We spent 9 days in this beautiful hotel. Its older but it has been nicely remodeled. Very clean. Front desk staff all very friendly. Our room was on the 4th floor with a mountain view with a nice small little balcony. Continental Breakfast was included and there was a nice variety of breakfast foods and fresh fruit. Housekeeping staff all very friendly and very helpful. Lots of things to see and do downtown from restaurants, pubs , several museums , art gallerias and their casino. We loved it because we walked the entire area sightseeing the beautiful city. We were 2 blocks from the water and from our balcony we had a nice view of the water and mountains. The hotel rooms were very clean and nicely taken care of. Great little place to stay and relax and enjoy the great downtown.

We stay here overnight when we travel through Kelowna. The location is great since it is right downtown and there are lots of things within walking distance. They have various sizes of rooms. This time we had a 5th floor room in the back corner which was double sized. We would return.

Very, very impressed with the customer service at this hotel! Everyone who works there was super helpful and friendly. The hotel itself is absolutely spotless, spacious rooms and really modern. The breakfast was pretty awesome and it was a nice treat to have such fresh fruit, quiches and a vast array of cereals, baked goods etc. The surprise was how quiet the hotel is for a downtown location. I fully expected (since my room faced a bar), to hear a fair amount of noise during the night, but nothing. And, underground parking is a huge bonus. I'd recommend this place to any traveler!

We stayed here four nights over Christmas and were very pleased. It's right down town so you can walk everywhere--restaurants, theatre, museums, etc. It's clean and the staff are very friendly and willing to help where they can. The breakfast which is included was also good.

We had a pleasant over night stay here in December. The room was huge for two people, and included two comfortable leather chairs to relax in. The television swivelled to allow for viewing from the chairs or from the bed. We enjoyed the lake view, and the night time city lights view of the nearby park with the trees adorned in their christmas lights. Its a bit of a stretch to say the room has 2 balconies. There's barely room to stand on the railed ledge outside each of the patio doors. Breakfast was included and was good. More fresh fruit options than you often see. Parking is quite limited, but is included in the room rate. Parking a large vehicle could be challenging. Over half the underbuilding parking was roped off and not open for parking. Room rates seem expensive. But I haven't compared them with other hotels in the area.

This is a very convenient independent hotel located in downtown Kelowna, just off the TCH and with great restaurants within short walking distance. There's been a hotel on this site for over 100 years, and has a bit of history which is always interesting. The rooms were spacious and clean, there was plenty of storage space, counter-tops and dresser drawers. The bed was comfortable and the linens and bedding were great. The hotel/street was quiet at night. The staff are all pleasant and professional and went out of their way providing exceptional service. We found it was great value, and stayed again on our way back east. We will definitely be back.

My husband and I stayed here for a week in October 2017. The hotel is old and outdated, and is showing wear. However it is clean, and for accommodations in downtown Kelowna, it is very affordable. Parking is very limited, and we had difficulty finding a spot most days. Alternate (paid) parking is a couple of blocks away. Breakfast is included but has a rather limited selection. We only ate here one morning out of seven. During our stay, we were awoken one evening by the fire alarm that sounded as a result of a water-main break above the main lobby. We ended up outside for over an hour in the middle of the night while the fire department investigated and the lobby flooded. Of course this was no fault of the hotel, and the water-main was fixed by the next morning. The hotel comped that nights stay, which I appreciated and felt was appropriate given that we were awoken twice more through the night because the fire alarm sounded when the plumbers were fixing the water-main, and we got very little rest as a result. I'd recommend this hotel to anyone who is budget conscious and wants to stay in downtown Kelowna. Just understand that there's a reason this hotel is half the price of the Delta down the road.

This is an older hotel, but it's been refurbished very nicely. Good size rooms with all your needed amenities. Great location in Old Downtown Kelowna. They included a basic breakfast, but lots of coffee shops and resturants nearby. And just a very short walk to the lake

Great hotel. Breakfast included and was filled with fresh fruit, hard boiled eggs and lots of other things to choose from. Loved the pictures of the history of the building and the area that are posted around the building including the rooms. The rooms are adequate in size with small stand up balcony so fresh air can be brought into the room. Beds were very good for comfort along with nice linens. This old building has been redone with the modern flair of so many hotels--granite counter tops, more modern furniture, fast elevators and lovely staff. The only downside to staying here is parking isn't all that great. They are resurfacing the underground parking lot so it is only 1/2 available and only will accommodate small cars. There is outside parking on the street or in the back alley. Lots of restaurants close at hand. I would come back and stay again.

A huge thank you to the Royal Anne for the excellent discounted rate given to us because my wife was an outpatient at the Cancer Center. We needed to stay for twelve nights. The staff was friendly and helpful, the room was nice, the breakfast was excellent, the heated parking garage is a bonus (although maintenance blocked off most of the spots during our stay) and it's only a five-minute drive from the Cancer Center. Do give this hotel a try if you are in Kelowna for medical treatment. Ted and Donna H. Salmon Arm
