This hotel is very old and needs major renovations done to it. The restroom is extremely small and there re no draws for clothing just a closet with shelves. The beds were a bit springy but wasn't too bad. The elevator is only big enough for two people without luggage.

One block from the Jackie Gleason Theater & two blocks from the beach... If you're attending a concert it can't be beat.

There were ants in the room. The night staff at the front desk was extremely rude and had headphones in when I tried to speak to him. There were moths in the bathroom. The cleaning staff was very nice.

Very conveniently located close to restaurants, shopping, things to do. Staff very friendly and helpful.

To be honest the hotel did not meet my expectatins No what I was expecting , it doesn't look nothing like the pictures online . Horrible service , Not valet parking ? That's really bad I parked my car in a public parking lot . I don't recommend this hotel at all! 178 a night ! For a hotel that doesn't have not even a nice view , small elevator small bathroom and bad conditions !

It was really great hotel. great location and friendly staffs. You cannot ask for a better hotel at this price. Also, beds were comfortable and clean.

Stayed overnight in late November. Overall I have decided that I will return to this hotel on my next visit to Miami. The location was perfect, walking distance to the beach, shopping centers, many restaurants and it was only a 15 minute drive to the downtown area. Parking was ok, we parked in the lot right next to the hotel (right side) which isn't owned by the hotel but the parking lot attendant was very friendly. It was $30 for 24 hour parking however it was worth it being that you were allowed to come and go as you please. Parking is limited and it is a small lot but overall very convenient. The room was very clean and smelled really fresh, the door is opened up by an old fashion key (not a card key) and it is a bit difficult to open the door, also the door immediately locks when door closes. The beds are decent, very modern deco. The restroom was very small except for the standup shower which was roomy enough for 2 people. They do provide extra towels for the beach upon request and also equip the rooms with 2 fold up beach chairs. There is a $50 deposit which can be paid in cash or credit card and you get it back when you check out. There is also a $12 "resort fee" which basically only covers the continental breakfast in the hotel lobby in the morning. Everyone was very friendly, yes there is a language barrier but to me that was not an issue at all.

The hotel itself is in a great location. It's close to all the shops and restaurants. You can walk everywhere. The hotel however doesn't really look much like the photos. Fairly old. The beds are too short for anyone 6 feet or taller. The water took 6+ minutes to become hot.

Good if you are looking for a place between Lincoln and Ocean drive . Hotel was nothing great, I called it an ikea room. Definitely would recommend if ur on a budget because it was safe and served it's purpose .

Old, deco hotel, small and quaint. Tiny elevator was very reminiscent of the 30's. The room was a very good size with a comfortable king bed, but the bathroom was super small with the tiniest toilet and sink I'd ever seen. There was no coffee in the room, but a simple breakfast was provided in the lobby. The location is near Lincoln Rd. for shopping, drug stores and restaurants but not very close to the beach. Staff was courteous.

The hotel is nice, clean, not too expensive, but really few frills. Continental breakfast is just okay. Lobby is nice. There's a great little courtyard out front. The location is fantastic, 2 blocks from beach, right by Lincoln Way and Espanola Way. Lots of great food and drink the area.

location is great. price was affordable since it is close to the main lincoln, washington, etc. the only thing that was a bit off was the smell in the room. not quite sure what the smell was maybe the cleaning agent that they are using. the staff was very helpful. i originally asked for two beds since i was on this trip with my brother but the receptionist assigned us to a one kind bed room. i asked if there was an available room with two beds, i was quickly moved to a room i originally requested. i would stay here again if the room did not have funky smell.

The hotel localization is perfect. The breakfast is poor. The biggest problem is de cleanliness towel.EVEY day I found stranger hair in my "clean" tawel. It was desgusting.

We stayed only one night and for a short staying it was good. Our room was really small and we could barely move in the bathroom. Location is great, walking distance to beach and Lincoln Rd. I recommend this for a short stay.

The staff ignored me for 20 mins while waiting to check in. Then I book a King suite and they put us in a closet with a full size bed. DO NOT STAY HERE!!

Typical of hotel of its age, the Greenview is okay for one person on a limited stay. Location is great for Lincoln Road and within a few blocks of a nice section of the beach, Room was small but okay for one person. Room was very clean. Bathroom is so small that's it's really hard to negotiate. Breakfast in lobby is enough to tide you over until you can eat something more substantial. But one the whole, more than good value for the area during peak season.

Went to see a show at the Gleason theater. This hotel was just what we wanted. A good location and clean safe hotel.
