Beautiful area to explore, food, neighbourhood stores, gardens and amazing city views. Great location for public transport giving options of travel, bus, tram and train. Breakfast was more than adequate offering hot dishes, fruit and pastries. Waiters offer espresso or cappuccino. Comfortable size room with mini bar which is over stocked not allowing space for personal items. Bathroom clean. Cleaning staff spend a long time in rooms. Wifi worked well in room and breakfast area. Afternoon spritz aperitivo was enjoyable with friendly staff. The weather was extremely hot in August 2017 and the air conditioning kept the room cool. Would stay again.

Booked this hotel following reviews on Tripadvisor and were not disappointed. The area is just beautiful, you walk five minutes from the bustle and noise up the Avantine Hill to an area of peace, it is such a pretty area, if you can get a balcony you can have a wine while looking over Rome and hear nothing but bird song. If you don't get a balcony make sure you go up to the terrace and check out the view. The gardens, bar and restaurant in the hotel are lovely and the breakfast is more than adequate. We had room 529 which had a wonderful wraparound balcony and a massive bed. The room was nicely decorated, basic in the way of amenities but spotless with a huge shower (no bath). I am now surprised that many people were disappointed by the staff, all the staff members we encountered were extremely helpful and friendly, if you are unsure of where to eat they will provide you with little maps and a rundown of the type of restaurant and will even phone ahead to make the reservation for you. The location is a good ten min walk from Pyramid or Circo Maximus but that was no problem, and we loved the fact that 15 mins and you were right in Ancient Rome. We discovered a beautiful garden at the top of the Avantine Hill, it has a superb view of the Vatican and is a lovely peaceful place if you have had a hectic day. Definately get a guide at the Colleseum you will get so much more from the experience. We went on a weekend when the Vatican Museum was free - avoid this day at all costs, I have never seen a que so long it wrapped around three of the city walls, I would rather have paid but it was our last day and there was no way I was wasting it in that huge que. We went to St Peters instead, paid our respects to Pope John Paul II and climbed the Cupole (DO NOT do this if you are claustraphobic, I had a few tizzy moments luckily the top was worth it) We dined in a few of the local restaurants but our favourtie was Buccatino - dont go if you want peace and quiet, this is a noisy Roman trattoria, if you want fab food and a fantastic atmosphere make sure you visit, it was our favourite place to eat even though the hotels restaurant served superior food. I will definetly be going back again.

lovely room with comfortable bed and powerful hot shower with a bath, really nice breakfast and very friendly and professional staff. 5 minutes walk to a tram stop 10 minutes to the new Testaccio market (two stalls worth visiting one sells a cup of good prosecco for 2 euro 50 the other sells the best sandwich ever for about 4 euros) and about 15-20 to the Colosseum. Also not that far away from the Trastevere area where we found the best food on our holiday (cajo e gago) and a 660ml bottle of Peroni for 2 euro 50 (bar san calisto)

We stayed here with our daughter, 9 years old. The hotel is beautiful with a gorgeous little eating area. Beautiful views. Our room was spacious, bathroom a little small as is normal for Europe. The hotel is not situated near a subway and you will have to walk a small distance to get to the nearest shops and train station but it is not too far. Will stay here again.

We stayed in a family room with a large balcony. It was perfect! There was plenty of room for us and our two teen daughters, and we even enjoyed bringing breakfast to our private patio in the shade. Gorgeous. Staff remembered us from previous visits and we felt right at home. Spouse and I loved happy hour on the patio on a very hot day. Perfect cocktails and snacks. The staff even brought bags of ice for my injured foot! More and more to do in the area, including nearby restaurants in Testaccio. I always go exercise in the mornings at the Giardino dei Aranci a few blocks away with a view over Rome and St Peter's. We will be back!

Hotel Villa San Pio is a charming hotel with a few important problems to consider. First I’ll talk about the positives and then move to the negatives. Positives: This hotel looks great. It had a nice dining area, decent staff and the rooms “look” nice. The location was pretty good If you’re looking for delicious Roman restaurants that are walking distance in the Testaccio area. You can also walk to the colosseum, but in my opinion this location is not as good as staying in the center of Rome. The hotel staff was inconsistent. Some of the staff was excellent others were not, but they do all try to take care of issues you might bring up. Negatives: The hotel looks nice but the quality is not that good. Our first room was not what I had purchased. It was very small and the shower was the smallest shower I’ve ever had to shower in. The bed was decent and the pillows were just ok. Also, the light sensor in the room was broken so once we turned off all the lights to go to sleep, the sensor kept turning on all the lights after a few minutes. The next day we were moved to a nicer room but it still had its issues. First the WiFi was not really working in that room and (any traveler knows WiFi is important). There were weird sounds coming from the vents every so often and we were woken up around 7am or 8am when the hotel started preparing the breakfast area downstairs, which was very noisy. Conclusion: if you are on a tight budget and want to risk it, it’s not that bad of a place to stay. But, if you have a little more to spend I would look elsewhere.

Charming Villa in a beautiful part of Rome. Close enough to walk to all the attractions of Rome (a 10 minute walk to Colosseum and Circus Maximus and 40 minutes to the Spanish Steps) but in an area that is so serene - perfect for a light sleeper. Aventino Hill has a a fantastic view all over Rome. We didn't use public transport during our entire stay. The hotel has old world charm with lovely, albeit small rooms, comfortable bed, clean bathroom, beautiful gardens and attentive staff. The included breakfast was terrific and could be enjoyed in the atrium or on the terrace. We were fortunate enough to have a little balcony attached to our room so we could sit and enjoy the outlook over the leafy neighbourhood.

Perfect hotel for anyone else. It has so nice garden, perfect location, car parking area, free internet, fantastic breakfast area in the garden. There is a piano at the hotel restaurant. If you find its price is ok for you do not worry about the rest of the things. Because all are fine. The location of the hotel is very easy to find, walking distance to Testaccio where you can have many alternatives for a fantastic dinner, Colosseum few kilometers, even Piazza de Venezia, Pantheon, Forum are 15-20 minutes from the hotel. I certainly recommend you to stay at this hotel.

As expected in Europe the room was quite small but comfortable enough for our family of 3. The room was clean, bathroom had a great shower and nice comfortable bedding which was very welcome after a long day sightseeing. Breakfast was very good and the area in which it is served was great. The Hotel, which is in an quiet upmarket residential area, is a brisk 10 minute walk to the nearest Metro (Colosseo) which made getting around the city very easy. There are numerous restaurants and convenience stores on the way from the Hotel to the metro so stocking up on goodies was very convenient. I would not recommend walking to the Hotel with your luggage when you arrive as you might struggle to find the Hotel and the walk involves a steep uphill close to the property which might be strenuous for families with children or more “experienced” travelers. Once you have dropped your luggage at the Hotel the walk will not be strenuous at all. Highly recommend!

We are in Rome for 6 nights and stayed here 5. The hotel is located in a wonderful, upscale neighborhood within walking distance of many of the must see places of Ancient Rome. The train station isn’t far but with luggage would be a trek. I recommend a taxi from the station. Don’t let your driver trick you into more than a 7euro fare. Use the meter and tip if you want. We are here in late November and the weather is perfect with highs in 50s. Ask for a courtyard view if possible and even with our window open it’s quiet except for the birds singing in the trees below. Our room came with breakfast. Great assortment of foods on a nice buffet. If your idea of traveling is to get off the beaten path and experience the hospitality of local Italians then you should definitely consider Villa San Pio.
