An excellent location, walking distance to most major sites, very near to one of the only two main bridges across the Grand Canal - the Accademia. Staff excellent with offers of help, advice and recommendations particularly places to eat - and they were very good. Room very comfortable, spacious, and clean. Breakfasts very good quality with fresh choice and service great.

We stayed 4 nights at the delightful hotel. Location: central but away from St Marco Sq and therefore a bit quieter. Good restaurants nearby which were not so crowded and more reasonably priced. Water bus and bridge close so everywhere was fully accessible. Lots to see and do in the local vicinity i.e Guggenheim museum, churches, galleries so can stay local for the day. Accommodation. Contemporary boutique hotel unlike many places in Venice. Room a good size and has everything you need. Clean, tidy and comfortable. Breakfast is organic, varied and aspects made to order. Can have it in your room at no extra charge which is very unusual. WiFi was good strength and available in your room which you don’t always get. Because it’s a boutique hotel it does not have all the amenities of bigger hotels. It lacks private external space. Staff: very helpful and pleasant. Arranged a visit to a glass factory for us on Murano Island. Would happily recommend. Hotel suitably named- it was charming.

My wife and I stayed for a 3 night break at the Annex near the Peggy Guggenheim Museum. All the staff were very obliging and friendly and made us excellent dinner reservations. If you enjoy boutique hotels with character and a little quirkiness then this will suit you. Original art and sculptures are displayed in the hotel. Breakfast is very good with bacon and eggs freshly cooked to order and the usual cereals and pastries etc. The location is excellent and quiet in the evenings. Highly Recommended.

We stayed at DD724 for 3 nights as part of a special occaision trip to Venice. We had been to Venice before and so know our way around but we are always looking for local recommendations. We did go to the Opera and wanted somewhere to eat afterwards and the staff at DD724 suggested two and then booked our selection for us. When we returned later that day they had also printed off a map and marked the route for us. This was typical of the level of attention they provided when responding to requests.

My wife and I stayed here to start our honeymoon and loved our stay in this boutique hotel. The hotel management arranged a private transfer from the airport (HIGHLY recommended and worth every penny), and we were greeted warmly by the staff. We were very impressed with the modern decor and spotless upkeep. Our room was well decorated, clean, and smelled amazing! We also had a beautiful view of the adjacent canal. The breakfast offering was such a nice bonus. To not have to worry about finding food and coffee first thing in the morning was excellent. The service was friendly and personalized, in a calm lounge area. The staff were all amazing, but special thanks goes to Hakim (spelling?) who was the late night front desk staff. He was so pleasant, and gave several recommendations that we really appreciated. We would not hesitate to stay here again when we return.

Perfect location, very convenient and quiet. It is very hard to find in Venice a hotel that does not have an older decor. This place feels like home. We were lucky to have a window and little balcony over the Peggy Guggenheim museum.

We were absolutely delighted with the DD724. We loved the location - pretty easy for getting around the city and with some great eating places. The room itself was spacious and beautifully designed. The stuff was truly kind, helpful and their recommendations were really good. We loved our stay and would thoroughly recommend this place.

Lovely, modern hotel decorated with elegance and taste. Great service and hospitality throughout our stay. Both Irene and Sylvia are dedicated to make you feel comfortable, answer any question you may have and give you tailored recommendations. Rooms are clean and comfortable with good quality amenities. Breakfast is nice with enough variety to keep you happy for a long weekend. Very quiet location, slightly off the beaten track, right next to Peggy Guggenheim Museum in Dorsoduro (Academia stop). The area has great art galleries and plenty of restaurants. Overall a lovely experience. Would happily return and can highly recommend.

I was only able to spend 2 nights in Venice on this my first trip there. I plan to return to see more of the area and when I do I will return to Charming House DD724. Its a little out of the more touristy area (a big plus) and I would not have found this boutique hotel if my son hadn't found it first on a trip 2 years ago. He raved about it at the time and when I scheduled this side trip insisted I stay there. I'm so glad I listened to him. If you take the number 2 line from in front of the train station and get off at Ponti del Accademia, it is a short 2-3 minute walk in a little alley way through an iron gate. This is only the beginning of its charm. One is immediately amazed at the modern interior after walking through18th-19th century neighborhoods. One is met at the small reception area by one of the friendly, helpful, attentive staff that make the stay there memorable. My room was a good size, well furnished and very comfortable with upscale linen and furnishings. Breakfast each morning was a delight, set in a room large enough if you wanted to do some work in private but cozy enough for chatting with your neighbors if you are inclined. The lady running the kitchen was super attentive and always offered more than you could possibly handle for breakfast, including specialty coffees. I wish i had thought to remember everyone's name because they deserve to be recognized for the service they . provide, but didn't know at the time that I would be moved to write this review. In any case, everyone made me feel comfortable and welcome. The dinner recommendations for neighborhood restaurants were just as described, tasty food well prepared and reasonably priced (I didn't ask for fine dining). Needless to say, with the help of people like the staff at Charming House, one eats well in Venice. Finally, the best recommendation from the staff there was the private guide who walked me around town for 2 hours explaining the history, customs and sites of importance. This excellent knowledgable, multilingual guide (Vilma; if you need a personal tour ask for her by name) can educate you in one of 4 languages (English, French, Spanish and Italian). So there it is, a great albeit short first visit, and the goodness started at Charming House.

We stayed here for 5 days during our Honeymoon to Venice. The hotel is absolutely charming; it's bijoux and eclectic and so very stylish! The staff were beyond attentive and welcoming, Sarah who met us on the front desk the first night gave us some fantastic recommendations for places to eat and marked them onto a map that the hotel provided for us. Our room was spotless and welcoming. We received prosecco and pannetone on arrival and it had beautiful views over a little canal. Breakfast was lovely each day; a large buffet to choose from or cereals, breads and spreads, croissants and other pastries. We were given fresh fruit every day and the option of something cooked - firstly scrambled eggs and bacon and latterly boiled eggs - although other options were available judging by other guest's breakfasts. The staff made a real effort to greet us personally and the owner popped by at breakfast for a chat. Every single staff member that we encountered was friendly, engaging and just seemed to really care about us having a fantastic stay. Our room was turned down every day and little extra touches left - a note to wish us happy valentines day for example. Whilst we were staying, the hotel also threw a little tea party to celebrate the end of Carnivale - all of these extra touches were so appreciated by us. I wouldn't hesitate to stay here again - the right balance of a smaller hotel where everything is personal, without feeling claustrophobic or like you're intruding. The location is literally right next door to the Peggy Guggenheim collection, in a quieter but still charming part of Venice. We walked everywhere very easily from here.
