Beach was incredible but the rooms need better up keep. We had no hot water in our room, no internet, and the air conditioning unit was broken and leaked water all over my luggage and clothes.

Great location but the hotel was disappointing. This hotel has the potential of being amazing given it's location but the hotel itself needs a lot of work. It was evident that the rooms have not been updated in a long time. Your cracked tiles on our floor, the sliding doors to the balcony did not work in there were handles broken off the door that had not been fixed or replaced. The general maintenance of this hotel was honestly extremely disappointing. We had no hot water in our room for most of our stay. There was debris such as bottle caps etc in the sand where you walked from the hotel to the beach. The free breakfast buffet was horrible. In contrast the staff was very nice. A young woman by the name of Andrea that worked at the front desk was extremely helpful to us and very nice and spoke very good English which was also very helpful as we were trying to book excursions. I feel bad for the staff that works there as their Business seems to be suffering. Most evenings the bar was empty and the restaurant was empty.

I was a little weary about this hotel because of some of the bad reviews I read - but I had a very pleasant experience! I booked a partial view room, and my whole group (3 rooms total) was upgraded to a ocean view room right in front of the beach. They even made an effort to put us right next to each other. Having a view of the beach right from your patio is surreal - and amazing! The rooms itself were clean. I had a great sitting area that allowed for gatherings as I was with 6 other people. The hotel provided a hairdryer, beach towels, and access to beach chairs. Plus, this hotel has A/C, which is not too common in Tulum when staying on the beach. The staff was great! One of the people I was traveling with accidently left their phone in a taxi, and the taxi driver came back to the hotel to drop it off, and the security guard recognized us and gave the phone back. You could see them logging who was coming in and out of the hotel, so it felt very secure. The free breakfast was as expected for a free breakfast - there was someone making omelets, and could have him create creative dishes with what was available (huevos rancheros!). I read a lot of negative reviews about the food here, so my expectations were very low, but the breakfast wasn't that bad. I didn't eat lunch or dinner here so I can't comment on the food options during those meals. Overall, I would come back again, and would recommend!

This was my second time, meaning I came back because price quality in Tulum it isn't bad. Do not expect the 250 dollar per night that you get in other places. Everything is quit basic and the restaurant is not the place to eat. Nevertheless the place has some goods, very close to the beach and a beautiful view on the sea. Just sufficient .......

Amazing stay at Cabanas. Everyone is very friendly. Great food at the resort and in the area. They recommend Manuel for all diving/snorkling excursions and he is wonderful. Definitely a must stay.

Such a great location, we fell in love with this hotel and with Tulum. So much to do. Food at Ziggy's was very good, staff here and at the hotel so friendly. We can hardly wait to return.

We had wonderful two nights at Cabanas Tulum. I definitely re-stay at the hotel if I go to Tulum.

Spent 5 days at Los Lirios. Very tranquil,beautiful beach and nice staff. Rooms are large with sitting area. Roberto is friendly and does a great job managing the hotel. Restaurant serves good food and the American breakfast is plentiful. Jorge welcomes you to the restaurant and makes you feel at home. It is quiet in the evening - maybe some light latin music in a corner of the restaurant would allow guests to dance - if they chose to, I recommend this hotel to all for a relaxing retreat. Mayan ruins very close.

This trip and hotel were fantastic. To all the staff, the perfect location, and the beautiful hotel, nothing could have been better. Breakfast every morning at the hotel was delicious, and included - great bonus! The entire staff was welcoming, happy, and ready to assist in any way possible. Maiya, Freddy, and Candy were particularly wonderful, but everyone was tremendous. We ate in town and on the hotel strip. Food in town is authentic and amazing. If you want to spend a lot of time in town or at sites in the area I highly recommend renting a car. Taxi rides start to add up. We didn't this time but definitely will next time. Nothing could have been better at Cabanas though one thing to note. If you stay at The Beach you get beach service and your own beach poofs. If you stay at Cabanas you will have to go to Ziggy's to get these which is open to the public. Other than that, nothing could have been better. We will definitely be back to Cabanas/The Beach Tulum!

We stayed in a beachfront cottage at Cabanas Tulum for 5 nights in July 2014. Overall, we loved it. Right on the beach, with breathtaking views of the turquoise blue sea. Thought the room was very nice, and loved the rustic feel of the bathroom (but with all modern amenities). Room came with its own balcony with easy chairs and a hammock. You can sleep with the door open at night if you want to the sea breeze, or draw the heavy curtains if you want to shut out all morning light (very effective). The staff were extremely friendly and helpful. Esp. Aubrey, and also Maya at the reception. Couple of minor quibbles. - The Internet connection is nonexistent in the beachfront cottages. Was available only at the lobby, and slow/spotty at that. - They recycle towels, even if you throw them on the floor (in the US, that is usually a sign that you want them replaced). - The heavy light-out curtains in the rooms need cleaning - looked like they had not been cleaned ina long time. - There was a lot of seaweed in the sea close by (in front of The Beach Tulum) for most of our stay. Cabanas Tulum is right next to its sister concern, The Beach Tulum. The latter has more nicely appointed rooms, but one would assume you ware not going to such a gorgeous location to spend your time inside. Otherwise, the amenities are nearly the same. GIven that Cabanas is almost 1/2 the cost (USD 215/night) compared to The Beach (USD 400/night), I believe Cabanas is considerably better value for money. When/if we go back to Tulum, we will definitely consider Cabanas Tulum as the place to stay.

The hotel was very well located in Tulum. We compared it to other hotels on the strip and this one was one of the nicer hotels,especially their beach. The staff was very good. The only thing was that they didn't have our reservation when we arrived. They did not give us a problem and they gave us a room with an ocean view. The twist though... is that the rooms on the ground floor have a humidity problem due to the construction not having a barrier in the foundation. Our sheets were literally always wet! Our clothes also. That was the only complaint about the room. The overall hotel needs a little TLC but it was very nice anyway. Next time we will ask for a second floor room. ALL the rooms had a view of the ocean, even the garden view ones.

This hotel is on the best stretch of Tulum beach. Great service from the front desk and restaurant staff. The room was huge with a beautiful view from the terrace. Already planning another visit.

Perfect beach getaway. Our balcony looked right over the beach. Included a hammock. Only complaint was that there wasn't a fridge I the room.

I got to this hotel with my wife with a lot of good expectations, but I found out a really dirty hotel. While the rooms were big and comfy, the floor and the shower were dirty, the staff just do the bed and changes the towels, but they do not clean neither the room nor the bathroom. Another bad think about this hotel is they supposedly offer hot water in the shower but the two nights I stood there I showered my self with cold water.

We stayed at the Cabanas Tulum for five nights. It is the perfect hotel to relax and unplug. The decor is simple and the furnishings sparse with a organic quality. The room and shower are large and inviting. Breakfast is delicious and the staff is very helpful and genuinely kind. I especially loved having the beach at your doorstep and hearing the robust sounds of the waves throughout the night.

A generic hotel composed of townhouse kind of units, in a good location on the beach, you will not see beautiful people here, but the king rooms are large and clean (I didn't see double rooms). Breakfast is so so, decent variety. Bottom line, if can be booked cheaply, not bad, but definitely not worth premium rates they try to charge.

Hotel's reservation agent is only available via email and isn't prompt in responding to emails so I missed out on a beachfront cabana and had to stay in the second row of rooms off the beach. These "second row" rooms are very basic and no frills. Location of hotel is good so good restaurant, yoga, shop options within walking distance, but I would only recommend staying here if you have a beach front cabana. If you don't stay beach front, they don't allow you to use the hotel's pool and you're treated as second class. The front desk agent most days was a young Mexican girl whose English was not good and it was a struggle to get answers to questions with her and she was often confused with basic inquiries. I found concierge in the beachfront guest area who spoke wonderful English and was an amazing help, but I found her only by chance. Hotel otherwise offered no activity recommendations and did not even have a decent area map to give to guests which was disappointing since this was my first visit to Tulum. Being more customer service oriented and hiring people who speak both Spanish and English fluently would be a marked improvement.

Beautiful beach, friendly staff, clean rooms. We wanted quiet time in the sun and we were not disappointed.

We arrived late at night and on the way to the room we figured that was a great hotel just because of the fantastic pool. Our room was minimal decor with king bed, vent and air-con during the night; a balcony facing the beach and stair to a terrace; every night we looked to the stars before bedtime. The restaurant had great, delicious and sofisticated food with friendly waiters bilingual speakers and always there to serve you with a big and honest smile. Not to mentioned that our experience in Playa was as we expected: nothing to see but tourists and one famous street full with restaurants that we did not care much! We will comeback to this hotel and we definitely recomend!!!

It was a great hotel for the price we paid, and included breakfast, air conditioning, and an upgrade to a second floor room due to availability. The beds were a little hard, and we had to ask for trash cans. The tub was also a bit dirty, so no baths for us. The hot water was good. Overall, a good location, decent breakfast, and WONDERFUL to have air conditioning. Note to fellow Travelers: It's best to book rooms prior to arrival to Mexico and as far in advance as possible. It's likely that your bank will charge you an international fee for purchases made while in Mexico, even if it's through an American website.

great location hotel was disappointing

Great location but the hotel was disappointing. This hotel has the potential of being amazing given it's location but the hotel itself needs a lot of work.
