Have stayed here many times. Very large hotel often filled with tourists. Lots of restaurants right near hotel or on the other side of Shinagawa station. Rooms are clean and staff is really helpful. The biggest plus is that hotel is right across from Shinagawa station. Easy to get to various attractions, Tokyo station, and both international airports.
Close to the Shinagowa Train station. Lots of restaurants, grocery stores, theater, and a aquarium. It is also a nice area to go for a jog if you go the opposite way from the train station.

Lobby is grand but so crowded and rooms are dirty and old like a very bad business hotel.
Shimagawa Prince has numerous towers to stay. First time in the Annex which is very nice like the main towers - past experience. Currently renovation in the front by other properties is a minor distraction. Hotel is a short convenient across the street walk to the Shimagawa Station. Will always stay in the future.

They make the lobby new and hip but the rooms are so dated and the bed is the most uncomfortable hard bed I have ever slept in in Japan.
There is a disconnect between the grand and clean lobby area and the rooms. Even though there were few customers during these COVID times, they did not accommodate my request for a double bed. The room was of the pretty typical business hotel quality, worn down after many years of use and passably clean. I found hairs still in the bathroom and dust bunnies by the bed. There is no gym or amenities you can use (pool is closed). The view was great though, the location convenient, and can’t beat the price at $80 a night.
