My girlfriend and I went on a city break to York and settled upon here to stay for the weekend. The setting and cottage are really charming and we received a really pleasant and warm welcome from the owner, who gave us useful information on the local area, where to eat and where we could find the all important local pub. We stayed in the Lavender room and the bed was superb - we both had a great few night's sleep and despite how close the cottage was to the road, we weren't disturbed by any road noise at all. The room was clean and really quaint with some lovely beams hanging just below the ceiling. The TV was big enough and wall mounted and we were able to receive all the usual free view channels. There was also a built in DVD player. Breakfast was reasonably priced at the equivalent of £6 per person per day and was also varied. The full English breakfast wasn't the best but wasn't awful either. However the bacon was completely hard all the way through and not particularly enjoyable, this would be our only complaint with regards to breakfast however. The only other issue was the shower - the pressure was really poor to the point where my girlfriend struggled to even get all the shampoo out of her hair - it was a real shame as the bathroom was really spacious and as it was a wet room this was also really convenient. The lack of pressure also led to issues with getting the temperature right. Just sorting this out would mean the room was just about perfect for our needs. So overall well worth a visit and definitely would stay again but really could do with some improvement to the shower and water pressure.

We stayed here for a visit to York Races, it was in an ideal location, very clean and friendly staff, good parking and easy to get to. Excellent value for money would defiantly recommend and visit again

The start of our week tour of Yorkshire and we booked in for 2 nights. Lovely location, within easy travelling distance of the city, and the very efficient and VFM park and ride. Warm welcome from the owner/ host, who was charming, helpful and a good source of local information. We stayed in the Paddock room with 2 single beds. We didn't sleep very well as the mattresses are past their sell-by date. The shower was just about adequate, with poor water pressure. It was spacious though and a 'wet room' style. Sadly the free wifi did not prove to be effective in our room, I'm guessing because of the distance from the router/hub. It was excellent in the breakfast room. Towels, tea/coffee and complimentary toiletries were good. There was a good selection available at breakfast and the fresh fruit and yoghurts were a delight. The 'full English' was generous in portion size. Staff were friendly throughout. This venue has some lovely grounds, but it needed a general tidy up. The perception we had was of a 'tired' appearance and noting that the premises are up for sale, that may be relevant. We have recently been through a similar experience in selling a small business of our own.

Out of town away from the hustle and bustle. We had the Paddock Room which was separate from the main house. It had a small patio area with table and chairs overlooking a paddock would you believe 😀. The room had twin beds, small sofa, TV, water, tea and coffee. The bathroom was a wet room so ideal if you are disabled. Lots of lovely towels and small complimentary shower gel. All lovely, clean and well thought out. There is also a children's play area, car park and another seating area around a pond. Breakfast was excellent with a lot of choice and good friendly service. Checkout was easy with a friendly accomodating Landlady who helped us on our way by calling a taxi which arrived very quickly. The nearest pub for food is about a 20 minute walk away but on a warm pleasant evening it was a delight. We would definitely recommend a stay and we would love to go back. Thank you

My wife and I stayed for a short mid-week stay, this was our 3rd visit and it is a charming as ever. An ideal location to visit York, located in Dunnungham, you get the countryside views with York Minster only a 5 minute drive away. We'd recommend using the park and ride by the Designer Outlet, you can also grab a bargain or two whilst you're there! Have your own private cottage, large double bed, huge bathroom (with double shower) and your own little outside space to enjoy a late evening drink... Perfect!

Booked a last minute stay here and couldn’t be more impressed! We stayed in the orchard room, it was lovely and comfortable with a large en-suite bathroom. Had our own seating area outside the room which was perfect in the evening. Overall very comfortable stay with a nice breakfast in the morning. We can’t wait to return.

My wife and I stayed two nights here and absolutely loved it! If you are driving and want to see York this is perfect. The breakfast was amazing, staff incredible and the place is utterly charming. Would absolutely recommend.

From the off we felt right at home here, friendly and welcoming. Rooms clean, breakfast is brilliant. Family run business makes you feel like part of the family. Would definitely stay here again. Close to York. Literally 10 minutes from Park n Ride. Some great pub restaurants nearby to enjoy too. Would reccomend this homely B&B to anyone.

We spent two nights at this B & B and was made very welcome, the room was nice with plenty of storage and adequate bathroom, although shower wasn't easy to use as no screen! Breakfast was varied and enjoyable. Overall I would recommend a stay if you're in the area.

I stayed for one night with my girlfriend and they couldn’t have been more friendly and welcoming. The Orchard room is superb with a HUGE en-suite wet room and overlooking a beautifully kept garden. The perfect spot to enjoy the evening sun. I’ll be back!
