GUEST VERIFICATION Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. Guests are responsible for any damages during their stay. HOUSE RULES 1) Guest Count: Please include the correct number of guests in your booking. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day. 3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities. 4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee. 5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation.
Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.
CANCELLATIONS We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

Beds were very comfortable, we enjoyed the large refrigerator and appreciated being able to wash laundry.

Great location for convenience! Neighborhood is very mixed use but we were aware of that when we booked. The house is remodeled older home so still has quirks and character. Very clean, well stocked, comfortable beds-it worked out well for my family over a wedding weekend at a venue nearby. I had a few questions and they were promptly answered. My only suggestion would be a little more info of getting to the parking. It is in the rear from the alley. Not difficult but I didn’t see that explained on the description. Parking was safe and plenty of room. Great place! Thank you!

This house was perfect for visiting friends/family in Knoxville. Honestly, driving up to the house on Central, we were a bit nervous as there were quite a few people experiencing homelessness and had never been on this side of town. However, we felt totally safe. I was with my 3 children and husband and another family. Everything was clean. The property managers are super speedy with requests. I would definitely stay here again.

The location is perfect for a short weekend stay and is very close to the downtown area and UT. Five minutes from nice restaurants and convention center. The area was quiet even though it faces a Main Street. Enjoyed our stay!

Fast and comfortable stay!
This house worked perfectly for our quick stop between cities. We slept amazingly! Everything was clean and appeared as pictured. We ate out for most meals but the kitchen had the utensils we needed for optional meals we brought to make. We used the air mattress and found the extra bedding easily.

Beautifully renovated Craftsman home! My family and I stayed for 3 nights mid-April; we were warm and comfortable, happy to spread out in 2 bathrooms for the 4 of us, and really enjoyed congregating on the back porch despite the chilly, rainy weather. This was the perfect location to visit University of Tennessee and Knoxville. House was newly remodeled, cute, beds were comfortable and kitchen had proper amenities . Surrounding area was slightly sketchy but we never had a problem. I would recommend!!
