Villa Giovanna is a villa with private pool on Versilia hills with wonderful view upon the sea, few minutes from the seaside. The property is surrounded by vineyards and olive groves managed by the owners so you can taste wine and olive oil directly produced on the place. You can find more details on our website www.vinicolasolatio.com . It's a part of a farmhouse, dating back to 1920 with original marble floors (graniglia). New furniture, equipped kitchen, bathrooms towels and bedrooms linens are provided.Outside, the garden has dining furniture and a BBQ - perfect for al fresco dining on the warm Versilia evenings! Enjoy the spectacular sea views while you sip a cocktail by the pool.Villa Giovanna is in a very quiet position but in few minutes you can easily reached many wonderful spots. The highway is less than 10 minutes away, so this villa is perfect as a base for day visit to : Lucca, Pisa, Florence, Cinque terre, Volterra, San Gimignano. Five minutes drive you have the sandy beaches of Forte dei Marmi, perfects for families and the town of Pietrasanta, a small gem with its stunning Duomo ( with Michelangelo's rosone) located in the main square. Pietrasanta is also full of restaurants where taste local cousine. Few minutes drive in the mountain you can visit the spectacular cave Antro del Corchia,with its 2000m of galleries you can explore by a guided tour. Or if you like hiking you can walk in our beautiful Alpi Apuane trails. Don't miss the chance to enjoy all the things you can do in our area. Only two minutes drive from the house, in the small village of Ripa, you can find a bank, a pharmacy and food shops. Supermarkets as well are very close to the house ( 10 minutes).

We had a wonderful stay at this property. Francesca welcomed us on our first evening with a delicious Italian spread with ingredients from her garden and wine from her winery.Our kids loved playing in the pool and our spaniel enjoyed rummaging through the olive trees in the garden.The house was traditional, very clean and the kitchen was well stocked with all the utensils we needed when we cooked for ourselves in the evenings.The hill up to the house from the town below was steep but we got used to it, walking down to the gelateria and bakery for fresh pastries. The train station was a ten minute car ride away and we enjoyed trips to Florence, Pisa and Lucca.Thank you for a wonderful stay, Francesca.

Paradise! This property is a 10/10! Our host Francesca is amazing. She greeted us upon arrival and even invited us for a most delicious dinner. She was extremely helpful to find spots to visit in the area and how to get there. The residence was beautiful and charming. It was a perfect home base for our family of 5. The place has everything you need for your stay. We were all completely charmed by the property with its Olive trees, vineyard and other fruit trees. The pool is nestled overlooking the land below with the ocean not far off. We loved everything about this place and we're hoping to come back, this time staying for longer. The residence is beautifullly situated not far from bigger cities like Pisa and La Spezia (think Cinque Terre). But there are lots of smaller and charming places such as Pietrasanta, Forte dei Marmi nearby which are fun to stroll through. If you're in the area, absolutely book with Francesca.

Little slice of Tuscan paradise

We are just back from our stay and it was a truly genuine Tuscan experience. We were treated to a gorgeous meal on our night of arrival with our host Francesca and her family. She made us all the local dishes, we tried her stunning wines and we got so much advice on where to visit on our trip from her. She was so helpful, we just texted throughout our stay with any questions. The villa was stunning, and the pool was a huge hit with our teenagers. This is a great spot to explore from and we went to Lucca, the beach at Forte di Marmi, La Cinque Terra and also a trip to see some caves. But it was so lovely to come back to the vill a and relax each evening. It had everything you could possibly want to cook and also plenthy of towels etc... Overall an absolute hit, would love to return!

Relaxing after visiting Rome and Florence

Lovely rustic villa in the foothills of the Apuan Alps with stunning views over vinyards, the town and the sea. We were warmly greeted by owners Francesca and Manu, who invited us to join them for a buffet and to taste some of the wine they produce. The villa is set on a steep hillside on 3 levels (so you need to be ok with going up and down stairs!) The pool is set on the same level as the ground floor and has seating and sunbeds alongside. The local ameneties in nearby Ripa are limited, but there is a choice of supermarkets within a few minutes drive towards Forte Dei Marmi. FDM is clearly an 'up market' seaside town with lots of designer shops and a number of restaurants and cafes, mainly set out around the centre that joins the beach at the point where the pier is situated. The beachfront, which stretches for miles in both directions is mostly taken up by private beach clubs. These comprise restaurants and bars and a slice of the beach that they charge you (some a lot!) for using. There are small sections of beach set aside as free to use. We found a community run club called 'Commuale Levante' just before you leave FDM. €20 a day for use of 2 deckchairs, a sunbed and parasol. It's restaurant (Alle Boe) was very friendly and reasonably priced. Best place we found for eating out was nearby Pietrasanta, which has a real old-town feel, but is also a centre for sculpture of all kinds, which is all around you. Daytrip to walled town, Lucca (40 mins drive) was well worth it.

Francesca & her family could not have been more welcoming or helpful - the house is spotlessly clean, with amazing views to the sea. It is also beautifully restored so you are staying in an authentic and charming farmhouse close to many interesting and enjoyable sites to visit. We cannot recommend this venue highly enough!

Amazing stay in this fantastic property with amazing views

We had a great stay at Francesca and Emmanuel's place. Very friendly and helpful hosts, that make you feel at home from the moment you arrive. Thanks for the great welcome dinner, and the flexibility of eating late because of our delay in arrival. We enjoyed the peaceful location, and amazing views from the hills. We did trips early in the day, and spent time in and around the pool during the hot afternoon hours. The olive garden provides great shadows.

A fantastic long weekend in Tuscany

Francesca and her family were the absolute best hosts we have ever had in a VRBO. The house was in the perfect spot for our trips to the beach, a day in Lucca and a boat rental in La Spezia. Francesca helped make all of the reservations for the beach club (when everything was supposedly sold out!!) and two of the most unique and special restaurants. We never would have found them on our own but they were better than we could have imagined. If I could give the home 6 stars I would.

Care makes you happy

Francesca is an amazing hostess, and the house was impeccable and charming and well equipped. Communication went very smoothly via WhatsApp and we stayed there at the end of august for three days. We enjoyed the views from the house, and the beach at Forte dei Marmi which you can reach in 10-15 minutes. Francesca and her family invited us generously for a beautiful dinner when we arrived, which we never experienced before whilst renting houses in Italy! She makes her own delicious wines, which are for sale, highly recommended! A very kind gesture was also to find some water, milk and yoghurts in the fridge and some eggs, bread and jam etc. or breakfast, all very thoughtful. It was special to see the vineyards and the sea from the kitchen. The swimming pool is nice to cool down in, but not really suited to swim your laps in. The house is on a hill, with great views. The terrain is quite steep, there is a car port for the car, it can require some manoeuvring for long cars. Thank you again Francesca!

Perfect tranquil location for a family holiday

We thoroughly enjoyed our recent stay at Francesca’s and Emmanuelle’s home. Situated a few miles from Forte die Marmi in their own vineyard in the beautiful hills. We loved the gorgeous secluded pool with the amazing view. Francesca and her family couldn’t have been more welcoming:- inviting us to dinner with them on our first night, and inviting us to sample their wine produced from their own vineyard. We felt privileged to have been so welcomed by them, and it really made our stay so special, to be able to join them in harvesting the grapes and a post-harvest Italian lunch with their relatives. Many thanks to Francesca, Emmanuelle, Marco and Sky the french bulldog!... and see you again! X

Charming villa, with amazing views and great hosts

We stayed for a week in August and the villa was perfect for our family of four. Our children would have happily spent the entire holiday in the pool, which would could also easily have done, as it was very relaxing to watch the world go by from its quiet, elevated position in the hills. The villa, however, is also well placed for exploring the surrounding area, with beach ahead, hills/mountains behind and easy access to plenty of the history and culture you would expect of Tuscany. The property itself is a charming, rustic villa and we didn't feel the photos quite did it justice. The view greeting you from the main bedroom on opening the shutters in the morning was genuinely good for the soul! The pool is also only metres away, despite feeling secluded and there is a ground floor w/c which makes for a very convenient set-up, despite the property being over three floors. As other reviewers have noted, our hosts were excellent. Freindly and welcoming and always available to help, without being overbearing. Francesca cooked us a lovely meal early into our stay and chatting with her and her family (not to mention drinking wine produced on their vineyard!) very much helped cement our affection for the property and area. Very pleased that we chose to stay here and would happily do so again.

Wonderful stay in a beautiful Toscan Villa

This place is absolutely magnificent. Neither the descrition, nor the pictures gives full justice to the charming villa and it's breathtaking view of the ocean and neighboring mountains. Francesca and her family are considerate, attentive hosts, doing their best to help at all time. The house is well-equipped, has great rooms and a very authentic charm. It's Tuscany in the summer, so it's hot, and there's no air condition. Also there's plenty of mosquitos. But other that that, no complaints whatsoever. We would happily return.

A beautiful villa with stunning view surrounded by vines and olive trees

We had a lovely fortnight in this beautiful villa in August 2018. Francesca and her family made us feel so very welcome, and shared some lovely food and wine with us. The villa was spacious, clean and well equipped, and the kids loved being in the pool. By day there is a great view to the coast and by night you can sit out under the stars. We found lots of good things to do in the area including Pisa, Florence and Lucca. The local beach was clean and affordable and the sea was so warm.

Warm memories of a great place with loving hospitality

We enjoyed so much our stay with it's gorgeous views, the relaxing villa and (vineyard) grounds with refreshing pool and above all the warmth and care of our hosts Francesca and Manu. Our girls (3 and 6) loved every minute of it and were so thrilled to be there for one of the harvests. We cherish our memories and photos and enjoyed the proximity to the beach, hiking in the Alpuane, culture/shopping/meals in Pietrasanta and Serravezza just minutes away. We are forever grateful to our wonderful host Dr. Giorgio who took such great care of us when my wife got ill in the middle of our lovely holiday. Plus made the most lovely birthday panna cotta ever made. We can't wait to get back to this lovely place and luckily we have some bottles from the vineyard to refresh our memories and tide us over in the meantime...

Nous avons passé une très belle semaine dans cette maison pleine de charme et très agréable à vivre. La vue est superbe et l’emplacement est idéal pour découvrir la région : nous avons pu visiter à la fois Pise, Florence et les Cinq Terres, ce qui a rendu notre séjour vraiment riche et varié.L’accueil de l’hôte a été exceptionnel : nous n’avons jamais été reçus de façon aussi chaleureuse. Wir waren zu 5. mit Hund da - alle haben es einfach nur gut gefunden, für jedes Alter ist etwas dabei! Mobil sollte man allerdings sein (Treppen). Es gibt immer einen schattenplatz, gutes Klima im super sauberen Haus, für jede Situation tolle Hilfe von der besten Gastgeberin! Ihr willkommensessen war fantastisch und es ist einfach wunderbar, Francesca kennengelernt zu haben. Lage ist natürlich super. Wunderschönes Ferienhaus mit traumhaftem Ausblick

Wir haben uns von Anfang an sehr willkommen gefühlt. Francesca hat uns am ersten Abend zu einem Abendessen eingeladen, bei dem wir auch ihren tollen Wein probieren konnten, von dem natürlich auch ein paar Flaschen mit nach Hause kamen. Der Ausblick ist einfach traumhaft - ob aus dem Schlafzimmerfenster am Morgen oder aus dem Infinity-Pool. Wir kommen auf jeden Fall wieder, falls wir wieder in die Toscana reisen sollten.

Soggiorno rilassante in collina

Abbiamo soggiornato in questa bellissima casa nel weekedn di Pasqua, la casa è estammanete come descritta, molto spaziosa e con un bellissimo giardino in cui i nostri bambini si sono divertiti tantissimo. È necessario avere la macchina per spostarsi, ma la casa è in posizione comodissima per raggiungere sia il mare che le mete turistiche più famose (Pisa, Lucca, colonnata).Splendido poi l’aperitivo di benvenuto in cui Francesca ci ha accolto nella sua casa e offerto il suo ottimo vino. Sicuramente da tornarci!!
