The pictures on the listing are from several years ago. The exterior of all of the buildings were run down, rotting wood, and in need of repair. The room was clean, but it was disappointing to see that the pictures in comparison to reality was quite different.

The property was fine just dated. The issue we had was dirty sheets with stains, fans that were old and windows that did not open with screens so we got bugs and stuff in the suite when we tried to cool the area. Please note, Banff does not allow air condition units because of the fire zone. I would be very careful about that if you run hot like us Californians. For the price though the service was good and the price was absolutely right compared to the other hotels in the area. I would stay here again but make sure to review all rooms for dirty sheets and the like. Cleaning services only happen upon request

It was further out of town than we'd have preferred, but we only ended up staying one night so that was fine. The room was great, but we didn't realize how warm it could be so everyone had their doors propped open with the fan blowing in cooler air. There were amenities we didn't have time to take advantage of.

We just stayed there for 4 nights. We traveled for 12 hours to get there. We stayed in a 1 bedroom condo with kitchen. We arrived after 7pm and I let them know at checkin that we needed bedding for the fold out bed( i paid for 4 people- over $400 a night). They assured me there was bedding in the room. There was one pillow and 1 sheet. I requested a blanket, 2 more pillows and a duvet. They said they would bring right to us. We waited 30 minutes then went to dinner. We called again and they took 30 minutes and only brought one blanket and one pillow and no pillowcases. It took me till midnight by me going to front desk to get it all. The kitchen was gross-stained coffee mugs, broken dishwasher, the bathroom had pealing wallpaper and holes. The fold out couch was Atleast 20 years old and sagged in middle. It was a horrible hotel for the cost. Would not recommend!

Very slow restaurant service. Soap/Shampoo/etc were far below par for this category of property. We ended up buying our own soap/shampoo in town. I would not stay here again.

Important Things to Know Before BOOKING If you're planning to visit Banff in the summer and stay at this hotel, be aware that THERE IS NO AIR CONDITIONING. During our stay, room temperatures stayed around 24–25°C, which may be uncomfortable for some guests — especially since this isn't mentioned on the hotel’s website or on Expedia. Wi-Fi connectivity was VERY POOR throughout our stay, frequently dropping or not working at all. In addition, cell service in the area is extremely limited, so if you're hoping to work remotely or stay connected, this may not be the ideal choice. Another issue we encountered in our room (though we’re not sure if it applies to all rooms) was a slow-draining bathtub. After showering, it would take 5–10 minutes for the water to fully drain, which was inconvenient. Food at the restaurant and staff is very nice though. The location is beautiful, but we recommend checking with the property in advance if these factors are important to your comfort and travel needs!

There was no food options. The games room and park for kids as advertised were meager and barely existent. This should not have been advertised on Expedia. The pool was old and gross looking. Facilities were nice and fine, rooms a bit smaller than expected but okay too.

For how much I paid, I was hoping for better. The shower drain didn’t work properly. The front door didn’t shut properly. The toilet would rock. A towel and bed coverings had stains on them.

Note, if you are booking in the summer, these units do not have air conditioning. Fortunately, the weather was pleasant while we were there, but on a hot day, you would notice the absence. They did provide fans once we got used to the timing, the shuttle was a nice way to get into the city within 5 to 10 minutes. Also, important to know that if there are more people than spaces in the shuttle, particularly at the last run of the day, the shuttle driver just makes another circuit. It got a little rowdy with some aggressive guests, trying to shove their way on the driver was very calm and polite. If you’re going to be staying in Banff after 915, you will need to taxi back to the resort. There is no Uber.

Property location is good, pickleball courts are very nice and easy to book/use. The online room photos show larger rooms and a more updated property. The exterior parts of all buildings are worn out, in need of structural repair and dated. The hot tub outside was recently remodeled and very nice. On 2 occasions we saw homeless individuals in vehicles parking areas connected to the properties electricity. (2880 bldg) staff was wonderful and is the reason reviews are 3 stars and higher.

Overall our experience was great. Although the location was a bit inconvenient, being a few min drive away from downtown Banff and had to pay for parking whenever we drove into town, it offered a quiet nights rest. I wouldn't mind staying there again, although, I would still look for other options as well.

The reception staff are very arrogant, and when we entered the room, the stove was covered in grease, the bathroom window was dirty, and there was a lot of dirt on the carpet. They need to improve the cleaning. It's not that cheap, so the most basic things aren't covered.

Beds were rather firm for my taste. Bathtubs deep and water was hot. Kitchen well appointed with some dishes and cutlery. While the facility is clean and attended, I can see they'll want to refresh decor in the next few years but it is wonderful for the price. I love the fact it is NOT in the mess that is hotel row downtown
