After getting over my upset and panic attack I experienced after getting in the car with my partner and driving away from the property, I have to warn potential visitors of the experience we had in the hope nobody else makes the mistake we did! It’s a stunning property but badly managed and equally badly maintained. See photos. We found the hotel sorely misrepresented, how it has 4 stars and 2 AA rosettes I just can’t believe! The mattress was so lumpy and uncomfortable, I also spent the night having an allergic reaction to the thick dust (like many months worth of dust!), dog hair/dog dander, on the skirting boards, en-suite top and wardrobe tops, leading me to discover they allow dogs in the ground floor room we were in. I booked there because the booking.com details advertised specifically saying ‘no pets allowed’ so with my dog allergy, I thought it’d be a safe place to stay. The tiny tv didn’t hold a picture more than a few seconds at a time and had intermittent sound. I was so disgusted by the poor cleanliness I told my partner I couldn’t stay the second night we’d booked. The cleanliness of the room contributed to my decision not to eat there either as I felt the owners probably wouldn’t be too hygienic with their kitchen or food prep if they couldn’t do the basic room cleaning. We politely explained that I’d had a terrible night due to the presence of dog hair and dog dander, his response was that they do allow people to bring dogs but not to book them via Booking.com. I said that was misleading, I showed them the confirmation of my booking details where it says ‘no pets allowed’ but he dismissed this. When I mentioned I’d been suffering all night due to the thick dust, and due to the most lumpy mattress I’d ever slept on, he responded to the dust comment with “really? We’ve just had the AA people round!”; his response to the mattress was “well we’ve just had someone stay in that bed last week who said it was the most comfortable bed they’d ever slept in”. We asked for a refund and he said he couldn’t refund us because we’d booked with Booking.com , therefore we had to take it up with them. My partner reiterated the state of the room and the mattress, the owner got visibly annoyed and became very rude making out it was our issue not theirs, with this attitude my partner said if we didn’t get a full refund we’d instruct our solicitor to get in touch. The owner got visibly angry at this point. There was no apology, no acknowledgement of anything we were saying which was evidenced and factual, he stepped close to my partner raising his voice and throwing his arm out to point us to the door saying aggressively “I suggest you just pack your bags and leave!”. I was devastated and extremely stressed by this, I told the owner that we will just leave and be seeking a full refund. I was then surprised to see he refunded us so fast given that he told us to our face that he couldn’t do that. This was supposed to be a romantic relaxing weekend away and my nerves were frayed by this point. What a nasty experience with what appeared to be no customer service skills or empathetic acknowledgment of the situation they’d created, or the misleading booking.com description this hotel gave us. Ruined our weekend. Would never recommend this dirty unkempt place or the experience of their management style and customer service to anyone.

Well visited with friend for one night Lovely hotel it really is Quiet and spacious The meal breakfast was fantastic top quality I would def return with my hubby But ask for an suite in ya room we had ensure our own bathroom which was fantastic however it was outside room n along very small corridor going passed another room which something I’m not used to But this did not deter me from liking this quaint hotel at all

This is the most wonderful place to stay. The rooms are beautiful, warm and extremely comfortable. The owners are extremely helpful and kind and the breakfast is delicious. You will never regret staying here.

Only stayed the one night but will try and return and include the evening meal option. Booking direct offers some advantages. I booked the ground floor single room, everything was there, clean and worked. The bedroom itself, (single bed) is compact but adequate for a short stay. The ensuite shower room is generous and the shower performed well. This bedroom is close to the front door, the restaurant has a good reputation and is seemingly popular, you may well hear comings and goings if you are early to bed. Plenty of room to sit and "chill" in the common area, with good internet access. Parking may be a challenge if you lack confidence in tight spaces?

We were greeted warmly by Steve and family with tea and cakes on arrival. The guest house is attractive and welcoming. The rooms themselves were very comfortable, beautifully decorated and well-equipped. Guests also have access to a large shared lounge area. Steve was very accommodating when our stay was unfortunately cut short. We would definitely like to come back. It's an easy stroll into Innerleithen, and also has fantastic walking right on your doorstep.

We were made very welcome and Steve, Lisa and little Andrew are a lovely family. It's a lovely old house and our room was very comfy, shower pressure a slight issue but we coped. Food was excellent both at breakfast and at dinner (that has to be pre-booked). Everything cooked to order using local produce, nicely presented and piping hot. Good parking. Innerleithen is a lovely village with all sorts of food on offer. Fabulous roads in all directions. Good bus service if you want to go into Edinburgh. Would definitely stay again.

One night stay mid June. Made very welcome by fantastic host, laughing and joking along with us all. Evening meal lovely and breakfast was superb. Room was spotless. If the opportunity presents itself again would without hesitation stay here.

Caddon View is a comfortable hotel and the owners are very welcoming indeed. Our room was delightful and the food was excellent; we had dinner and breakfast and both meals were of a very high standard. We would recommend Caddon View unreservedly.

A one night stopover. Host Steve very pleasant and attentive and made us welcome with tea and scones in the Study on arrival. Cosy spotless room, comfortable bed, excellent breakfast - loved those sausages. Off street parking good. Dining room closed on Sunday evenings so we used the local Indian restaurant. Not bad.

We stayed here only one night with a group cycling from Newcastle to Edinburgh. The owners couldn't have been more helpful storing our bikes and settling us in. The hotel is a gracious carefully ( and recently I guess) converted doctor's residence and surgery. Decor is sympathetic and comfortable in large rooms. Warm and spotlessly clean. A decent selection of cooked to order breakfasts are on offer and the staff were pleased to accommodate any variation requests. Nice locally sourced sausages! Sadly we were there the only night that an evening meal isn't on offer - Monday. I'll definitely go back - longer next time.
