It was very clean and decorated in friendly colors. That said the mattress and mattress cover made horrific creaking noises at the slightest movement. I am not super picky about mattresses, but the squeaking was too much for me. For that reason alone I would not return.

Location is great. Staff friendly and accommodating. The place is a bit dated. Water is an issue in this part of the coast - has been for years. So the shower is like trying to bathe in a mist. The crazy part is, this does little to conserve because you just have to spend much longer than usual in the shower to wash hair and bathe. The drainage of the bathroom sink and bath are terrible. In these warmer months, when the air is still, there is no AC so sleeping with the window closed gets stuffy. Sleeping with the window open makes you sleep with one eye open as well (in particular on the ground floor).
Easy walk to the embarcadero. Shower water pressure was marginal.
We are not people who stay in fancy places, but we at least expect the place to be clean. We arrived on a Friday. The room looked liked it was straight from the 1970s. The disappointing thing was our room was not cleaned until Monday. We took out our own trash. We had to ask for towels and even toilet paper. I’m not sure if this is a normal thing for this place, but we will not stay there again.

Location, very close to the beach and downtown. Beautiful view of Morro Rock. Great value for the location but a little older then other hotels there. Still worth the value

This was a lovely little basic Motel. The room is quite small but sufficient. Ron, the manager was lovely and quick to respond to requests. Each room has its own table and chairs outside the door, which is a lovely touch. However, be aware that means cigarette smoke will probably be coming in the windows of your room. Overall it is a great place to stay and I would definitely stay here again.
