Steps from the Royal Mile, two (vertical) blocks from train station, this is the perfect location for sightseeing in Edinburgh.

Very friendly and helpful front desk staff. Perfect location and comfortable room and amenities. Would definitely recommend this hotel to others and would stay there again!

My daughter and I thoroughly enjoyed our stay at the Fraser Suites in Edinburgh. The staff were very helpful and courteous and the room was clean, comfortable, and well equipped. The location was superb. We were within walking distance to all the places we really wanted to see. If ever in Edinburgh again, this is the place I will stay.

Fraser Suites is a very nice hotel in a convenient location. The staff were helpful and the room was lovely. It's very close to restaurants, shopping, and the castle, but it's on a side street so it wasn't too noisy.

On a recent trip to Edinburgh I stayed at Fraser suites. It is on St Giles right off the royal mile near the cathedral of the same name. It is centrally located between the castle and the palace at Holyrood. The room was clean. The bed was spacious and comfortable. The room was very quiet. The shower was fantastic. It had a huge rain shower head and the water pressure was outstanding. There is a huge on wall tv but honestly your in Scotland why watch tv? The hotel has an a basic gym but it had a complimentary laundry room. Two washers and two dryers free of charge for their guests. When you are on the road a long time this is a nice perk. I would definitely stay at this hotel again

The first night of our stay we were in a dark, lower floor room with one window just feet from a stone wall. The room was designed for a guest in a wheelchair. The shower was a stall with a slatted wood floor and a curtain. When wet, it smelled like mold. The sink and towels were about 2 feet off the ground. We immediately asked for another room, but nothing was available until the second day. Then we were moved to a lovely room with a great bathroom and an amazing view. We were only there three nights so for 1/3 of our stay we were unhappy. Had we been in the second room from the start, this review would have been so much different. I would like to recommend this hotel, but only if you specify that you want one of the good rooms.

The Good: - Right off the Royal Mile. My room wasn't noisy at all, although I was on the top floor. - You can also get to the train station (down a short hill) or over to New Town on foot with no problem. - Very spacious, clean, and comfortable suite. Well designed. Great bathroom, robes, personal safe, mini-kitchen. Modern appliances. - Great service. - Acceptable (but boring) breakfast. The Not So Good: - WiFi in my room was completely unusable. I had full bars, but pages would literally take 5-10 to load if at all. I gave up trying. So, if internet is an issue, make sure you confirm your room has GOOD WiFi. - It's an old building, so the hallways are a bit of a maze, and my wood floor slopped significantly. Despite that, I loved my room (702 I think). Get in your robe, turn on the heat, and have some tea by the window on those cold Edinburgh days. 10 yards and you're on the Royal Mile for a restaurant or shopping. Great for couples, not so sure about families.

The Frasier Suites sits on a side street of the Royal Mile right across from St. Giles Cathedral, which makes it easy to walk up to Edinburgh Castle and down to Holyrood Park. It was also a short walk from the train station; that walk was uphill but not too bad. The hotel staff was very helpful and stored our luggage while we saw the sights before check in. The room was lovely, and we enjoyed the hot chocolate and Scottish shortbread in our room immensely. We only stayed one night during our trip to the UK, and it was the best sleep we had. I would return there in a heartbeat.

Overall, a very comfortable stay and great staging area from which to explore Edinburgh. With modern, well equipped facilities and a location near Waverly Station and the terminus for the Airlink (airport express bus), this is definitely a property to consider. PROS: Ideal location in Old Town. Too many shops, pubs, restaurants and sights to count within a few minutes' walk. Quiet property with friendly and attentive staff. Free Wi-Fi a big plus. A small guest laundry and (surprisingly) decent gym also can be found in the basement. CONS: Being on the fifth floor, the water pump was a bit noisy and annoying at times. The carpets were quite dingy and could have used a very good cleaning. Also, some of the crockery was still a bit dirty from a previous occupant; some supplied dish detergent and a clean sponge took care of it.

The location of this hotel is perfect. You'd be hard pressed to stay in a better spot in Edinburgh. However...the big problem is the lack of air conditioning. Had I known this, I would not have booked the room. I have no idea what Fraser was thinking by not retrofitting the rooms with A/C. The staff at this hotel is very friendly and accommodating. The hotel is clean, but rooms are generally very small. (I guess they call them suites because of the mini-fridge and Microwave in the room.) Again - no A/C! Granted, it's not ultra-hot in Edinburgh, but any hotel that's going to be rated a 4-star would assumedly have A/C and not make you open a window to hear the outside noise to cool the room down. That was my only real issue with this property. There are no real 'bells and whistles' at this hotel, but the location is primo. I would recommend this hotel as long as the weather wasn't hot and the price was right. Once again - it thrives because of it's location.

This hotel is the best located in Edinburgh and at a great value! The room didn't have temperature control which concerned me at first but we were able to open a window and it was fine. It wasn't loud from the street at all, which also concerned me about opening a window. The hotel is near the main street for shopping and eating in Old Town: literally a 5 minute walk to anything we wanted. The room was spacious and clean and the staff was very helpful and friendly. If I go back to Edinburgh I'll definatley be staying here again.

Our recent stay at the Frasier Suites was delightful - highly recommend it to Anyone looking for a clean, well situated room with a great cafe next door.

This hotel is located in a perfect spot for a first time trip to Edinburgh. Just down the street from St. Giles Cathedral, Edinburgh Castle, and everything the Old Town has to offer but only a short walk to the New Town. Our room overlooked the Scot Monument and Princes Street Gardens - beautiful! The small suite with kitchen was great for stopping in for tea and shortbread each afternoon before going out again. Really lovely place to stay.

I would highly recommend this hotel. My boyfriend and I went for a weekend getaway and kept commenting on how glad we were we booked here. The location literally couldn't be more perfect. Breakfast was lovely and the hotel is very stylish and well kept. Loved the giant shower too. My only complaint would be the sheets! The pillow case would get really wrinkly and I'd have sleep marks on my face all morning! There were tears in the sheets too which I thought was odd. Overall, a great stay though.

At first we were frustrated. We had two rooms and one was to have two twin beds. This was not the case. When we asked for the twins the first person said there were none. We then asked for a cot and she said there were none. We asked for a different room and that was not available either. At that point we decided our daughter would have to sleep on the floor! As we went out for the evening we ask to have extra linen. They asked if we were cold. I said, " no but someone was gonna sleep on the floor." Lady looked upset. When we returned there was a lovely, comfortable extra bed. Thank you to the young lady (wish I knew her name) you made our weekend!

great location right off the royal mile

nice hotel in a good location

Fraser Suites is a very nice hotel in a convenient location. The staff were helpful and the room was lovely. It's very close to restaurants, shopping, and the castle, but it's on a side street so it wasn't too noisy.
