated the size of our Standard rooms (12 mqs.). I apologize for the smell, but as Venezia is in the middle of a lagoon and very ancient city, sometimes depending of tide, rooms can smell a little bit. Usually of guests love Dorsoduro area, because it is outside of the crowdy San Marco area, but it depends on tastes. I'm available for further information. Warmest regards, Antonio Fabiani House Manager

Dear Sir, I apologize for the delay in answering but I was investigating the fact with the taxi company. They told that sometimes, due to particular weather conditions, taxi cannot join the hotel entrance; but they pick up our guests at Salute boat stop, just 500 mts from the hotel. For the referred episode Company told me that taxi boat was waiting for the guest more than 15 minutes and tried to enter our canal, that was the reason they found it in front the hotel. I'm sorry for the inconvenience but it wasn't a fault of the Receptionist.
