Welcome to the stunning Xaman Ha condo in the heart of Playa del Carmen, Mexico, where luxury meets the tranquil beauty of the Caribbean. As you step inside, the screened front door and sliding doors to the private terrace allow refreshing Caribbean breezes to waft through the space. The master bedroom promises a restful night's sleep on a pillow-top king bed, surrounded by Mexican hand-crafted bedside tables and artisan lamps. - Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches, especially during the summer months (Apr-Oct). While the local team at El Faro and the municipality do a great job in cleaning it up, it can affect your ability to enjoy the beach and the ocean, so please make yourself aware of the current state of the seaweed, as we cannot offer refunds for issues related to seaweed.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,000. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.

-The beach condition changes every day, weather and hurricanes tend to affect how wide the sand area is in our photos- sometimes the water reaches up to the deck.

-Please note that you will need to check in at the Xaman Ha front desk to get bracelets to use the pool and common areas.

Paradise in Playa

Second time staying on the property and first in the unit. Great view of the pool and sea. Well appointed unit. We already booked for next winter! Close to 5th and all the restaurants and shops but far enough away from the crowds and noise!

We loved this condo and had an easy and wonderful stay! The view is amazing, the grounds are beautiful and everyone was so helpful and nice. We loved the pool and swim up bar - Patty is so awesome and attentive. The beach was gorgeous and we were so close to everything. Seriously the best location! The only thing that did not seem to be working was the guest safe. We followed the directions and kept getting an error - seemed maybe a battery needed to be replaced. Love love love Xaman Ha and will definitely be back! :)

Perfect for a couple

Great view of the ocean, the pool and bar were great- there was always a spot to be found and the bartender was wonderful. The condo was just as it was advertised and having the washer and dryer just makes things so much nicer. The bed was very comfortable and the A/C units worked great. The location is perfect - beach was 200 yards and 5th Ave was 3 min walk- the ferry is 5 min walk. Give the place 5/5 that’s saying a lot this was our 4th trip to playa in last 14 months. We will be staying there again if it is just the wife and I. Oh and the maid service was great!

Amazing place for couple.

The location is great! Just steps from the city, but very quiet. We were lucky, there were very few people around. It's all perfect! I would add an electric kettle to the kitchen. And also couple relaxing chairs on the balcony would be really nice, the table can be much smaller which would make room for chairs. Just a suggestion.

Playa stay

Very easy Checkin. Condo was clean and comfortable. Stopped for groceries prior to Checkin. Glad we did, no coffee, sugar, coffee mate, salt, pepper, nothing. Not that a place should be stocked, but having 5 star rating, certainly wouldn’t hurt having coffee for two avail. Sufficient dinnerware, and cookware, but most dishes are chipped and very worn. There were no dish towels, so msgd property manager regarding it. Were told someone would drop some off, never received any , and stayed 7 days. Also, note in unit said drinking water will be replenished every couple days, yet empty bottle not replaced (since day two). Ran out of drinking water day 5. Maid service was every second day like stated, which was nice. Also, safe in room needs to be fastened to wall or shelf. Didn’t feel “safe” leaving our valuables in a box that could be easily carried away. It is a very nice place, looks just like the pictures.nice ppl. Quiet, excellent location, attentive staff. We will be back, but wanted to mention little things that need a little attention that unless brought up, don’t get dealt with

Great vacation spot!

The condo was as described, and the property was safe and quiet (access into the neighborhood is restricted). Both the beach and pool were very close. There were thoughtful touches to enhance our stay, like a small cooler and ice packs, and bottled water for drinking (the 5-gallon style). Recommend bringing reusable personal water bottles to fill. This condo is in a great location to experience Playa del Carmen. It is a short walk to Quinta Avenida and the ferry to Cozumel, but also the neighborhood west of Quinta Avenida is within walking distance for the WalMart and more authentic local restaurants. We would stay here again.

Great Property and Condo

Fantastic location and condo. The condo had everything we needed to cook and relax. Pool has a swim up bar that is open from 11 to 4:30 every day, serving drinks and featuring pool food and snack. Robin who works the pool bar is amazing. He made us feel like family. We’ll certainly come back again just because of Robin. Had made our stay so special. Thank you Robin.

Our stay at Xaman Ha exceeded our expectations. The grounds and pool were beautiful. The entire working staff were more than helpful and made us feel completely relaxed and at home among friends. Our condo was everything that was described and the view from the balcony was spectacular! The kitchen was equipped well enough to allow us to prepare our meals when we wanted. The apartment is as noted in the listing and stocked with lots of homeware. The pool area is lovely, while the beach was seaweed filled, there are several lounge chairs overlooking the sea which made for a great experience. Close to the tourist strip and walking distance to great restaurants. If construction is noted, as long as you are out of the apartment from 9am-5pm, it won’t impact your stay much.

The property looks as described and all amenities are there. there was a lot seaweed the week stayed so that was a bummer (it was gone and beautiful the day we left), but nothing to do with property. the pool bar and ROBIN! He makes great drinks, burgers and just enough chat. bring a Football team hat to add to the collection! I am so sorry I can't recall the concierges' name. lovely lady and SO EXTREMELY HELPFUL, WITH EVERYTHING! Just ask and she will help! good stay! Enjoy!

Xaman Ha pool beach and 5th avenue

We had to find a place last minute bc the original condo that was also at Xaman Ha had an AC issue. That condo was a family friends' condo that we had stayed at many times before. This place was great. Location is great. Swim up pool bar with a great bartender. Close to 5th avenue and close to the ferry for Cozumel. Over all great experience.

What Happened to the Beach?

Been five years since we’ve stayed here and in that time the lack of attention to the beach area is appalling. Otherwise the property is clean and our unit was very well kept as usual.

This is the first time in 25 years we have ever had money stolen. Seen safe in the closet (safe said owner''s safe) so we keep money in a back pack. One envelope with $1.000. and one with peso. Didn't realize anything was missing until Wednesday of our stay. Sunday we had helpers try to help with key computer as it was dead and couldn't get it open either. Five Star said case is closed. Will not use them again. I do not think anyone at condo stole anything but a code number was given to three people plus maids. They may have told someone else. But it's gone and we have learned a great lesson. Thank you
