My husband and I stayed at Edgewater Inn in October. Great location! Close enough to downtown Kennebunkport to walk. The front desk person was incredible helpful and welcoming. The room was comfortable and clean and beautifully decorated. The continental breakfast was simple but the food was good. We were given a phone number to call for any emergencies after 6:00pm when the staff left but felt safe and had no issues. The wifi code was also provided when we checked in and was posted in our room. Overall a great stay, and I would definitely stay here again!

This was a lovely B&B close to town. It was immaculate and very appealing. Our room was right on the bay and had a great deck with New England style comfy reclining seating. The room was beautiful and the bed and pillows were comfortable. The room was a little tight on space and the toilet is right next to the door so is a little awkward. Modern power plugs convenient to the bed were not in evidence. There was a sitting chair but no where to sit and eat or to work. The desk folks were very nice and helpful with local suggestions for eating and things to do. ***VERY not happy with the continental breakfast. You shouldn't list yourself as a B&B and have continental breakfast. Being a B&B implies hot breakfast... period!*** Not only that, there was hardly anything on it... there was only orange juice, coffee, and tea... no apple or any other kind of juice. There was yogurt and fruit but there was only one kind of cereal (Cheerios), only 2 kinds of bread... white and wheat... No pastries, muffins, bagels, croissants, rolls, English muffins, doughnuts, etc. To be fair, I think there was oatmeal and there was banana bread that was pretty good. The one good thing I can say about the breakfast is that it was available at 7:30am instead of 8:30 like some of the other B&Bs we stayed at on this trip. ***Most other past reviews of this place had HOT breakfast on them so I guess we were just ripped off.*** I would probably have come back if it weren't for the breakfast ripoff.

We stayed in the 2 bedroom suite with friends. The rooms were nice and the living room kitchen area was big enough for our stay. The people at the front desk were nice and gave us lots of ideas of places to visit during our stay.

Place changed hands a year ago and is not what others in the past had experienced. Our room, #41, was non descript. Bed was fine, shower was fine and there was storage including a closet. Unlike other B&Bs, it had no personality or distinction - the same as middle-of-the-road chain rooms. The breakfast was "continental" with nothing but a limited amount of cold items. Even the small pieces of sweets were cold. Breakfasts at Hampton Inn, Hilton Garden Inn, Fairfield Inn and Spring Hill Suites had more items. One morning the woman in charge of the breakfasts was coughing extensively and then handling the food without gloves! It was awful. We reported it to the desk and the woman was not there the next morning. There was limited parking at night because the restaurant next door, which has the same owner as the Inn, was using it. We would not go back and do not recommend it to others.

My husband and I got a chance to get away for the weekend recently and found this Inn on-line. The lnn itself is cute, clean and updated. But our room was very small. The bed took up the whole room and it was probably a full. I thought maybe a queen, my husband said no way. Bed was comfy, bathroom was nice and updated. But no amenities - shared fridge, no place to get water, etc. All of the staff were lovely and friendly and helpful. The morning breakfast buffet was limited but sufficient to start your day. Dining room was nice. The parking is super tight. One night I had to squeeze out of my car and leave a note on the cars next to me with our cell # because there was no way they could get into their vehicles in the a.m. While the property is on the water, it is essentially a little pond and where the tables and chairs are for outside seating includes a view of the back of Mabel's Lobster Claw Restaurant (which was delicious by the way) and the ice cream store next to it. But it was nice to sit out there with a glass of wine while waiting for a table at Mabel's. They did have bikes and kyaks available for use. All in all very nice. Three stars are for the price. Over $400 for a tiny room, tight parking and really little to no amenities.

The Edgewater was a fantastic choice for our quick trip to Kennebunkport. Staff was so friendly and made some great recommendations. Room 50 was perfect, I only wish we had stayed longer. Even though the main drag of Kennebunkport does get quiet later in the evening I am still glad we stayed off the beaten path slightly. We would love to return someday.

Last year I wrote a glowing review of this Inn. Sadly, our stay this year was quite a bit less impressive. The hotel was sold to the people that own Mabel's next door and that has made a huge difference. BEWARE - if the best thing you liked about this place was the incredible breakfast, that is gone. They try and talk up their continental breakfast, but it is average at best. For this price, you can find much better options. Other things that happened besides the missing breakfast. We did not like the room we were given and the person at the front desk had no authority to move us saying that they were completely booked we would have to take it up with the manager the next day. That night there were 3 (three!) cars in the parking lot including ours. It was obvious that the inn was almost empty. She also said that a room that we wanted was available the next day for the remainder of our stay. Next morning we were told that the room we wanted was booked and we could not be moved. Again that night, the room we wanted was unoccupied and the parking lot had 3 cars including ours. The next day the manager again stated the room we wanted was unavailable, and then we saw them showing it to another couple that was not checked into the hotel - although we think they booked that room for the one night. The next day while we were eating bfast alone (still empty inn) we overheard them on the phone saying the exact room we wanted was available. Holy cow, they didn't want to move us to the one room we wanted because they already had us in a room and had our money. Outrageous. When confronted, the manager gave us a 10% discount for our stay and appologized profusely. She was very nice but so what, she was not helping, just appologizing. Last night we stayed, apparently the phone lines went down and the fire alarm starting beeping indicating a problem around 11:30pm. Let it go for 10 minutes before I had to do something. Called the number on the alarm box and about 5 minutes later, the maid that stays there at night came down but was not trained in what to do. Took her another 10 minutes to find the key and get to to stop making noise. 10 minutes later, the alarms started going off again, around midnight. Again let it go for about 5 minutes this time, then got up and went to the alarm myself and disarmed it. Next morning when we checked out, we go another "I'm so sorry, seems that is all I am doing with you, appologizing." That is fine, but no offer to further discount our stay seeing how bad it was. A couple of nights near the weekend we came back from dinner before 10pm (when Mabel's closes) and had no parking spots. Once Mabel's closed parking spots opened up. New management seems to allow non-guests to park in Inn parking spots. Probably not always, but when the Inn has very few guests they probably let it go. But when parking is so limited, they should at least make sure that all guests have spots and to make sure that restaurant guests do not use them all up. Just another swing and a miss for the Inn. We will never stay here again. So many nice places, so little time for this kind of customer service.

We used Booking.com to reserve a "king room with water view". Got there and were put in a double queen with view of the street/parking. Hotel pics are a bit deceiving since it's on a main road and behind a restaurant. Lot's of noise from banging dishes. If you use Booking.com better make sure you call the property to confirm your room and its view. Only 12 rooms. Owner and staff were nice, but didn't do much to compensate for an annual vacation gone bust. Cleaning lady is awesome!! and there are several great restaurants within walking distance.

This place is perfect for some time away from the hustle and bustle! It’s a short walk to all the shops in Kennebunkport. There are plenty of places to grab a bite to eat or a drink. The owners of the inn also own the cute little restaurant right next door, Mabel’s, so don’t forget to check it out, too. The rooms were both larger and nicer than I expected. Plenty of room for a family! The continental breakfast was fresh and delicious. As we came in for the evenings, it was nice to have access to WiFi that was better than any chain hotel we have ever stayed at. The woman at the front desk was absolutely delightful. The views are gorgeous. I just can’t say enough good things about the place! Come see for yourself!!

We visited Kennebunkport after our son’s Colby College graduation, looking to relax and unwind. The Edgewater Inn was ideal. It was quiet and comfortable. The staff was welcoming and attentive. It was our second time there ( the first with the whole family), and I am certain it will not be our last.
