Luxury !!

This place is incredible. We stayed in whalebone . It’s was a very large comfortable room . Lovely big towels . Well equipt with plates and cutlery Very luxurious. I certainly would stay here again and not bother with the over priced hotels in the centre of town . It’s very close to the tram stop and near the lovely port of leith and its cafes and pubs

Disappointing stay

Back in July before the hotel had opened/had specific room options I booked what was described as a ‘standard double room’ for an October break. I was really disappointed to realise on arrival we had been given the smallest double windowless room in the basement. Had I any idea this would be the case on booking (there was no description of this) I would not have booked. The room was tastefully decorated and clean but very small. I would also recommend travelling with ear plugs as the sound of slamming doors woke us up several times very early morning during our stay. Otherwise, the hotel is well located.

This hotel was absolutely perfect for our 5 day stay in Edinburgh, tram is a short walk away and it’s a nice and easy 20 min walk from Old town. A lot of coffee shops, bakeries, restaurants and groceries nearby. The room was super clean, very pretty and had everything we needed. I will definitely come back and stay here again!

The property was beautiful inside and out. It was modern and clean, with lovely fixtures and fittings. The location is fine with easy transport links into the city centre and there are some nice artisan bakeries and coffee shops within walking distance to go and have breakfast. It was a tiny bit disappointing that there is no breakfast available. There is also no reception or staff available on site so check in has to be done remotely on your mobile prior to arrival and you will then recieve a code to enter both the building and your room. All in all it was a very pleasant stay, bed was very comfortable and the shower was great. We'd definately stay again.

Contactless. No front desk which was fine by me. Room was great. Quiet and modern. Seems like a haul to the heart of Edinburg but you are a block away from the tram and it only costs two pounds for a quick ride up the street. Coming home it's slightly downhill which is a nice way to work of your drinks! Also Malones pub is just around the corner.

3 John's Place is located very close to the tram line... quick access to the city. The Sandpiper apartment exceeded our expectations - comfortable bed, great pillows, decorated with care, beautiful bathroom and strong shower, fluffy thick towels, cute little self serve area with tea, coffee, bar fridge. We loved the extra little sweet treats. The luggage storage area was an added benefit, although the app did not work for us. It was a little dark in the apartment at times, and we needed to use to bedside lights and angle them to see. There is no lift... it was difficult to get out luggage up and down the stairs.
