We had a wonderful stay at the Cliffside Inn. Our room, The Lark Suite, was beautiful and extremely comfortable. The staff at the inn was friendly, helpful and accommodating. Sitting by the firepit in the evening and meeting some of the other guests was very pleasant. The location of the inn was ideal, in a quiet part of town, close to the cliff walk and a pleasant one mile walk into the busy tourist area. Eating breakfast on the porch of the inn was very pleasant and relaxing.

I was very impressed with The Cliffside Inn and would recommend it. We stayed in the Tower Suite, which has a nice turret and window seat. The Tower Suite has a bathroom on the ground floor with a large bathtub and separate shower. It has its own parking spot and exterior entrance.

Just came back yesterday from Newport and wanted to write a review while everything is fresh in my mind. I read so many reviews on Trip Advisor and actually booked another inn but kept coming back to Cliffside and ended up booking here. It is our first B&B experience and so far it was a good one! The inn was newly renovated and while others complained about the decor, I really liked it. It feels updated but still kept the historic elements of the place. We were in the Blue Room as it was a last minute trip and we loved our room! While we did not have any water views, we loved the decor and the window seat. Lots of sunlight and the bathroom was clean and the rain shower head was amazing. Yes the breakfast could have been more substantial, but honestly the offerings were not bad and healthy. The presentation is beautiful too. (If Cliffside is reading this, maybe you can add more hearty/warm options to the menu.)You can get as much as you want and we were full until about 2pm and this included a LOT of walking. Didn’t get to personally meet the owners but Devin the young man who greeted us during check-in was so nice and knowledgeable and gave us a map and wrote down recommendations. It was nice to eat breakfast on their patio/porch and we met some of the guests who were nice. The 5pm wine and cheese hour was a nice touch and it was a good way to meet some of the other guests and get a snack before dinner. I read the book about the original owners, Beatrice Turner and its a compelling story for sure! The place is two minutes walk to the Cliff Walk and from the Cliff Walk you can walk straight to The Breakers. Do this in the morning- it is invigorating! You can also walk 20 minutes to the wharf where all the restaurants are. Uber and Lyft are also available. The property has parking. We also loved the fire pit and sat there one night. The salon with the fireplace was beautiful to sit in with a glass of wine. Not sure where all the bad comments come from but we had a great time here and hopefully you’ll give this property a try. When we come back to Newport we will stay here again.

I often rely on TA when seeking out places to stay/dine so, following this disappointing experience, I felt it was time to give back to the TA community with a review of my own. My wife and I spent 3 nights at Cliffside and while preparing to check out we observed one of the managers asking guests if they would post a 5-star review for the inn, I said, "this isn't right". This was NOT a 5-star experience, far from it. We arrived with high expectations based on the hundreds of glowing reviews; reviews that we now realize were based on guests' experiences with the previous owners. We wish we had visited Cliffside then. Most pleasantly, the inn is in a very good location; a peaceful residential area, away from all the activity and congestion downtown, but close to the Cliffwalk and only a 20 min walk to the waterfront/restaurants/etc. There is a lovely firepit that is a very pleasant place to relax with other guests in the evening. Some comments for the new corporate owners/managers and for those considering a stay at the Cliffside Inn: Breakfast: If you are going to promote breakfast as one of the signature offerings at your Bed and Breakfast, then breakfast should stand out in a positive way. The breakfast offerings (uninspired, sell-service, small plates) were akin to airline quality food and not what one expects at a high quality Bed and Breakfast. And, who wants to start their day with a cup of warm coffee? Room Furnishings: The inn was obviously refurnished recently and had a new, contemporary, "boutique" appearance. Our impression however, was that whoever selected the room furnishings had not spent much time traveling. There were hardly any horizontal surfaces in the room for us to set anything down, like our iPad, a bottle of water, or a book...tiny little bedside tables. While the furniture was high design, it was low comfort and function. If you are just coming for 1 night, maybe it won't be such an problem. Wifi: Way to slow and we kept getting dropped. In this day, there is not excuse for poor wifi. Air Conditioning: We were on the third floor and our room smelled a bit musty. There was water dripping on our bed pillows from the A/C unit above. The air conditioning system wasn't working properly and we could not get our room to a comfortable temperature. When we set the A/C to the highest fan speed, black moldy particles blew out onto the bed. The house keeper did offer to change our bedding for us. When my wife inquired if something could be done or if we could move to another room, she was told by the evening manager that they have been having problems with some of the A/C units. So, fix them if you know that your air conditioning isn't working properly. From conversations during our stay, we learned that the inn has new owners who do not live in the area, and a corporate management company that runs the inn (and other inns in Newport). Maybe with time and some training, things will improve in the future. We will try another Bed and Breakfast next time we visit Newport.

I stayed at the The Cliffside Inn with my adult daughters, and we had a wonderful time. We stayed in The Cliff Suite, which was nicely appointed with lots of room for the three of us to spread out. We enjoyed wine on our porch, and sitting by the fire pit in the evening. I thought the breakfast tapas were really cute! (Not to mention delicious.) The staff was full of helpful advice for our trip. I wouldn't hesitate to stay at the The Cliffside Inn again.

We have stayed overnight in this wonderful property. There were 3 of us plus a dog. We stayed at the cliff suite which is their largest room. The suite is very spacious. We absolutely loved the design of the room, the choice of furniture and the vaulted ceilings. The living room has a big sofa bed which is where my niece slept. There is also a spare room which can accommodate another guest. The bathroom is also very spacious and we really liked the sun roof feature. The suite is on a separate building a few steps from the main building as the suites in this building are pet friendly. The main building is a Victorian mansion and we were also very impressed with design of the main lobby and the main living room for guests. The owners were very welcoming and they were the ones making refreshments and snacks for afternoon tea as well as breakfast. The breakfast was excellent. The property is located in a quiet residential neighborhood right at the edge of the cliff walk. The Breakers mansion is about a mile walk from the property. Easton beach is a short walk away. I'm glad that my husband booked this place. We now have a favorite place to stay in Newport.

On a visit through Cape Cod and Newport, we were most looking forward to our stay at the Cliffside and ended up the most disappointed by this hotel. I had read mixed reviews since it was acquired by Lark, but chalked it up to people who were used to the previous owners and did not like change... after our stay I would definitely say that any disappointment regarding changes is definitely warranted. Based on the lackluster breakfast options it seems a stretch to call this a B&B. My husband is not picky at all but even he struggled to find much to eat from their 'tapas.' My picture attached here shows the options from our first morning... we did not bother to go the second morning and instead had to pay for a breakfast elsewhere. There is very loud construction going on all day so it is not relaxing to sit outside for breakfast or happy hour. I normally would not fault the hotel for construction noise HOWEVER we paid quite a bit more to stay in the Hydrangea suite and that is much closer to the construction, which was not acknowledged in any way when we booked or arrived. Additionally, I felt somewhat deceived by the photos and description of this suite on the website. The photo of the 'private' outdoor patio does not show that it is right next to a parking lot and other accommodations with barking dogs (and the construction noise.) We paid more to stay in this suite because we like to relax outside with a glass of wine or coffee, and we could not do this at all. The suite was nicely decorated. The bathroom was large, however, it has a strange shower/tub combination which is very difficult to get in and out of safely, and the shower has terrible water pressure. Most of the staff members we encountered were pleasant and helpful. Overall I would choose somewhere else to stay for a trip back to Newport. For the price we paid I expected much more.

Very warmly greeted by Christopher, we felt like special guests despite only having a one night stay at this lovely inn. Management has done an awesome job keeping a historic feel to the inn but modernizing just enough to make the stay so comfortable. Our "Sun Room" had a nice Waterview as well as a view of the grounds of the inn. The beautiful fire pit outside, the wine and cheese in the evening, homemade cookies... And can't forget the shower/spa. My wife couldn't stop talking about what a nice place this is. Guys, highly recommend this for a getaway with your loved one.

Missing the original B&B that we enjoyed for many years. The historical details throughout the house and cottage were replaced with modern decor. Although very nice, reminds me of being in New York vs. historical Newport. We were also disappointed with the change in breakfast. What used to be a hot gourmet full breakfast has been replaced with self serve tapas. Feels more like a hotel vs. B&B.

Fantastic B&B, beautiful house and our room " The Turner Suite" was awesome- the bed was super comfy and the linen was fab.... so soft & now i want a yellow velvet bed :) we had the most beautiful bathroom with a fab roll top bath. Staff were super friendly and went out of their way to explain to us the local attractions and discussed restaurants etc with us. As we chatted we learnt that the world is indeed a small place as we chatted about Ireland. Awesome location for the cliff walk and easy walk into town- however we got lazy a few times and got uber back which was super quick and cheap. Lovely breakfast with a great front portch to enjoy it on. If we ever find ourselves back in Newport ( fingers crossed) i wouldn't hesitate to book here, our friends stayed after us and they loved it also.
