Union Farm Cottage, a beautiful, detached, barn conversion which has been completely renovated to offer luxury self-catering holiday accommodation for up to 6 guests and 2 well behaved dogs. It is a wonderful holiday home to start your adventures in the Yorkshire Dales National Park.
This Dales cottage is situated in an idyllic location down a quiet, private drive within, yet on the outskirts of, the popular village of Reeth in Swaledale on the grounds of a working farm. Not many cottages in Reeth can offer the space and seclusion that this holiday home boasts, with stunning, uninterrupted views of Fremington Edge and Harkerside, yet still only a few minutes walk to the gorgeous Village Green and local amenities such as pubs, cafes shops and ice cream parlour.
This stunning barn conversion has been sympathetically modernised. Downstairs is spacious, light and airy with an open plan living space, contemporary kitchen and dining area, utility, cloakroom. In addition, there is a downstairs double bedroom with ensuite shower room.
The kitchen / dining area is stunning with large glass patio doors to bring the outside in, also offering views across the farmland and beyond to Harkerside. The living area seats 6 on comfortable seating with a large, modern wood burner adding warmth and charm and a 43inch smart TV for entertainment. The cottage is heated throughout via eco-friendly ground source underfloor heating and offers free WiFi.
Upstairs, the two spacious bedrooms are full of dales charm, boasting high vaulted ceilings with exposed oak beams, both with their own ensuite shower room. The master bedroom also has a wall mounted flat screen smart TV. Due to the layout and the combination of bedrooms both upstairs and on the ground floor, this holiday home suits a variety of guests from large families, to family’s holidaying with grandparents (who perhaps might appreciate a ground floor bedroom and shower room) or couples holidaying together as each room has its own ensuite.
Outside, the cottage is fully enclosed within its own private grounds. There is a large parking area for 4 to 5 cars, a shed for secure bike storage and a feature water well – all surrounded by fence and private gate. The south facing garden area is also enclosed behind a traditional Yorkshire stone wall and iron gate, with wooden garden furniture for alfresco dining or simply to enjoy a morning coffee or evening wine.
This holiday cottage is ideal for those who enjoy walking and cycling in the amazing Dales countryside. There are multiple walks and bike routes from the door. You can choose from gentle riverside strolls along the River Swale or the Arkle Beck to more challenging hikes up Fremington Edge or Calver Hill and more. There is also no shortage of bike rides, no matter your preference – road or off road – here in Swaledale, we have it all!
If you don’t have a bike, this cottage is only a short 10 – 15-minute walk to the Dales Bike Centre where you can hire a bike for your chosen adventure. They also offer guided tours and have an onsite café and cakery to keep you fuelled before or after your ride. Booking in advance is highly recommended.
The Swale Trail starts just up the road from the cottage. It is a purpose built, unsurfaced path which starts at Grinton and runs a 12-mile route up dale to Keld. This trail was built for families with push chairs or young children who like to ride bikes together and those with mobility issues to enjoy the countryside safely off road.
Being only a short walk to the Village Green in Reeth, you are not far away from the amenities. Reeth boasts 3 pubs all of which serve traditional pub grub, The Burgoyne Hotel which has a bar and meals for special occasions and a gorgeous Sunday roast. Reeth also has 4 cafes, 2 bakeries – including the Two Dales Bakery where you can purchase award winning loafs, a post office with shop for all your essential items, a gift shop, Swaledale cheese shop and art galleries.
Union Farm Cottage is one of our dog friendly holiday homes, two well behaved dog’s welcome. There are a number of dog friendly pubs in the area and plenty of dog friendly walks close by which makes this dales holiday cottage an ideal choice if you are looking for pet friendly accommodation.

From A1: turn off at Scotch Corner to Richmond
In Richmond take the A6108 and then B6270 to Reeth
When you approach Reeth you shall drive over a small bridge.
Approximately 300 metre beyond this bridge the road bends to the right (which take you up to the village green).
You shall also notice, immediately on this bend, a farm track. This track will lead you down to Union Farm Cottage.
Union Farm Cottage is the first building down this track. Open the farm gate on the left of the property to access the private drive for the cottage.

We had a fabulous stay at this property. It was a really comfortable and well designed house. There was plenty of room while still remaining cozy. We cooked five nights out of seven and had everything we needed (apart from.may be a large serving spoon- we could only find a ladle).Beds were lovely and having a really nice en-suite in each bedroom was brilliant.It was also lovely to have a comfy sofa which was big enough for everyone to sit on easily for a bit of relaxation and some TV at the end of the day.We were lucky to have a few dsys where we could sit in the garden and enjoy the views and wildlife - we even had a visit from a hedgehog one day. There's loads to do in the area, nice wals etc. But make sure you visit the Fish & Chip van on a Friday evening, the Dales Bike Centre café and we had a great meal at the Black Bull.It's allso worth mentioning thst the whole area is very dog friendly and our Indie had a fab time too.

Fantastic property in a good location
The barn was wonderful. It has to be one of the best properties we have stayed in. It is finished to a high standard with lovely fixtures and fittings, and has a very welcoming feeling. Whilst it is tucked away down a private drive, it is only just over 100 metres walk from the centre of Reeth. Parking on site is great, with room for a few vehicles. We found it very private and extremely relaxing, with fantastic views. We would highly recommend this property for both couples and families.

Fantastic property in a lovely location
Beautiful cottage. Well equipped with everything you need. Very good quality bedding and mattresses. Biscuits and wine left for us on arrival.
Owners were so helpful when my little pup needed to be seen by a vet. They went out of their way to make sure I was seen quickly.
Reeth itself is such a lovely little village. Very Dog Friendly. Three Dog friendly pubs. Good food. There's a well stocked shop open every day as well as a post office and a bakers shop.
Would love to go again!

Fantastic cottage in a great location for visiting Swaledale
This property is extremely well appointed and furnished. Everything you could need during your week is provided. The rooms are very comfortable and it's a great place to relax. The location is great - right on the edge of the village so extremely quiet and private and yet only a short walk to the village centre with access to the pubs and shops. We highly recommend it and can't wait for a return visit!

Peaceful retreat
The gorgeous house is Set at the bottom of a lovely village, which has pubs, ice cream parlour, craft shops and a post office shop.
The house is beautiful, spacious and has everything we as 2 families needed for a weeks stay. The views from the garden are absolutely stunning, lovely to sit out on the patio for drinks it’s so peaceful! Each bedroom is en-suite which is fabulous. There is also a utility room useful if you get wet or muddy! Walking distance to dales bikes, where you can hire mountain bikes and follow the swale trail to another pub for lunch!
