love this place and my 3rd stay here. Had a wonderful on the water at sunset.

Would recommend for anyone wanting to visit Dunedin especially when festivals are scheduled. Only downfalls are hotel is a bit pricey, pool needs to be revamped and restaurant was closed.

Smallest most uncomfortable bathroom. The front door wouldn't close unless you slammed it. The air-conditioner was extremely loud.

Asked for late check out the no service clerk would only give me 1 hour so I had to cancel my fishing trip

Motel is within walking distance of the main street shoping district in downtown Dunedin. View from rooms out the back is great, you can see St. Joseph's Sound, and Dunedin Causeway in the distance.

we only spent two nights here this trip, but the stay was all I'd expected. Comfortable room, good A/C, and close access to downtown Dunedin. We practically had the pool to ourselves on a Saturday afternoon - very peaceful.

Staff was good mostly, one got a little snippy but not too bad. Found a bug in my room as I was leaving but otherwise clean. Housemaid even saw our note and gave us more soap. Location was great. You could get a better hotel for the money but the location is what you pay for. Overall good value.

Although we had a room that was right next to the kitchen, it still had great views front and back! Boats out the front, and water, water everywhere out the back. A short walk to town, or to the Pinellas Trail, helped work off the excellent food, that surrounded us in just about every restaurant. It was a great area to explore and we truly enjoyed our stay.

The balcony room we had also had a view on the opposite side. The room was bright and cheerful. We watched a fast-moving storm roll in from our balcony without getting wet. The restaurant had very good food for dinner. Dunedin has lots of local food choices.

I totally enjoyed my stay and would highly recommend this hotel.

Made a last minute reservation at this hotel and everything was beyond my expectations. The only problem was that it didn't have a DVD player and you couldn't hook up a video player to the TV, it was like home away from home

Nice hotel, clean rooms, note that the walls are very thin. I noticed that from other reviews and it is 100% correct. I found the on-site restaurant was a little overpriced considering this is not a four star hotel but there were other places to eat that were reasonably priced that were in walking distance. Good place to stay if you want to be just outside the clearwater area. Easy to commute back and forth.

Poor, and extremely overpriced. Bathroom tiny, so small I had to get up sideways too avoid towel bars. Never again.

The hotel is older, but clean and well maintained. Our room was on the second floor with a high ceiling and a patio looking out over the pool and parking lot. Even the outside patio chairs were very clean. The town of Dunedin is small and walkable. There are places to eat and shop, mostly small local establishments. The only negative is that the hotel is not far from a hospital which resulted in a lot of sirens throughout the day and night. It wasn't terrible, but it was noticable.

It is a good location with a great staff that gave us real advice of where to eat and what to do.
