The location is good (right on the coast but a walk to the village). The rooms are very tired and, in my view, include some suites that are simply sub standard. It is too easy to describe the accommodation as 'vintage'. This residence needs updating. I would rate this as a 3 if the photos matched reality and the price was appropriate. But given the disappointment with reality, it is a rating of 2 at best. See attached pictures and make up your own mind (hotel marketing vs reality).

We stayed here for 2 nights in an ocean view king. The facility is not up to what I think of as a boutique hotel. More like a 1950s mom and pop motel. Tired and run down. Dirty in a lot of areas. Breakfast okay for pre-prepared fare. I recommend you look for something else.

This inn operates on old fashioned values of comfort and style. It has a boutique old -school feel with modern ammenities and charming rooms. The grounds are lovely and conducive to sitting in the sun with the ocean as a backdrop, enjoying a glass of vino as the sun sets or a cup of coffee in the morning mist. The staff seem well trained and are very professional. They appear quite sincere about wanting to make one's stay pleasant and as perfect as possible.

The hotel is close to the beach, the staff can provide towels and portable chairs to make use of the seaside. Coffee is available at the lobby all the time to take out. Rooms are fitted with gas burners with a fireplace effect. Yet taking into account the price paid per night, the breakfast should be much better. The pastries were generally pre-packed but not even fresh, the choice for alternatives was minimal and the breakfast extras were limited. This was truly the only disappointment of my stay. The hotel is also located a bit far from the center, although the hotel does provide flashlights as the streets are very dark, walking could be an issue for some.

I have stayed at the Colonial Terrace previously and the first experience was much better than this summer. The room this year was old, tired and very outdated with no amenities. The old cast iron tub had been painted and the paint was peeling. The entire room was just plain tired. The staff sits in the afternoon and evening right outside my room so I get to hear all the conversations...There should be a place for them to take a break and gather and not disturb guests. Breakfast was okay and provided. The hotel is a couple of streets off the ocean which is its best feature. All that money needs to go into updates for the guest rooms.

I have multiple issues with this property. First, we booked a two room suite for one night. There was no two rooms. There was a master bedroom and a small alcove with a table for breakfast. Second, the pictures on the website make you think that you are stepping in luxury resort. You are not. Third. We paid $650 for one night. Ignoring everything I said so far, I would have expected breakfast to be divine. Instead, we were offered pre-packaged waffles, hard boiled eggs, and fresh fruit. This was such disappointment. I would not recommend this hotel to anyone

A very well located boutique hotel in Carmel. Beautiful gardens. The staff generally were very helpful and friendly. Amber, the manager has an attitude problem. The rooms are old and the facilities the same, but it’s quite comfortable. And good value. I think it would need air conditioning in the hotter months. And our first room did not have a fridge. We were right next to the ice maker which sounded like a claxon all day.

The grounds of the hotel are lovely and beautifully landscaped and the rooms are spacious, clean and nicely decorated. There are comfortable patio areas to sit outside and enjoy the views of the gardens. You are a block from the gorgeous Carmel beach. They will even give you chairs to enjoy the sunset and flashlights to find your way since there are no street lamps. Breakfast buffet is included in the price and does not disappoint. Staff available to help and friendly.

Only stayed for one night and wish we could have stayed longer. Great location near the beach and easy walk into the very charming township that offers lots of choice when it comes to eating. Staff were friendly and room was clean tidy. Would probably choose a bigger room next time or one with a view. Carmel is a great town just wish we had more time there.

I booked this room based on a few reviews I read and after seeing the lovely pictures on Trip Advisor.. They are showing you the best rooms, which cost quite a bit. I was shown 3 Double-bed queen rooms which were extremely small. We were in a king-sized bedroom which was a reasonable size, but the room was very rundown. The carpet was old, the shower had terrible stains on the floor that I didn't even want to put my feet on and was very old and outdated - the door handle was falling apart and the room was in bad need of painting. The bed was comfortable though and the breakfast was pretty good, so no complaints there. Then there was the ice machine right behind the room which was making noise all night. We too want to hear the waves everyone is talking about so we kept our windows open only to keep hearing people taking ice and the machine making ice - I suggest they move the ice machine. I think the prices they charge are extreme for the way the room looked but I believe it's the Carmel-by-the-Sea idea. I am sorry to say, but I would not recommend this place for the prices they are charging. Maybe if they lower their price, yes, as the location is excellent.
