Below you will find details about our 1 bed/ 1 bath home, Joey’s Riviera Villa in Pacific Beach.

This spotlessly clean and beautifully furnished condo sleeps up to 4. It features a king bed in the bedroom, and a comfortable queen size Murphy bed that folds down from the wall. The kitchen is fully equipped with everything you need for dining in. The kitchen has granite countertops, real wood cabinets and stainless steel appliances. The living room has brand new laminate flooring, gas fireplace, dining seating for 5, large flat screen TV and an unbeatable view. The bathroom has dual sinks and a large walk in shower. There is a coin operated laundry room about 30 feet down the hall.

The Riviera Villas are situated on the quieter East side of beautiful Sail Bay (the loveliest part of Mission Bay)! You will have a magnificent view of the sunsets with the activities of the bay in the foreground; kite-boarders, sailboats, water skiers, catamarans, etc. Yet, you are only 12 minutes from San Diego's bustling downtown historic Gaslamp area with its fine dining, 1.5 miles from SeaWorld, and within 15 minutes from the lovely Balboa Park with the famous San Diego Zoo. So, you can have it all!

We can provide an air conditioning unit for an additional fee. Please contact us to reserve the inventory.

Enjoy your coffee on your private balcony as you watch the boardwalk come alive. Right below people are on the boardwalk riding bikes, skating, jogging, and just strolling at leisure. Take a stroll or ride our two provided beach cruiser bikes around the bay and if you like, cross over to Mission Beach with its wide boardwalk to watch the surfers or catch a glimpse of the green flash at sunset.

Vacation rentals in San Diego are for the most part, second homes for the owners. Therefore, some furniture or decor may differ from what is pictured because the owners needed or wanted to replace something. Professional photos are expensive and we can not re-photograph the rental every time something is changed but we do maintain the listing content with any notable furnishing changes especially related to sleeping arrangements. (*Please note: We do not give refunds because a piece of furniture or artwork has changed)

*NOTE: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the San Diego Police. It is important for you to read all the details about your property. Attention Guests: In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days. If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.

With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. Trash/Recycling, Check-out duties, Communication to management and Care of the home all help us give each guest and family a home to feel at home in. Policies & What to Expect

THERE IS NO POOL OR HOT TUB AT THIS PROPERTY!

Arrival/Departure Policy:
Check in time is 3 pm and strictly enforced. (From Memorial Day weekend through Labor Day, check-in is at 4pm)
Check out time is 11 am.
Please follow all instructions for your arrival and departure in our email and phone call correspondence. There is signage around the home to assist with the use of amenities and questions that you may have during your stay. We are available too, even after hours-give us a call!

Nightly Minimum Policy:
4 night minimum required in the off season. 
6 nights AND a Saturday Check-in is REQUIRED during peak season (June - August). Arrival on Friday or Sunday instead may be an option.
(Please inquire if your group needs accommodations that are different as we may be able to accommodate you!)

☀️ Holiday 2025 Policy: 
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 20-January 3). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day. 
*An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you!  

☀️ Summer 2025 Policy: 
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2025, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

Last Minute Booking Policy:
If a guest books with us directly or on any OTA such as Airbnb and VRBO, within 72 hours of arrival, verification credentials are required. By making a payment on the reservation, the guest agrees to comply with our last minute booking policy. 

To properly vet a guest with such short notice requires the following; a “selfie” photo specifically of the booking guest’s face and holding either a Driver’s License, Passport or State ID photo under their chin. We are just looking for a name to match and the photo on the ID to match that of the person in the selfie. This can be sent by email or text to our company email address. Additionally, we need to confirm guest details such as payment, contact information, applicable check-in time, number of guests and ages, any pets, etc.

This process is required, and if a guest refuses to comply then the reservation will be canceled. We have found this procedure to be successful in avoiding fraud, and protecting all parties! We appreciate your cooperation and we are available to help with any questions.

🐾 Pet Policy: Pets are NOT permitted at this property. Guests who bring a pet that is not a service animal will be fined by the HOA.

Rate Policy: Prices change on a daily basis so the rates you see today may be higher or lower when booking!

Age Policy: We do not typically rent to guests under the age of 25 or large parties. Please contact us prior to booking to see how we may accommodate your group.

After booking:
We manage properties on behalf of our owners. Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. A Beautiful Property

The check-in was seamless. The kitchen was very well equipped. There coffee pot pod make wasn't working properly but after calling for assistance, it was replaced with a new one. We will definitely rent this property in the future.

Best VRBO Ever

This was our favorite stay of all VRBOs! The location was impeccable - right on the bay with incredible views, people watching of activities, sunsets, etc. The weather was 75-78 degrees most days, so we opted for the portable AC unit in the bedroom and were glad we did. It would have been manageable without it, but we like to sleep cold. Property management was very responsive. The bed was ultra comfortable, kitchen had everything we needed, bathroom stocked with towels; it was fantastic. Only thing we didn’t need to pay for was the pack n play, because it turns out there was already one in the closet. Overall great stay!!

Perfect getaway

The Best Views of the Bay!

Traveled here for a week getaway. We were familiar with the area and absolutely love staying on this side of the Bay. The host was so accommodating and helpful. The condo was clean and has been well maintained. We can’t wait to come back again.

Entertaining views of the dogs who frolic on beach every morning

The location was perfect. We had a gorgeous view of the bay. The unit was exactly as pictured. We appreciate all of the care we received. Management quickly responded with someone who figured out what we were doing wrong when using the Spectrum cable. The unit was spectacular and extremely clean. San Diego was a real treat. Crew Classic weekend in Pacific Beach

Awesome location, walkable to many attractions & restaurants. Beautiful view of the Mission Bay beach from the 2nd floor patio. Recently remodeled unit is very comfortable with new kitchen, and garage parking was a plus. Check-in late at night was a little challenging. All the necessary information was contained in my orientation package, but attempting to follow printed instructions, locate lock boxes & keypads in a new-to-me place late at night made the check-in process less than 5-stars. The property management company (Nancy's Vacation Rentals) was very responsive when the unit's electronic door lock failed late Friday night. Their team managed the problem and ensured my stay was minimally impacted. I will absolutely be renting from NVR on my next stay in San Diego.

Great location next to the bay. Great walking around the bay and to the ocean. Super clean and nice remodel. Try Olive’s Cafe (25 minute walk) for breakfast. Would definitely stay again.

Best Bay Watch Ever

We always stay on the other side of the Bay in a little cove off El Carmel across from the rowing club and have observed all the activity in the larger part of the Bay so booked a condo on the other side. Joey's RIviera Villa was the perfect location...property management team goes overboard to make sure access to the property is easy, they provide carts to help move your belongings to your condo, there's a secure elevator and the garage is completely secure as well. The condo was comfortable, had plenty of amenities, very clean, the view spectacular! Will go back again in a heartbeat.

Anniversary getaway

My husband and I traveled to San Diego for our 20th anniversary. We were also there to visit family. I arrived on my own the first night. I had read all of the instructions and everything went well. The garage was secure enough that I felt safe when I arrived on my own late in the evening. I enjoy cooking and baking. I was able to bake six loaves of sourdough bread and cook a wonderful meal plus breakfasts. I brought a lot of my own cooking supplies and spices because I didn't expect everything I needed to be on the property. I was pleasantly surprised with some of the kitchen equipment they did have and used it when necessary. The view of the bay was wonderful. The walk to the ocean beach was easy and took 15 to 20 minutes. If we wanted to go out to the beach of the Bay it was right outside the building. We watched people playing volleyball and those who were jogging or strolling along the path. It was surprisingly quiet with the door shut. When it was open we could hear people outside but not loud. I am not a good travel sleeper. I found the bed very comfortable and soft. I slept remarkably well. My husband said he could hear a few things at night (not overly loud) I did not because I use earplugs when I sleep. We both highly recommend this property. The next time we want to rent in the area we will definitely come back.

The apartment was spacious and comfortable. The location is excellent! It was generally quite clean; there were exceptions. The property owner is doing a poor job of maintainance: window shades, bathroom doors, bathroom light switches, paint touch-up, entertainment cable routing . The "electric grill" is Mickey Mouse!

Excellent location for a visit to San Diego

We loved sitting on the balcony that overlooks a beach walk and the shore of Mission Bay. We enjoyed some beautiful sunsets and watching every king of water toy you can imagine. Everything was clean, the kitchen well-appointed and the bed comfy. Some furnishings were dated but everything was in good condition. Hosts called during our stay to see how we were doing. This is a good location because it;s between downtown San Diego and La Jolla. Torrey Pines and Loma Point were also both within a 20-minute drive. Next time we might opt for an ocean-side location with ocean surf but would definitely be happy to return here also.
