HOUSE AREAS: The front door is the main entrance, and you will be provided with an entry code for your stay.
PARKING (Strictly Enforced by POA): 3 car limit • Driveway - 2 parking spaces. • Garage: 1 car space. • Street Parking is NOT allowed overnight. Security may issue a fine for guests parked on the street overnight.
GAME ROOM: One garage bay has been converted into our Game Room (pool table, darts, corn hole, mini-golf, TV). Currently, there is no AC/Heating in the game room, yet the outside garage door may be opened as the weather permits.
COMMUNITY AMENITIES: We have a list of common areas that provide great views of Lake Conroe from within the community. • Add-Ons: This is an Invited Clubs destination. Racquet sports, golf, pools, and other amenities are available for an additional fee payable to the country club. • Family Special 4+ Night Perk: If you book 4+ nights (March through August), ask us about getting the "3-day" country club amenities added to your stay at no additional cost for a family of 5 (2 adults, 3 children). This includes pool, fitness room, and racquet sports access! (Golf requires additional fees).
COMMUNITY ACCESS: April Sound is a gated community. • The names of all adult guests (ages 16 and older) will be registered at the security gate. • Please use the left lane when entering and provide your name/our address upon entry. • Trailers/Boats: Important: Per POA regulations, no guest trailers (boat, utility, or RV) are permitted through security. Residents-only slips mean motorized boats cannot be docked, but you are welcome to bring non-motorized boats (kayaks/canoes).

While we sleep 10, our home is optimized for groups of up to 6 adults & up to 4 children (under 13). We find this balance works best for our home's layout and ensures plenty of space for those looking to relax and create restful, family memories.
THE FIREPLACE: There are lights behind the logs that simulate a glowing fire. Yet, there is no heat output and no accommodation for burning firewood.
CLEANING: • We use hypoallergenic laundering soaps (Biokleen and Ecos) - free of strong fragrances. Washer/Dryer & laundry soap available for your use in our utility room. • Hygiene Promise: All sofa cushion seat covers and throws are washed between every guest, in addition to all bed blankets and mattress covers.
WATER FILTRATION: We have a whole-house water filter.
🛌 BED CONFIGURATION & SETUP POLICY High-quality mattresses, blackout curtains in the primary suite, room-darkening curtains in 2nd and 3rd bedrooms, and fragrance-free bed linens for sensitive skin.
To ensure our home is perfectly prepared for your arrival, we set up beds based on your confirmed guest count:
• Groups of 1–6 Guests: Our cleaning team professionally prepares 4 beds The King in the Primary, the Queen in Bedroom 2, and the two standard Twin beds in Bedroom 3. (Note: 2 single beds can be prepped in place of the Queen bed.)
• Groups of 7–8 Guests: You can specify which additional beds to prep, choosing from the trundle "twin" beds in Bedroom 2 and the bunk beds in Bedroom 3. (This adds 2 more beds to the standard setup.)
9-10 Guests – All beds are prepped.
NEED AND EXTRA KING-SIZE BED? For guests who need an extra King-size bed, the two single twins in Bedroom 3 can be professionally converted into a seamless King-size bed upon request.
✨ The King Conversion Setup Includes: • Cloud-Top mattress & bridge (no gap!) • 2 King-size pillows + 2 Standard pillows • King duvet and a throw blanket

10 people max and 3 car maximum. We have 2 parking spaces in the driveway and 1 in the garage. No overnight street parking is permitted by the POA.
Guests are not allowed to bring in any trailers of any kind. The docking slips at the Marina are only available for residents.
There is a 10 pm - 7 am quiet ordinance in the April Sound community. Disturbing noise levels/activities are not permitted. No smoking on premises.
