Close to restaurants and shopping! Warm and welcoming staff. You feel at home away from home.

Stayed in an economy room in off-season. Price is good, but for paying just a little bit extra (25 EUR more), other hotels offer suite, which is 3 times better (more space, hearty breakfast, 24hr concierge etc) . Once again, I am talking about the winter time, not sure it is the same during the summer. Unique wallpapers, carpets, lamps and ceilings make this place to stand out. Bathroom and room were pretty small. Place has an Italian breakfast. You may need to have another breakfast outside to give you the energy you need for waking around the islands. Staff was very friendly and helpfull. Location is great too. This place gives you pretty unique feel and worth checking out.

First night has problem with the air condition. The owner upgraded us to a suite with the Terrance at no additional cost. Overall a pretty good stay

The hotel couldn't be in a better location and was an excellent value for the price paid. The owners were very hospitable and welcoming, and the room was clean and comfortable. Breakfast was spartan but filling enough to get the day going. Plenty of restaurant options close by and walking to all major sites was a breeze. The hotel was also very easy to find, which can sometimes be challenging in Venice. Perfect for solo travelers or couples on a budget, probably tough for families with young children.

We were at this hotel in Sept 2014 and really enjoyed our stay. Good breakfast buffet and great location. Our room was comfortable for the two of us but shower would leak a little so had to put down extra towels on the floor. We would stay here again.

Room was very comfortable and convenient. The gauntlet to get there may be a bit much for a novice traveler. Off the train, into the water taxi(stops don't necessarily coincide with taxi maps). Through an alley or two, over the bridge and into the square after some lefts and rights(mostly intuitive). Unless your right on the canals, this is probably standard operating in Venice but to weary international travelers(especially at night) this can be a little overwhelming. Signage was pretty weak and be sure you have the hosts telephone as entrance to your accommodations are dependent on your being able to contact them in advance. The host is very helpful and provided great eating /touring suggestions.

We met wonderful people who tried very hard to make us feel at home. Wonderful location and an excellent experience in this beautiful city.

Easy to find with helpful directions from host over email. Good location being central to most Venice sights and a water taxi station. Breakfast very simple - juice, toast, croissants and jam. Would return!

Easy to find from directions given by hotel, 4min walk from water taxi station. Great location to walk to Rialto Bridge (10mins) and St Marks square (20mins), so we were able to go back and forth to hotel during the day when required. Lovely and accommodating host, gave us lots of information on the area. We hope to get back again soon!

We had a very positive experience at this hotel. We stayed for 4 days and loved the location because we could walk in 10 minutes to San Marco Piazza or catch one of two vaparetto's which were nearby. We came from the train station and had luggage so we took the vaparetto from the train station to the Sant' Angelo stop. The owner will give you good directions from there. It is a 5 minute walk to the hotel and fewer steps to navigate then if you take the Academia stop. Our room was quiet and very clean and the staff was very helpful. We would stay here again.

This hotel is really hard to find! Call/email for better directions. Site needs to update cross streets or close by square details! Also, it's not a hotel, its more of a bed/breakfast & is not staffed past 2 pm. Call/email if you arrive later. We struggled to find it & then had tough time getting a hold of inn keeper. When finally got in room was small, but good and the next day realized location was nice. Not in heart of busy-ness, but not far to walk to chill places or shopping, attractions. Best part was dinning rooms on each floor. Go to grocery store & get food for lunches & snacks, wine, beer, ect. & save time & money! Was best thing we did (took left overs from dinner to go too). Inn keeper apologized & was super nice to husband. In end was good spot as Venice is quite expensive. Tough to rate as Italy hotels are so different from states. Check your expectations of size & grandness & just enjoy.

The propietors Luciano and Raffaela were so welcoming. Luciano allowed us to check in early and Raffaela took care of our continental breakfast every morning. She booked our water taxis to the airport when we were leaving and was very helpful. We would love to stay there again. The location is great! Lots of restaurants downstairs also. Just keep your luggage light when travelling to Venice because water is the only transport and oversized luggage can incur extra charges. Also there is a lot of walking and many bridges to go over so less luggage is good. Learned our lesson with Venice. Most of the hotels/B&Bs don't have elevators and have several floors. Their 1st floors are our 2nd floor level. Be prepared for lots of stairs. We absolutely loved Venice though.

Great locale, good restaurants in the square. Lots of stairs so pack light. Central locale. Quaint family run and operated hotel. Good value with breakfast included. 10min walk to San Angelo Vaparetto water bus. 20 min walk to San Marco. Bring comfy walking shoes for the cobblestone streets and multiple bridges in Venice. Walk by luxury shops- Gucci, Versace, Burberry and several amazing churches on the way to San Marco.

What a charming little, family-owned hotel. The room was clean, beautifully decorated and warm. The windows were incredibly sound-proof; we couldn't hear a sound from the street and we were only one floor up. The beds were very comfortable, The staff were so welcoming, friendly, and helpful. The breakfast and especially the coffee were delicious. Free Wi-Fi. We navigated easily around Venice from the hotel. There was good shopping and eating nearby.
