With immaculate views of the mountains, two spacious outdoor lounge areas, and a private pool, this sanctuary invites you to slow down and come home to yourself.

Our Villa Retreat offers:

Living Area: Enter into a formal living space, this is a space that invites intentional gathering, whether its for heartfelt conversation, relax, or meaningful time together. No AC in this room, only in bedrooms.

Dining Room: Share meals with view to the pool sits 6 people. A 4-seat breakfast nook on the opposite side of the kitchen offers a cozy spot for morning tea or journaling.

Pool — Perfect for sunrise yoga, cacao ceremonies, or slow afternoons lounging by the water. Take a refreshing dip in the pool, unwind by the spacious lounge area, and relax to the soothing sounds of the waterfall feature as you withdraw into calm.

Kitchen: An equipped kitchen with stainless appliances and eco-conscious touches like coffee and tea. Complimentary coffee handmade and grown by Puerto Rico farmers.

Moonlit Water Room (Master Suite): this king room is inspired by the flow of water and features large windows with natural light and calming views. Spacious lounge space for journaling or meditation. One shower towel and one pool towel per guest.

Bathroom 1: Full bathroom—for guests in the Water Room.

Laundry Room: New Smart washer/dryer, feeling eco friendly? Hang your clothes to dry!

Sky Room (Bedroom 2): Queen bed, sitting area—ideal for relaxing, dreaming, or journaling. One shower towel and one pool towel per guest.

Earth Room (Bedroom 3): Two twin beds with soft linens and grounding energy. Small lounge area for journaling and meditating. One shower towel and one pool towel per guest.

Bathroom 2: A full guest bathroom with walk-in shower just off the guest rooms 2 and 3.

Guest access:

Guests have full and private access to the entire home, including pool. You're welcome to enjoy every part of the space as your own during your stay-- whether that's gathering in the open living areas, finding a quiet moment in the elements-- inspired bedrooms, or soaking in the refreshing pool.

Other things to note:

Note: The house has 7 steps from the parking area to the entrance and 1 step from the dining room to the living room. It is not wheelchair accessible.

Check-In & Check-Out

• Check-in: 4:00 PM (must be coordinated with host, no self check-in).
o Early check-in: book the night before.
o Late check-in: $75 after 9 PM, $150 after midnight.
o Host escorts you to property (road not on maps).
• Check-out: 11:00 AM.
o Late check-out: book the following night.

House Rules

o Non-smoking/vaping: $250 cleaning fee if violated.
o Cleaning fee: $150 if furniture is moved or house left messy.
o Damages: Guests pay for replacements; report issues on arrival.
o Max 6 guests: $300 fine per extra person or termination.
o No visitors, no street parking (2 car spaces only).
o Gate is manual (not electronic).

• Car required. Rural mountain roads, no Uber/taxis at property.
• 2 parking spaces only.
• Last 2 minutes of drive are on an mountain road—part of the adventure! Worth it for the views.

• Pool: maintained weekly, no heater.
• No daily housekeeping (keeps rates affordable).

Restrictions

• Must be 25+ to book (ID required).
• No pets. Service dogs allowed with valid paperwork + $195 cleaning fee. Must notify before stay. Unauthorized pets = termination.

• Travel insurance strongly recommended (strict cancellation policy).

So cozy!

After getting over the jitters of driving up the mountain and getting lost on the way home the first night, the stay turned out to be so good. The seclusion and peacefulness of the area was just so perfect. The property was just as pictured. Communications were prompt and the host was very responsive. They were able to provide transportation recommendations as well. Overall, a great time and would absolutely rent Villa Maxine again in the future!

Best experience ever!

We stayed at Villa Maxine for my moms 50th birthday. There were 6 of us staying in the home and there was more than enough space. We all fit in the home very comfortably! Any questions we had, Charlotte or Mayra was ready to answer! As soon as we reached out to them, they responded immediately! We spent a lot of time at the home by the pool! The photos don’t do the home justice. The views are breathtaking. The only thing is the house is at the top of a mountain. It can be a little scary going up and down the mountain if you haven’t done it before. The roads are only big enough for one car. I suggest renting a car as part of the rd isn’t on gps for uber to get to you. Overall we were blown away and would definitely stay there again. Thanks Charlotte!

On a mountain top.

Very cute property, the owner made it feel very nice. the community around the property seems a little run down and frightening. but the people are very nice. THE HOUSE is beautiful, the views are amazing. The pool was perfect. We took the owners recommendations for food and they were likely some of the best places to eat and enjoy. (seemed to be some well kept security spots) overall it was a very good trip. the only thing I can say is that i would want to have a plan for activities because the surrounding area is not tourist friendly in that it doesnt get many gringos. OVERALL it was a great time. this was a great pick. We got a flat in the rental car as we had to get over to let another car pass at speed coming down the mountain 1.25 car width road. we got to the bottom and was a little worried that we were not in the best neighborhood. but we started changing the flat and some local popped out of the house to help us, they brought impact drives and real car jack. they were all super nice. and we got back on our way. we asked the owner for a recommendation for a tire shop and we could not have been happier, the tire shop charged $15 to fix the flat(they would not have even tried to fix it in the states) best tire shop experience i have ever had. they just fixed it and were happy. in US they would have you wait and try and sell you on a new tire and also tell you that you needed to change your oil filter and bleed your transmission fluid.

Tranquility At It's Finest

Charlotte and Francheska made this stay the best! From the moment we landed, communication was top-notch. Very responsive to any questions that I had. Very helpful with recommendations for fun and food and shopping. Providing pamphlets and brochures a welcome email, as well as a welcome binder. Francheska allowed us to check in, have us dome information on the house and then provided drop pins and directions to everything that was suggested and anything else that I inquired about. Would absolutely recommend Villa Maxine to any couple wanting a romantic getaway or a family wanting a little more space and privacy that a resort or hotel can't provide. Will definitely be back! Thank you for having us!!!

This house was a beautiful as it shows in the pictures.

I stayed with 3 other friends and we fell in love with this property . The house was big and beautiful. The host was very friendly and was always available to us in case we needed anything . She took it upon her self to show my friends around and take them shopping for some things they needed before my arrival to the villa. It was an amazing experience . I'm definitely looking forward to go back soon .

One of the best family vacation experiences

This property was great for many reasons. 1) Let's begin with the owners, Charlotte & Luis. They were terrific hosts, always available when needed, and going above and beyond to make sure we had all of our needs met. 2) Location - it isn't even located on any GPS. For some it would have been daunting. The property was at the top of a mountain at the end of a long winding and very narrow road. My wife refused to drive and the first time up, and down my children screamed the whole way. But that was the charm and fun, even finding the home was an adventure. Isn't adventure the goal when visiting a tropical island? And an added plus, it was only about a 25 minute drive from the airport. 3) the homestead - once we reached the home it was well worth the drive. A beautiful view from every window in the home, a refreshing pool, we cooked on the grill one evening, and cooked breakfast all but one morning the entire trip. All the bedrooms had AC (we wished the living room did also, but we didn't spend enough time at home to be negatively affected). The view of the sunrise from the master bedroom was spectacular, and hearing the roosters every morning was a refreshing change from the usual sound of traffic. We didn't mind sharing the homestead with the variety of frogs and lizards who call the area home. We would have liked to see more of Lucky, the owners' dog who seems to call the local forest home. 4) The local area - I'm not sure what the deal is, but apparently horses are very important part of the culture there. Riding around at night we saw all kinds of folks riding. We went to one small local bar where they were grooming a horse tied to the front door. And on Sunday, we ate lunch at a small restaurant where 15-20 horses were stabled while the riders ate and mingled outside. Very cool. We tried to eat most our meals at small local restaurants outside the tourist traps, and saved quite a bit of money doing so (San Juan cost us 2 to 3 times more). 5) The price - can't be beat. Staying at a local home is not for everyone. If you are looking for a vacation where you are pampered and primped, don't want to meet the local fauna and animals, and want valet parking, this place is not for you. But, if you want to get to know the REAL Puerto Rico, make sure you visit Charlotte and Luis, you'll be happy you did.
