Part of the family friendly Los Arcos properties and sharing in the amenities, the adults only Casa Dona Susana is a great little hotel. Classically rustic, the rooms are just spacious enough to be comfortable. The rooftop pool is smaller but a great alternative to the beachfront and poolside of the Los Arcos if busy. There is construction next door, but only during the day as the evenings are filled with music from the restaurant on the corner. Plenty of shops and restaurants nearby and just about anything else that you might want. Thanks to Alma for keeping the room immaculate and Sergio for being extremely attentive both beach and poolside. I highly recommend.

The hotel is located on a quiet side street but just a block from the action. Every way you turn there are shops and places to eat. We wish we wouldn't have done the all inclusive because we only ate at the Los Arcos 3 meals out of 15. There are so many eating options in the area it was hard to choose. The rooftop pool was great. The pool at Los Arcos was always loud even though there were actually only a few kids. The whole area just felt loud and busy. The rooftop pool was quiet and private. Rarely were there more than 6 people up there at a time. Bring a floatie (just one of those simple rectangle ones) because that is the most relaxing way to spend the time in the pool. Yes there was construcrion in the area but it bothered us less than the busyness at Los Acros where all the loungers and chairs were 'reserved' by people who put there towels on them but were barely ever seen using them. Some staff were more friendly than others but overall they did their job. Our room was fairly small but we only slept in it so it was sufficient. We will definitely return and stay at Casa Dona Susana again!

Our third year staying here, and we continue to enjoy it. They did some renovations over the past year including a new elevator, new LED lighting, and new showers in the bathrooms. We enjoy staying here because they have a strict NO KIDS policy. Adults only! Rooftop pool is relaxing, staff is friendly, and the rooms, albeit it a bit small, are comfortable and clean. All of them have refrigerators, and a few have kitchenettes. Overall, great place just stone throw from the beach!

I've stayed at a Los Arcos property every time I've visited Puerto Vallarta and in particular at Casa Doña Susana. This is my third time staying at Casa Doña Susana and I simply love the facility. I would like to thank Elizabeth for helping and making sure my stayed was amazing yet again. She went above and beyond to accommodate my wants and needs on my last stay. If you are looking for a quite place to relax this is the place as it is an 18 and up property you can easily seat by the rooftop pool and relax. This is one of the main reasons why I stay in this property apart from location which is the middle of plenty of restaurants and stores and a block away from the beach. I'm looking forward to booking my next stay in the near future.

What a nice hotel that was not fancy but clean and classy. The staff was wonderful Especially Elizabeth who was just excellent.

Many buildings being built around the hotel . A 42 units condo building is right behind hotel ! Except Sunday , noise starts at 8 My room was 112 first floor facing entrance of hotel making my room even more noisy By bedroom had to window I could open ... I felt claustrophobic Asked a guy at reception to transfer me to a room with window and he said all rooms were the same with window opening to interior courtyard ....that was not true as room 110!had windows opening to outside The cleaning ladies are wonderful as Well as Elisabeth front s'est !

I highly recommend Casa Dona Susana and was disappointed I could not stay there on my recent trip. I got a great room/suite across the street and the service was friendly and very good as usual. I love the Casa Dona Susana for its all adult guests and the rooftop pool is amazing! I look forward to staying there next time but was disappointed and should have been notified when I booked this trip the hotel was closed.

I have stayed at this hotel many times and have always enjoyed the experience.

The staff is fantastic. The facility is pleasant and clean. The room is average - only sitting option is on the bed. Bathrooms are cramped. The roof-top pool at this adults-only boutique hotel is a gem! It is an amazing value in a good location.

This hotel is in a great location for restaurants and the beach. It has a nice pool on the rooftop which is nice and quiet because it is an adult only hotel. Rooms are clean, but small. The elevator was not working the 7 days we stayed. so we had to walk up flights of steps to our room.

Great stay in the heart of old town. Not on the beach, but a very short stroll and they provide umbrella, chair and towel.

loved my stay at this small traditional hotel with a rooftop pool and fabulous views of Puerta Vallarta. Much better here than at the sister property on the beach because this property is adult only and you have access to all the amenities of the beach property when you want them. Most guests are repeat visitors. The standard rooms are on the small side, but have king size beds and tasteful hand carved rustic furniture, bright stencilled walls, quality bed linens and pillows, light blocking blinds and shutters, a fridge, Sony flat screen tv and quiet air on with remote control. Only negative is that only windows that open look over the pleasant interior courtyard whereas windows facing the exterior are sealed shut. Deluxe rooms have balconies for a considerable premium. The hotel oozes charm with tasteful art and a massive tree in the interior courtyard that climbs four stories before exploding over the rooftop pool. Staff are extremely attentive. I would return for sure.

I stay at this hotel every year great hotel and great location

This is my first time staying at this hotel and will never stay again. I was in a room on the first floor, which is like staying in a cave. The room was small, dirty and very dark! The window faces the courtyard, which is dark and noisy. The room felt very wet and had a horrible smell. It is best to go elsewhere.

About a block and 1/2 to the beach. Many restaurants and shops nearby. Some of the street and beach vendors can be quite a bit pesky.

great place to stay!

quiet place to lay your head

I've stayed at a Los Arcos property every time I've visited Puerto Vallarta and in particular at Casa Doña Susana. This is my third time staying at Casa Doña Susana and I simply love the facility. I would like to thank Elizabeth for helping and making sure my stayed was amazing yet again. She went above and beyond to accommodate my wants and needs on my last stay. If you are looking for a quite place to relax this is the place as it is an 18 and up property you can easily seat by the rooftop pool and relax. I highly recommend Casa Dona Susana and was disappointed I could not stay there on my recent trip. I got a great room/suite across the street and the service was friendly and very good as usual.
