The Space:
NEW LISTING! Beautiful 2 bedroom, 2 bath condo at Camp Warnecke Estates is just steps from the Comal River and right across the street from Schlitterbahn! The open living room/dining room is a great place to relax after a day on the River. Cable TV and free Wifi. The dining table has seating for 4 and the breakfast bar has seating for 4. The cozy kitchen is equipped with all the basics you will need to cook breakfast, lunch and dinner. The spacious master bedroom has a king size bed, and cable TV. The spacious master bathroom has everything you need to get ready! Enjoy the beautiful shower or take a long relaxing bath in the separate bathtub. The second bedroom also has 2 queen beds and is just down the hall from the second spacious bathroom with a walk-in shower wash. There is also a washer and dryer in the unit. Accommodates 6 people very comfortably. All bedrooms and bathrooms come stocked with high quality linens.
Enjoy walking down to the Comal River with private river access for guests or swim in the pool and hot tub! Visit Gruene or downtown New Braunfels for shopping, restaurants, and live music. Rockin' R is a local tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time, the Rockin' R shop is located only .5 miles away. Only two parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' This condo is on the ground floor, however as soon as you enter the condo you must walk up a flight of stairs. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. Guests will be allowed 2 vehicles on premise with parking passes and 6 wristbands (max amount allowed). This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. No RV’s or trailers.
**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time! To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

Property was clean and comfortable; the location was excellent. The hot tub was broken the whole length of our stay (1 week) and the front dooe was located bext to the dumpsters seperated by a privacy fence.
Everything was within minutes away driving distance, Comal River access was within minutes walking distance. All of us had a great time on the water. I believe fall season is the perfect time to enjoy the area outdoor activities.

The condo was comfortable and clean. The location is great for river access, restaurants and entertainment. The kitchen has everything we needed. Beds are comfortable and the bathrooms are large and shower has plenty of water pressure. One problem was that the internet and WiFi were not working the whole stay.
It was my daughter's 18th birthday. We floated the river all day Saturday. Then went to see a concert in the evening as well as dinner at a restaurant in Gruene Tx . The condo is large, clean and located in a great neighborhood in New Braunfels. We would definitely go again.

We found out that our dog boarder was not able to keep the dogs an additional day so when we told the property we couldn’t stay after all- they were not willing to refund our money.

This was our 2nd time staying at this particular complex. We love the location. It was even better this year with it being right by the pool. The only complaint we had some one of the stair step and a broken lip/edge that kept popping off. I think it would be a super easy fix, just needs some glue!

This rental was nestled into a great spot of town. Right by the river, easy access getting in and out of the Comal and less than 5-10 minutes away from the heart of NB. Condo needs maintenance. Doors off track and won’t open/close among other little things. My biggest issue was the security on the weekends is a joke. No where to be found. We came back from the day to someone in our parking spot. We were told to notify security, but we didn’t see a marked car, golf cart, uniform, anything. Obviously they weren’t around or they would have noticed the person in our spot was digging through the dumpsters and opening people’s trash. Quiet hours are to begin at 10pm when the pool closes. This didn’t happen, and security was no where to be found. We could hear people partying at the pool until 11:00 or so. The condo was super clean and convenient for visiting Schlitterbahn, but don’t stay here if you want to go to bed early or have good security.

We stayed in CW B216 and thoroughly enjoyed our stay there. The amenities provided were plenty (paper towels, to, dishwashing soap, etc) to enjoy our stay. The beds were also comfortable, along with all linens required. Prince Solms parks is a quick Uber away so we could utilize exit at the property. We were also able to walk to Schlitterbahn which was awesome! This property is next to the pool so it can be a bit loud until closing time but closing time is an acceptable time, about 10 pm or 11pm. My only complaint is that the wristbands provided are not convenient for children to wear and the lost band charge is hefty. One slipped off of my kid and we had to dive down to find it. A word of caution also is that there are residents that live on property and can be a bit prickly, but as long as you’re parked correctly and wearing your wristbands, you should be ok. 8/10, would totally stay there again!
Lets break this trip down.
1. Cleanliness
- place had water stains in multiple rooms on the ceiling and likely had bad water damage
- stair trim is broken in a couple spots
- place is overall dirty and looks rarely cleaned and definitely not before visits or else isnt being done very good.
2. Accuracy of listing. This place is literally facing the parking lot and the front door is facing the garbage cans. And the trash gets picked up every other day so plan on loud noises waking you at 6 am regularly.
3. Location/neighborhood and communication with management company.
- People tresspass and go into the pool that is attached to the place your staying and will be super loud till past midnight.... almost every night. Plan on not getting much sleep when staying here. And they say theres security that keeps people from doing that but that is a lie. Dont be fooled, no one is here to help. And management who has the authority to call the police wont do anything or answer the phone. There is a non emergency line you can call for maintenance issues but they dont answer the phone ever. Good luck if something goes wrong.
