We had read the reviews and some weren't so great but decided as we only needed one night we'd give it a go anyway as the price and the convenience of the location were great - and glad we did. This Hotel is definitely dated and judging by the room we stayed in, in need of some renovation, however the price on booking already indicated to us that was probably going to be the case anyway. At the end of the day we weren't there to stay in the room so the location was ideal to get out and about - handy to the beach and a short walk to the shopping precinct, cafes and restaurants. Our room was clean enough although as mentioned in need of some redecoration and the bed was good & comfy - what more do you expect these days for $120 or so a night including breakfast - which by the way was absolutely fine. Front line staff were also friendly and efficient. Good free parking was also available, so we'll definitely be back next time we pass through.

Never go there again. EVER! Stayed in unit #220A Room smelt like mound wet dog fur. Toilet was dirty, had a floaty and daughter was beside herself. Carpet stained and torn. Shower dirty, mouldy and had soap blobs in the corners. Had to wear thongs so as not to get foot infection. So called King bed was 2 singles pushed together and a fitted sheet over them. Reception called this a "zip King" Outdoor furniture broken and rusty and dangerous to sit on. Air Conditioner very very old and leaked onto carpet, hence the smell. Main bed wardrobe mirror door fell off. Ceiling fan in main bedroom was broken, Lounge was scuffed and seats old and lumpy. Marks all over walls. Kitchen ok but old and fridge old and dirty inside. Front door to unit locked but dodgey one good shove and it would open. Breakfast (continental) unusual, never had laminations or eggs boiled and still in the shell or chopped up sausage pieces at a continental breaks before and most of the food was cold. When reception staff advised of the problems they pretty much shrugged it off, guess that's what happens in a managed part owner occupied/ part holiday rental unit block. All up not worth the money or the 3 1/2 star rating. Should be a 2 star at best.

What excellent value for money! I don’t understand the negative reviews on this place. Our room was spotless, everything is working and kitchen had everything we needed. The bed was really comfy. Beautiful to enjoy the free breakfast by the river. The staff were really friendly! Loved the pool area. A couple of minutes walk and you’re in the heart of Surfers or on a tram to anywhere. For the price I can’t fault this place sorry negative reviewers.

First impressions deceiving with this hotel, the only positives one block from the restuarants, carpet dirty, smelt like cigarettes, no decent coffee at the breakfast only instant provided, no screens on balcony doors, we had two rooms and vastly different service level, one room made up with towels, soaps on bed and cuchsions and Doona and wall art and coffee table, other room had a better bed and that was it, towels in bathroom, no doona cover no cushions no wall art, same price same rooms. Coffee was cheap caterers blend in sachets and was the same in the breakfast, plastic knives and forks, only good aspect was location but I think for 140.00 a night if you look around you can do better, also lift was out with no signs on it, and reception did not open till 7.30, but that was when they unlocked the office, we were waiting extra 15 for them to set up computers and log in, they also didn’t advise us about underground parking so after checking out we were stuck in the garage had to return to get key after check out to leave and then back in to return key, unenjoyable stay

The worst hotel I have ever stayed at! The price was okay, but the room was dirty, there were mold everywhere and the staff were extremely rude. When I attempted to seek assistance from the staff: they offered no help and were being extremely impatient and rude. Do NOT recommend anyone to stay here.

We booked a 2 night stay ,without reading reviews ...on the morning of our trip I had a quick glance at reviews on this site & we almost cancelled our trip ..but my confusion comes from these people must have stayed at a different resort ..Staff have been friendly ,our room perfect ,the pool is amazing we have loved every minute ..big thumbs up from us

Worst hotel room ever was so dirty I didn't want to take my shoes off. The roof was leaking next to my sons bed. The bed had a hole in it. Told the staff they did nothing didn't even offer to re clean it. Would never recommend to family or friends. Very disappointed!

Staff not helpful at all,Wi fi so slow it kept closing down ,no room service at all needed and extra towel we had to pay for it -breakfast ok but same every day and kids can service themselves which not good -very loud at night time yelling in the driveway swearing kept us awake on the nights we stayed.

Toilet ran for the first 24 hours staff were rude wouldn't offer another room we just had to wait for maintenance. No room services unless you stay 7 days or more. So if you want clean towels toiletries etc you have to pay extra. Breakfast is alright but same everyday so it gets boring real quick. Wi fi does not work in rooms on 4 floor when we asked the reception staff we were given a number to ring and ask the service provider to fix it ourselves. I don't think the reception staff want to help at all.

in a need of a clean and renovation, pool area in need of some attention. Breakfast was included but was not worth it. Only positive thing was good location. Would not recommend and will not be revisiting.
