Porch House W/Swim Spa/Pool &3 Big Screens To Enjoy

Mid City getaway with private "japoolzzi" swim spa pool, always the right temperature and perfect speed for your need! Fantastic front porch home, nestled in the heart of New Orleans. A traditional New Orleans neighborhood with old homes and light commerce meeting up. Breakfast, lunch and dinner on our block to boot! Convenient to the streetcar, cemeteries, French Quarter, City Park, Bayou St. John.... All the things you need, mere minutes away~~~

The space
Our home is located in the heart of the New Orleans Mid City neighborhood-- a classic New Orleans neighborhood with a combination of old homes, all kinds of local businesses and corner restaurants and bars. There's a little bit of commerce and a whole lot of character!
When you arrive you'll step up to the porch, which stretches lazily across the front of our home. The wrought iron table and chairs provide an excellent spot to sit and enjoy the view of our happy neighborhood with its quiet, but busy vibe. Relax and while away the hours, people watching and beverage sipping. Enjoy grilling and dining al fresco, or wander to the local haunts in the neighborhood.

The entire first floor of our home is yours to enjoy. Inside is spacious, with a cool mix of modern and classic furnishings and finishes. We raised our original home an entire story, and left many of the structural elements from the house raising as a part of the decor and visual history of the new first floor space. We live right upstairs, in our own separate space.

The living room has a large, comfy leather sofa and boasts a 110" drop down movie screen with a theater quality laser projector and a sound system including SONOS and B&W speakers.
The kitchen is ready to cook! We have supplied everything you might need---high end appliances, dishes and utensils, pots and pans, plus a few more things for good measure----Breville toaster oven, Ninja Ultima Blender, Keurig coffee maker, French press, pour over... We also have a standard coffee maker, if you prefer.

 Each of the two spacious  bedrooms has its own, distinct personality. Their common traits are king size beds with  memory foam toppers, loads of fluffy pillows and blankets and SONOS music players. The second bedroom has a 70" smart tv with ROKU and the larger bedroom has an 80" tv with ROKU and its own sitting area to enjoy.

There are two full bathrooms. The front bath has a deep tub for soaking and a generous shower head to wash away the cares of the day. Fluffy robes and towels! Private laundry room in the rear of the bathroom, equipped with stacked washer and dryer, iron and ironing board. There is even a wall safe in the laundry room. The larger bedroom has en suite bathroom with a rain shower head. More fluffy robes and towels!

Step out to the side porch and enjoy your private "japoolzzi" swim spa pool and lounging area. We keep it the perfect temperature for each season. Go with the flow and float away any stresses from the day or swim against the flow and burn off the delicious food you're sure to enjoy while you're here!

Whether you're coming to New Orleans to enjoy the sights, the nightlife, the history or just a quiet getaway, the Porch House is waiting for you.

IMPORTANT THINGS TO NOTE BEFORE YOU BOOK:::

*A clear understanding of expectations and good communication are keys to a great stay!
*We are no longer taking security deposits through the VRBO website and require a $1000.00 refundable security deposit the day of arrival. The deposit will be returned the day of checkout when all goes well, with rules followed, property returned in good shape and with no more than the verified guests having been on the property. Refund is solely at owner's discretion.

We accept a number payment options for the refundable security deposit. Our greatest joy is returning the security deposit to our guests at the end of their stay in our home.

*Normal cancellation rules apply.
*Prior to arrival, the full names, age and contact information of all (maximum 4) guests must be submitted.
*No parties. If there is a party, in addition to instant cancellation and eviction with no refund, there will be a penalty charge of no less than $2,500.00.
*No extra guests or visitors beyond those confirmed when booking, including family and friends, without owner's prior written consent. All others will be considered trespassing and will trigger instant cancellation and eviction with no refund and loss of deposit.
*No pets.
*No smoking or vaping of anything INSIDE. Outside only, on either porch, with doors closed.
*Check in is after 3 p.m. and check out is at 12 p.m.
*One off street parking spot is available-- let us know if you're driving and we'll give you parking instructions.  Free parking on the street.
*Porch/pool "quiet hours" 10:30pm-8am.(We are surrounded by neighbors
we want to keep happy, so that we can continue to share our home.)
*Please keep the party at the bar---our home is for relaxing and recharging.
*Commercial photography and filming is not allowed without prior approval and separate, signed location agreement with host.
