I have stayed in hundreds of hotels, and the beds at this point one are up there with the most uncomfortable I’ve ever slept on. Members of same party in different rooms said the same thing. Poor drainage in sink and bath. Everything needs a good dusting. There is zero noise insulation between floors - I was in a room above the dining room and could hear conversations word for word. One (male) receptionist very tense and borderline rude, we were made to feel like an inconvenience booking dinner table. Wouldn’t recommend staying, but the food is excellent.

We have stayed here numerous times, when we first started staying here the place was always enjoyable, food was always great however the last few times we have been there are certain areas that are now letting it down. On this occasion we arrived around lunch time so we ate in the bar as that was open, the food was great but the place now stinks of wet dog, staff were getting dogs to run around and bark and the number of dogs now appears to outnumber the amount of humans. There were a few couples who you could see were getting frustrated just trying to enjoy their food but when the dogs are running around and the place doesn’t smell appealing you could see they weren’t impressed. We also had what was classed as the best room in the hotel, the deluxe suit however yes the room was nice but once again it stunk, it was a combination of a damp smell and dirty sewers. We use to love coming down every year however unfortunately we are coming to the realisation that the place is now becoming over run with dogs and it is affecting the quality of service, cleanliness and the standard of the hotel. When we notified reception regarding the smell in the room all we got was we will get maintenance to look at it. They must know there is a smell problem around the hotel now due to the amount of diffusers scattered around the place.

Amazing hotel with super friendly staff. We had one dinner at the hotel and the included breakfast which was delicious. The bar area is really comfortable and the bar staff were outstanding. The room was very comfortable with added details like luxury toiletries, board games, nespresso machine, Dyson hairdryer and Roberts radio. We will return.

This is our second stay here - from the minute you walk in there is a warm welcome. The staff are very friendly and can’t do enough for you, even spoiling your four legged friends if you have one. Food is great for both breakfast and dinner. Rooms are comfortable and have everything you need, even a radio and Dyson hairdryer. Outside they can provide wellies and bicycles. Easy to walk into the forest and Brockenhurst. Can’t recommend this hotel enough, we will be back and it’s especially lovely in December when decorated for Christmas.

Upon arriving learned that most of the better rooms were given away to a wedding party, so while overall the room was okay, it was boiling hot because of overheating. I had to eventually request for a fan in the room. The cleaning was average at best. I could see black muck in the toilet, upon wiping it with a disinfectant wipe it actually came off. The next day the glasses were kept the same way with the cover on only to find out they hadn’t been replaced as my medicine could still be seen in the bottom of the glass. We had booked the double occupancy large king room with breakfast. Upon checking out was told that we had to pay for the breakfast. Here I think Hotels.com has failed. Overall, the location is great surrounded by a lot of nature. The property has character but is in need of serious upkeep and renovation, even though the rates were not cheap.
