4WD or AWD and good winter tires are highly recommended during winter months. (moderately-steep driveway)

Please keep windows closed and keep the thermostat between 68-70 degrees. Thermostat changes will be gradual and temps will take hours to adjust.

Please close the doors behind you and keep the windows closed during the winter. Pipes can freeze very quickly here in our beautiful winter wonderland.

Please note that we offer two options to protect both you and the property, ensuring it remains in excellent condition for you and future guests: a non-refundable Damage Waiver for a small fee $50, or a refundable Safety Deposit hold on your card of $1000, which covers potential damages during your stay. These options will be presented to you after booking via our Guest App.

Travel insurance is recommended. As with any vacation, unexpected situations sometimes occur that can put a damper on even the best-planned trips. We stand by our firm by our cancelation policy and getting travel insurance is your best option for protecting your trip from the unexpected.

***For stays longer than 30 nights we do require a lease agreement, background check, copy of drivers license, and a one time insurance fee to be paid before your arrival. The one time insurance fee for stays 30-90 nights it will be an additional $750, 30-180 nights would be $1000, 30-270 nights would be $1250, and 30-364 nights would be $1500***

For reservations longer than 30 days, we charge a doubled cleaning fee due to the increased time and effort required for maintaining the property. This additional fee helps ensure the space is thoroughly cleaned after an extended stay.

It is recommended that guests have travelers insurance for the duration of their stay

We do not allow pets at this home- bringing pets into the home will result in a fine

-We do allow furry travel companions but unfortunately can not accept cats for allergy reasons. Well behaved dogs welcome.

No Smoking of ANY Kind Please:
-Damages will be incurred if found that there has been smoking

Quiet Hours are from 9pm to 8am. No more than the authorized # of guests at the house during quiet hours.

No disruptive events or parties. Airbnb guidelines state that if a guest is reported for a disruptive party or violating Airbnb's party and events policy, they may be subject to suspension or removal from the Airbnb Platform. In addition, the host may also ask that you vacate the property and no refund will be given.

Fee schedule for violating house rules:
-Unauthorized late check-out: $50 immediately, $50 for every 30 minutes after checkout
-Smoking of any kind in the house or near the house where it can waft-into the house: $250
-Unauthorized Parties or events: $500
-Additional guests beyond what was approved when booking: $35 per guest, per day
-Deep clean fee, if required (i.e. carpet stain, bodily fluids, or excessive trash, etc.): $250
-Broken/damaged items: charged at replacement value.
