Quedamos muy satisfechos con la unidad (7123) de Xaman -ha, es muy cómoda y bonita, tiene una vista espectacular hacia el mar y la piscina. El anfitrion Oscar muy amable y atento, nos hicieron limpieza de basura, cocina y dotación de jabones al segundo día de instancia. Volvería a escoger a CBP para hospedarme, pasamos unas excelentes vacaciones en familia!!

Great place for family!

Wonderful overall!! Only a short walk to 5th avenue and the ferry to Cozumel. Perfect for families. The kids loved the pool, and we had enough space to all be comfortable. Getting in when we first got there was a bit difficult, probably because we all had "travel brain". The keypad to get in was dark and you need to put a palm on it to light it up and activate it.

Think twice and ask questions before booking!

Our stay was littered with problems and issues thst resulted in a partial refund.The following is the full list.1. Leaking air conditioner in master bedroom.2. Leaking air conditioner in living room that required 2 days to get fixed. On this one the emergency line never answered or responded. 3. Television in living room had a burned out pictur. Informed the owner of this early in the week. It was never replaced and could never be used.4. Television in bedroom with 2 beds did not have a power cord and was never usable. 5. Television in bedroom with a single bed was not set up for the channels and never could be used.6. Ants throughout the kitchen area.7. No tupperware in the kitchen to store uneaten cooked food.8. Pool was closed for several days due to the severe sargassum issue at our location. 9. Pool bar was never opened for use the entire week because almost no one was staying at the Xaman Ha Condimimiums due to the severe sargassum conditions.10. No access to the beach or ocean all week as it was completely covered in sargassum.11. The fact that the owner was not forthcoming with the severity of the sargassum issue at this property (said we should have asked - why would I ask about a condition like this thst I did not know about?). This was a known issue for months at this property and the owner never divulged the severity and that it might lead to beach, pool and pool bar closures (not to mention the horrendous smell).

Great place to stay

Really enjoyed our stay at this very clean, quiet, and spacious condo. Location is great for walking into Playa. Wonderful ocean view. Well equipped kitchen with filtered water provided. Comfortable beds and plenty of room for everyone!

Beautiful condo

My family and I had an amazing stay at the Xaman Ha condominiums in Playa del Carmen. The location was amazing and the ocean views were stunning! We did go in the off season and weren’t aware that the pool bar would be closed, so we were a bit dissatisfied with that. Also there was LOTS of construction going on so that would wake us up most mornings. The fridge was leaking constantly throughout our stay as well, but the host sent people to fix it twice which was nice. Also it’s important to note that this property has no elevators, so it was a struggle to bring all of our luggage in and out of the condo when it was time to check in and out. Overall it was a very pleasant stay!

Wonderful Location

The location cant be beat. Do yourself a favor and pre-arrange food delivery as hauling food to the location is tedious. But other than that, the location, beach, and view was 10/10. Every bit as clean and beautiful as described.

Xaman Ha Corner

My family has stayed at Xaman Ha Condos 5 times over the last 12 years. We have had a different unit each time but love the location. The location, check in, and communication, With 5 Star Properties was good. Similar to other times we have been there whether it was an owner or other property management company. The unit it self is on the end/ nice location. Be aware if you have people with mobility issues there are quite a few steps. Inside the unit is typical to the others- three bedrooms. Sparely furnished but with decent cookware and appliances. Master bathroom has a tub and shower curtain which we had not seen in other units. Usually they are all tile in all the units. The master shower was a little dim. Beds were all comfortable. Couches have some stains as noted from other guests. We had an issue with the AC in the master for 2 nights and they brought fans. It was working on the last night but seemed it had some sort of issue with the board of the unit- maybe on the way out. Hopefully that’s fixed. The only other downfall was the cleaning service was sub- par to every other time we have stayed. They usually come every other day and will make beds, fold towels and swap if dirty, trash in bathrooms and kitchen, recycling taken out and new dish towels plus new water jugs. We arrived Thursday and had a cleaning Saturday but did not get another cleaning until 5 PM on Tuesday. 5 star was responsive however for the cost this was disappointing.

Great place, fantastic location

Our family enjoyed a wonderful week long stay. Condo was even nicer in person than in the photos. Clean, large, comfy. And you can’t beat the location, just steps from beach and stores/restaurants. Lovely pool with bar and snacks. And thoughtful guests did NOT hold chairs at the pool with towels for hours like other places we’ve stayed. Nice, easy-going property. Miss it already!

Perfect Location & Amenities

The location of the Xaman Ha Condos is fantastic - directly on the beach, with beautiful, safe grounds, and easily walkable to the mall and other shops/restauraunts. The view from this unit is lovely. The management company was easy to converse with. We were delighted that drinking water was provided as needed. The location and price does make up for some of the negatives, but I feel that these should be shared for future renters. The condo was generally clean, but the not the cleanest vacation rental I've stayed in. For example, the floors needed to be thoroughly mopped and we found numerous insects, but this is likely the case anywhere in this area. The biggest negative is the condition of the living room furniture. The couches and pillows should all be replaced. They were stained and had experienced wear and tear. One of the front bedrooms also had a moldy smell when the door was closed and the A/C off. If these issues could be addressed, it really would be a perfect condo.

Great Stay

I almost hate to let the secret out but this condo was amazing. Perfect location, very spacious and clean. Perfect for a family of 7. We could have fit a few more if needed. Very safe location and just a 3 minute walk to town. We will be back for sure.

AMAZING

It was perfect, the beach was clean, silky white sand and turquoise bath water. The pool was incredible and refreshing. The condo was immaculate, spacious. The view was stunning. The staff were amazing and accommodating. Five Star Properties was very quick with communication. The location is absolutely amazing, perfect combination of chill and steps from 5th ave, Oxxo, amazing restaurants. Cant say enough good things about this place. We will be back!

Perfect family get away

Resort has everything you need; especially a great bartender. Grounds were nice, pool was great as well as beach access. The condo had everything. Close to 5th street with the shopping & restaurants. Front desk was awesome as well!

Wonderful stay by the sea

Except fot the seaweed and the gas smell of the boats coming in from and going out to Cozumel (which the property is not responsible for), we had a lovely stay. The view from the apartment is spectacular and we would gladly stay here again. Very well located. The cleaning service and the staff at reception are friendly and helpful. We did not find anyone at reception around 11 am just the day we had to go, when we went to the lobby to ask for someone to come pick up our luggage, we ended up having someone come a bit later, which was ok for us as we were not in a hurry since we were not leaving Playa that day.

Playa de Carmen Rest and Relaxation

We were very pleased with the property. What we did want to recommend to owners, is to provide some complimentary coffee, sugar and powdered creamer until we can get to the grocery store or prepare to bring your own. Also no condiments or aluminum foil, baggies (simple things for the kitchen). We stayed 5 nights and had one cleaning, but they did not replenish our towels.... we tried to contact the manager and never heard back from him. We asked the cleaning ladies what happened to our bathroom and kitchen towels and they said they did not have any available. Later got a message that they only replenish after 10 days of stay. Overall the condo is in a great location, beautiful beach view and stunning pool and staff. Please note that there are a lot of steps to climb.

Scenic Views of Carribean and Pool

This condo is excellently located with close proximity to the beautiful Caribbean and overlooking the beautiful pool and bar area. The swim-up pool is a delight -even for the kids who order refreshments while enjoying the poolside atmosphere. It is a short walk to 5th Avenue and all the charming sites. The condo was nice as we were able to make breakfast then walk to the beach or pool area instead of going out to eat.
